White sand beach, cobalt blue waters, calm and safe. *See rental terms/info below We have a superbly comfortable, clean family home on the magical, lush west shore of Lake Tahoe above the Meeks Bay Beach and Resort area. This is a super clean home with a relaxing casual old-timey cabin atmosphere, circa 1970's when it was built, it is not for you if you want an updated, modern, formal luxury style place. Please look at our photos to make sure you like our relaxed, comfortable cabin style. We love it, there is instant relaxation when you arrive and settle in. And...the #1 reason to stay, gorgeous full lake and mountain views. The house has WIFI, and four bedrooms and two bathrooms. We have a new king bed, and a new queen bed! Very comfy and cozy. Gas insert fireplace. There is Satellite DISH television with many stations. ------> Due to Hughes satellite wireless internet limitations, we currently are unable to guarantee movie streaming capability on our TV such as Netflix etc., maybe in the near future when local internet services in our area improve. We have games, lots of books, and a DVD player w some movies!!! There are two lake view decks, one upstairs one downstairs. Not a party house. A place to relax and enjoy the beautiful Lake Tahoe area. In warmer season you can walk down to the best white sand beach in Tahoe at Meeks Bay Resort, open to the public. (Not during snow season) In winter enjoy snowshoeing, skiing, boarding. WINTER SEASON: Please have AWD/four Wheel drive vehicle(s) or always carry chains. Never put on chains? Learn (your local tire shop or you tube tutorials) and practice before heading to the mountains. Winter in the Sierras can be unpredictable weather! We keep the lake environment clean with our beautiful new gas insert fireplace in the living room. An open style efficiency kitchen, with a brand new small oven/stove, and a dining area seating 6 with beautiful views of the lake and mountains. All linens and basic kitchen supplies etc are provided. Down comforters on all beds, cotton linens provided. You will not want to leave. Upper deck off of living and dining room has outdoor table and chairs for the warmer months (not available in cold/winter time) OTHER THINGS TO CONSIDER: PLEASE READ!! (See #35 below) OUR CABIN LOCATION: In the Lake Tahoe basin, Emerald Bay Rd/Hwy 89 was built long ago and is the only road around the lake. It hugs the shore of the lake all the way around. Most all homes that are close to the lake shore where you can walk to the lake, such as our home, are near this road, so there will be road noise heard. If you want total quiet, zero road noise, then look for a house back away from the lake in the forest. We are located on a hillside up above Lake Tahoe. The house is split level with living room/kitchen on the top floor where you enter the house from the street. Since we are on a sloped hillside, the house does not have a traditional flat yard area for very young children. The nearby Meeks Bay beach (public) is best for children's play. Small children? We recommend that you bring a baby gate to block off the stairs. Our cabin is in the Tahoe basin which is a forested wilderness area with many types of naturally occurring critters such as ants, squirrels, raccoons, the occasional bear, birds, and much more. NOT a party house. There are year-around neighbors close by in a quiet, peaceful neighborhood. No more than 6 people including children and infants. Enjoy the calming environment. Should Renter violate any of the terms of this agreement, both parties agree the rental period will have terminated, and the Renter shall vacate the premises. In any event, the Renter specifically agrees to vacate the premises on or before the end of the rental period. 6. Telephone. There is a landline phone on the premises, restricted to local calls only, for Renter's use in emergencies (911, etc.). This is required for the VHR permit. 7. Maintenance and Repairs. Renter shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Renter shall leave the premises in a ready to rent condition at the expiration of the rental period. Renter agrees to notify Owner immediately should any appliances, dishwasher, washer/dryer or similar items fail to function fully. 8. Garbage. Pickup is early FRIDAY mornings only! Put garbage out in the green lock-up bear bin. Renter shall dispose of all waste material generated during the rental period, in the metal bear box in front. Renter agrees to use the blue recycling bags and container in the kitchen, and acknowledge the separate trash bin at the bear box available for that is for recycling. 9. No Pets. No animals or pets of any kind may be brought onto the premises. WARNING! There is an additional $500.00 cleaning fee assessed for removal of pet remnants, pet hair, etc. These premises are available to those allergic to cats and dogs. 10. No subletting. Renter shall no right to sublet the property. 11. No Smoking. Smoking is now allowed on the premises, nor anywhere on the real property (fire danger). 12. Quiet enjoyment. This cabin is rented under El Dorado County VHR permits, which require quiet hours between 10 p.m. and 8 a.m. Renter agrees to respect and quiet time enjoyed by those staying near the cabin. 13. Renter agrees to indemnify and hold harmless the Owner against any and all claims of personal injury or property damage or loss arising from the premises, unless due to the sole negligence of the Owner. Renter acknowledges that Owner's insurance does not cover personal property of others. If that is a concern, Renter is advised to purchase Renter's insurance. 14. Cancellation. See owner's cancellation policy w AirBnB 15. Holding Over/Attorney's fees. Renter and Owner agree that remaining on the premises after the end of the rental perior is disruptive, both the Owner's family and to other Renters. In the case of holding over, Owner and Rental agree that damages will accrue at the daily rental rate, $280.00 per day. Owner and Renter also agree that, should eviction and an Unlawful Detainer Action be instituted, the damage to Owner's reputation and the disruption, shall be valued at no less than $3,000. This figure does not include Attorney's fees, which shall be separately payable by Renter. 16. Use of the Cabin. Renter expressly acknowledges that this Agreement is for transient occupancy of the cabin, and that Renter does not intend to make the cabin a residence or household. 17. Refunds. There shall be no refunds of rent due to shortened stays or ruined expectations caused by weather, failure of appliances, severe storms, acts of government agencies, or other events. Official El Dorado County evacuations shall be refunded. 