Sunrise Tides River Retreat sits on 13 acres of property on the Mattaponi River - a freshwater river that is perfect for relaxing, swimming, fishing, and taking in the gorgeous scenery at any time of year! The home is modern yet comfortable with four bedrooms plus a MUST SEE bunk room with four bunks and its own living space - sure to be a hit with the kids! Fully equipped kitchen, dining area, office space, Wifi, TVs in the living room and every bedroom. The space As you step into the home, you will note the spacious open floorplan with hardwood floors, a fully-equipped, modern kitchen with white marble counters and everything you need to entertain the whole family. Enjoy meals in our dining area that can seat up to 10 or at our breakfast table in the kitchen. Take in the beautiful river views from the living room windows or gather around and catch the game on our 75’ SmartTV! As far as sleeping arrangements, there is plenty of room for several families or a large group of friends - the home boasts four bedrooms including two master suites with bathrooms, plus a queen room and twin room that are adjoined by a Jack and Jill bathroom (all towels included). Each room has comfortable bedding with high quality linens, a full dresser and closet, and a flatscreen SmartTV. In addition, the upstairs master features a grand picture window overlooking the river for some of the best views from the house. For those who need a quiet area, there is a bonus sitting room overlooking the river on the second flood with two comfortable chairs, a desk area, and a stocked bookshelf for you to enjoy. Finally - the home features a MUST SEE bonus bunk room with four built-in bunk beds (each with its own light and outlet), its own living space including a plush sectional couch and huge flatscreen TV, FOOSBALL, bathroom, kitchen area and minifridge - Heaven for the kids or teens in your life (actually - we know of some adults who have enjoyed it! :)). The room sits on the other side of the house over the garage at the top of a separate stairwell so while the younger family members will be close, everyone will appreciate that they have their own space! Guest access Whole home Other things to note Of course, the best part of the home is the river. The Mattaponi is wonderful for tubing, kayaking, paddleboarding, fishing and swimming. Feel free to bring all of your toys or borrow some of ours (we provide two kayaks and some other water toys, as well as some life jackets and plenty of beach towels). If you have a boat or a jetski to bring, please inquire about making arrangements to store and drop in. Our dock has plenty of space and seating for everyone to hang out and enjoy the water, including an upper level with a four seater polywood high top table and a picnic table on the lower level. At low tide, there is a narrow beach from which you can access the water; at high tide, go down the steps or jump right in! The river is a perfect backdrop for your annual family photos! For land-based fun, explore the grounds and woods, including the onsite playground/swingset for the littles and the small pond next to the house where the kids can spot frogs. We offer a gas grill, a BLACKSTONE grill (brunch anyone?) and two picnic tables for the entire group to enjoy dining with the beautiful river as a backdrop. The driveway in front of the house is a large circular loop, perfect for kids to scooter or bike. The home also offers a basketball hoop and plenty of other outdoor games for your enjoyment - cornhole, giant Jenga, ping pong, etc. - ask for our current inventory or bring your own favorite toys! The garage provides storage for bikes/toys as well as extra room for food and drinks in the second fridge. Firepit also provided for gathering in the evenings and roasting marshmallows! Bring your EV and charger - we have a 220volt plug in the garage.
