Spacious and stylish 2 bedroom, 1 bath, guest suite, situated in front of Sterling Forest and directly across the street from Greenwood Lake offering a peaceful setting, incredible lake views, and seasonal beach access! Just a 5 minute drive to village restaurants and shops, 10 minutes to Tuxedo, and 15 minutes to Warwick, this is the perfect setting for a relaxed and fun getaway no matter what your plans. Permit #: 21-07657 B The space The Edge at Greenwood Lake is a spacious, but cozy, 2 bedroom, 1 bath, guest suite attached to the main house. There is a completely separate, private entrance and you will have on site parking for your stay. Please note we are perched high up on a hill and the driveway is steep. There is flat parking available for 1-2 cars at the bottom of the house on the main road. There are 2 bedrooms with windows (1 bedroom has lake views, 1 bedroom has forest views), closets and hangers. In the winter you may hear the boiler kick on from the back bedroom. The large living room has a very comfortable, sofa sectional, window seating area, Smart TV and board games. There is also a custom built working nook situated between the bedrooms. A designer, full-sized, windowed bathroom with forest views features an oversized shower stall, touch less sink faucet, a very social media worthy selfie free zone decal and includes all your essentials: bath and beach towels, body soap, shampoo, conditioner, hair dryer, iron and first aid kit. The spacious, retro, custom, country kitchen features exposed wood beams, forest views, butcher block countertop and faux wood accent wall. The perfect space for eating in and/or for light cooking, it is equipped with an AC, microwave, toaster, refrigerator, electric stove, coffee maker, tea kettle, pots, pans, china, silverware, mugs, glasses and a country table for 4, perfect for dining in or working from home. There is brand new, beautiful, Home Decorator laminate flooring throughout. You have a small, outdoor table and chairs (for 2), as well as a small charcoal barbecue on your private side patio. Perfect for outdoor cooking or enjoying a beverage while watching the sunset over the lake. Guest access Guests will have access to the entire guest suite (2 bedrooms), kitchen, bath, the side patio area for outdoor seating and barbecue, and the driveway for parking. Absolutely no children are allowed. Lake Access is shared with the main house. ***We offer Seasonal BEACH ACCESS! Maximum of 6 passes, waiver is required and this must be arranged ahead of time. Sadly, pets are not allowed at the beach. LAKE AND BEACH: Memorial Day - Labor Day. Please inquire if you require lake access before or after those dates to ensure availability. Other things to note * The guest suite is attached to the main house. It may or may not be occupied by myself or guests during your stay. Please inquire for your specific dates. You may occassionally hear footsteps above you as the main house has old, original, wood flooring. ** Please be sure to book with an account that has prior, positive reviews. Thank you. *** This house is on a SEPTIC SYSTEM. Absolutely nothing can be flushed down the toilet other than bodily functions and small amounts of the toilet paper found in the house. COOKING There is no gas in Greenwood Lake. You can grill, cook on an electric stove or microwave. WATER I choose not to drink the water because it's hard and not to my taste. You may want to bring bottled water for your stay. GARBAGE We recycle. You will find the appropriate receptacles in the kitchen. Never leave garbage outside...there are deer and black bear close by! DRIVING The roads were scary to me at first and there is a strict 25 mph speed limit on the roads in Greenwood Lake...15 mph at night (no lights). No drinking and driving please! That goes for driving on the lake as well (there are Lake Police and USCG)...always have a life jacket on your kayak, boat, paddle board. LIFE ON A LAKE There are lots of creatures big and small near the lake. I'm a city girl, so I find the gnats most annoying...they are attracted to light and they can even enter screens. Bring lots of bug spray and keep the windows closed at night. I also eat by Citronella candlelight if I am eating outdoors in the evening. There are also deer and bears, so all garbage must be contained properly (no food should be left outside). Lake Life is still TOTALLY worth it. LAKE AND BEACH: Memorial Day - Labor Day.