18. Legal Firearms only. Only legally owned and permitted firearms shall be allowed on the premises according to California laws. 19. NO FIREWORKS. Because of illegality and, as to fires, simple prudence, NO FIREWORKS or hazardous materials shall be used in or around the property. 20. LEGAL USES ONLY. Renter shall use the cabin for legal purposes only. Expressly prohibited is illegal drug use, physical abuse of any person, harboring fugitives, or importation of illegal substances. 21. The cabin contains numerous Smoke Alarms and Carbon Monixide Alarms. Renter will notify Owner of "chirps" indicating low batteries. 22. Renter agrees to thoroughly review Renter's personal property possessions prior to leaving. Property left inadvertently shall be kept by the Owner and a reasonable effort made to contact Renter for return. Items not claimed for over 6 months shall be disposed of by the Owner, without liability to Owner. 23. DISH Satellite. DISH is provide and service levels have been chosen by Owner. No rent refunds shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to DISH service. 24. Internet. Internet service is provided by HughesNet as a convenience only and not integral to this Agreement. No refund of rental shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. 25. Governing Law. Governed by the State of California, including the California Civil Code. 26. Airbnb Resolution. The following may, following departure, be addressed through Airbnb Resolution: a. Damage is done to cabin or its contents, beyond normal wear and tear. b. Charges are incurred due to contraband, pets or collection of SUB-rents or services rendered during the stay. c. All keys not returned to lockbox d. All charges accrued during the stay are not paid prior to departure. e. Linens are lost or damaged. f. NO Early check-in or late check out. 27. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimums apply during summer and holiday periods. 28. INCLUSIVE FEES – Rates include a one-time linen-towel setup prior to arrival. Amenity fees are included in the rental rate. NO MAID SERVICE is provided during the Rental period, nor replacement of used Linens for clean ones. 29. DEPARTURE CHECKLIST. Renter shall follow the Departure Checklist prior to Departure. Copies of the Checklist are in the Binder at the cabin. 30. RATE CHANGES – Rates subject to change without notice. 31. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 32. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 33. Parking – Parking is limited to four (4) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. 34. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. PLEASE NOTE: Storms can also interfere with satellite TV and internet. We have no responsibility or control over these possible temporary conditions. 35.ALERT: We do not offer refunds or reductions in rent due to acts of nature such as air quality, weather events, road delays etc. or travelers’ illness. Please purchase travel insurance to cover your booking. No refunds for unexpected minor household repair issues. Minor fix-its can come up as is the case in all homes. We fix/repair as soon as we possibly can in all cases, this may take time due to delay of services available on the West Shore. (We are solo homeowners and not a hotel with 24/7 maintenance!) PLEASE NOTIFY US IMMEDIATELY IF ANYTHING IN HOUSE NEEDS ATTENTION. Guest access ENTIRE HOUSE Our house is your house! Other things to note PLEASE READ BEFORE BOOKING: 1. Description of cabin: this is our family cabin built in the late 1970s. It has not been remodeled or updated. Please do not choose our cabin if you want an updated modernized home. If you like a cozy old time cabin vibe, this is the place for you! 2. WINTERTIME ALERT: when there is significant snowfall in the region, snow accumulates on our front deck facing the lake, we have a reliable local helper who comes over to clear the snow off of the deck to prevent snow load accumulation. He will come into the house through the living room to get to the deck to clear off the snow. if you decide to book with us, you are accepting that this SNOW REMOVAL service may happen during your stay. 2. Before I accept your request, I must confirm that my cleaning service is available upon your departure day. Once I hear "yes" I can accept your rental request. Our home is sanitized, clean, and tidy thanks to our excellent cleaning service! 3. PURCHASE TRAVEL INSURANCE!! Cancellation policy: 100% refund For cancellations more than 30 days before check-in 50% refund For cancellations more than 14 days before check-in No refund: For cancellations less than 14 days before check-in NOTE: We adhere to our cancellation policy; things can happen so definitely purchase travel insurance. 3. INTERNET ACCESS DISCLAIMER: at this time the west shore of Lake Tahoe has internet services, however most are only average in quality. We use Hughes satellite service which is adequate, but can be sketchy or go down during storms, snowfall, etc. We cannot control these occurrences. Due to uncontrollable weather situations which can affect the satellite, INTERNET ACCESS CANNOT BE GUARANTEED. That said, overall, most guests have no problem with checking their emails, browsing etc; it is not very good for streaming movies, teleconferencing etc. Of course, your cell phone LTE and 4G etc usually do work in the Tahoe basin, depending on your carrier. You can link into our wireless for your smart phone, however the connection is average. In conclusion, when you book to stay at our cabin you are acknowledging that you have read this information and you accept/understand. 4. HEATING: heating in summer time is not needed. Winter time: forced air heating downstairs. Upstairs there is no forced air heating, the gas fireplace provides heat in the couch/TV area. The upstairs King bedroom has its own electric wall heater, and the bathroom has a heater as well . 5. Cabin does NOT have air conditioning. This high sierra location rarely gets hot, and the house can be comfortable when windows are opened up for air circulation. In the main living room area is a large ceiling fan that helps circulate the air if needed. We also have portable fans in the house if you need, usually the temperature high in this area is roughly high of 80°-ish in the summertime. There have been very rare occurrences of higher temperatures. Evening temperatures drop to a comfortable level. 6. You are in rugged, remote area, right next to national forest. There will be the occasional creature wandering around, bears, ants, racoons, squirrels, birds, and various other living things natural to this area. 7. Supplies: we provide starter supplies (such as paper towels etc) for your stay. For longer stays you may need to restock items for your personal use.
