The space Two bedrooms, two worlds — and one apartment that brings them together. The blue flat is the only one in the entire house where both bedrooms each have their own double bed and their own sofa bed. You won't find that anywhere else with us. The blue bedroom faces the garden of Villa Markhof — no street noise, just the beautiful old villa and greenery. You'll sleep in a box-spring bed (180×200) with a pocket-spring mattress and fresh, high-quality bed linen. The sofa bed (160×200) comfortably accommodates two more guests. The green bedroom looks out onto the entrance of the University of Graz — also with a box-spring bed (180×200) and its own sofa bed (140×200). Both rooms have full blackout. This means: two families, two couples or a group of up to seven people can stay here and still have their own privacy. Close the door, and everyone has their own retreat. The separate kitchen with dining area and smart TV is the shared meeting point. It has everything you need for a longer stay: an oven, a 4-burner ceramic hob, a dishwasher, a microwave, and both a capsule and a filter coffee machine. In the bathroom you'll find a shower, a hairdryer and a washer-dryer combo — so there's no need to bring extra laundry from home. Fresh towels, an iron and an ironing board are of course included. Fast WiFi works throughout the entire apartment. We're happy to provide a cot and a highchair on request. On the same floor you'll find the green flat and the red flat — if you're travelling with an even larger group, you can book several apartments next to each other. All three share the same staircase. The Sorger bakery and café is in the same building, just one minute away — fresh rolls and good coffee. The large shared garden of the villa is yours to enjoy anytime — for relaxing, reading, or simply soaking up the quiet. Zinzendorfgasse with its restaurants, cafés, student bars and small shops is a three-minute walk away. Public transport is two minutes on foot — bus lines 31 and 63 stop at Uni-Mensa and Uni-ReSoWi. From there you'll reach the main train station or the city centre in just a few minutes. On foot, you can get to the city park and the Botanical Garden in ten minutes and to Graz's historic centre in a quarter of an hour. Graz airport is about 25 minutes away by car. Graz is a UNESCO World Heritage city, a City of Design and a Culinary Capital — and you're staying right in the heart of the villa district, in one of the most beautiful parts of the city. Guest access We don't use keys — which means you can't lose one either. The front door has a fixed code lock; your apartment has a Nuki code lock with a numeric keypad. Before your arrival you'll receive two separate codes by email — one for the front door and one for your apartment. This way you can check in at any time of day or night without waiting for anyone. Check-in from 3:00 PM, check-out by 10:00 AM. Your own secured parking space is in the courtyard — marked with your apartment's colour name. You'll receive detailed driving and entrance instructions with the check-in email. If you're arriving by public transport: From the main train station take bus line 63 directly to Uni-Mensa. From Jakominiplatz take line 31 to Uni-ReSoWi — both stops are just a 2-minute walk from us. If you're arriving by bicycle, there's a bike parking area in the courtyard. Other things to note The kitchen and the green bedroom face the street — with the windows open, Schubertstraße is audible. The blue bedroom (master bedroom) faces the other way onto the quiet inner courtyard and garden. The apartment is on the first floor, and there are two steps at the house entrance. A wide old wooden staircase with a banister leads up to the first floor. There's a guest registration form on the kitchen table in the apartment — please fill it in and leave it there when you check out. This is a legal requirement in Austria for all overnight guests.
