Private, lakefront, one level, spacious and functional, very well maintained and updated. As this is our family home, please respect it as you would your own home or better yet, your mother's home. The property has not been furnished with leftovers, value village or garage sale finds. We stay at the cabin throughout the year when Airbnb tenants are not in place so expect to see some clothes hanging in the closets, condiments in the fridge and some of our foodstuffs in the freezer upstairs. Please note that our short-term rental has not been welcomed by everyone in the immediate neighbourhood, so we ask that guests be aware of this during their stay. Please remain within our property boundaries and do not enter or cross onto any neighbouring property unless specifically invited. Being considerate and respectful will help avoid unnecessary issues and to try to maintain a peaceful environment for everyone. Please consider quiet hours outside to be from 10PM -10AM. We know that in spring and summer with increasing day length this can be easily forgotten as we can all get distracted having a good time. We understand that in the winter with early departures that vehicles have to warm up and will have their lights on or warmups at night are required to keep things running. That's just a fact of life here in SK but difficult for some ( the neighbours) to understand no matter how hard we try. TOWELS/PILLOWS: Please bring your own personal bath towels and pillows . Airbnb does NOT separate linens / bedding from towels and pillows in the amenities list. Hand towels at all sinks provided . Beach/outside towels provided. Kitchen towels provided. Guests arriving internationally or flying in are NOT required to provide their own personal bath towel or bed pillow. Just let us know your needs in advance of your arrival. PLEASE remember to take your own towels and pillows home with you. If you forget things, let us know and we can usually get them to you in a timely manner. BEDDING: Please bring your own personal sleeping pillows. All cotton percale sheets , duvet covers and down duvets supplied. Guests arriving internationally or flying in are NOT required to provide their own pillows. Just let us know your needs. WATER AND SEPTIC - It is critically important to monitor the status of both of these systems - water in/water out. It is different depending upon the season. The cabin has TWO water systems - one for winter ( hauled City of Prince Albert drinking water) and the other for summer( filtered lake water) . WINTER: Water is hauled in from Prince Albert. You will start your holiday with up to 1200 gallons of potable, that is drinkable water. In the winter this water is used for ALL systems - drinking, dishwasher/manual washing, washing machine, showers and toilets. Please take quick showers, flush the toilet for solid wastes , use the dishwasher, and set the washing machine for light soil, unless clothes are really dirty. SUMMER - All of the sinks regardless of the season are drinkable potable water. In the summer however , all other water usage is filtered lake water - toilets, washing machine, dishwasher, showers inside and outside. Only the outside shower water does not enter the septic system. Don’t worry if you drink the lake water in the shower…. even the lake water is highly filtered . It happens all the time with no issues. Diapers, feminine hygiene /bladder control products, paper towels and food are NOT to be flushed down the toilet as the septic system cannot digest them and we don't appreciate clogged pipes. You will be paying the plumbing bill for this. When the water tank in the basement reaches the BLACK line it is YOUR responsibility to phone the water hauling service, the phone number of which is posted on the bulletin board in the kitchen. Water delivery is typically the same day but sometimes the following day and someone will need to be onsite to supervise the fill. This will be explained onsite at arrival. Discretionary water use until the truck comes will serve you in good stead. The cabin address is also on the bulletin board in case there is a new truck driver. While water monitoring is visual, SEPTIC TANK STATUS is indicated by the RED LIGHT in the big bathroom, on the wall, clearly marked, by the washing machine. When the RED light goes on, please phone for the "honey wagon". The septic at that point is NOT ready to overflow, but it must be respected. There is about 8 inches, (200gal) ga of room left till it does breach its cover. There is NO panic, but attention is required. From that point on, discretion of water consumption is recommended. The septic truck can usually come same day, but NOT always. The phone number is on the bulletin board with the water hauling service number. No one needs to be onsite for the septic truck but there needs to be space in front of the concrete cap for access. If water and sewer services are req’d , access for the large trucks is necessary so cars will need to be relocated for a few minutes and cannot be parked in the permitted area for extended times in case the truck comes. Bills for both of these services will be sent to us directly. If there is a new driver, please tell him the bill is for the JANZEN cabin on Clearsand Beach. GARBAGE - this might seem complicated, but it is not. It is however mandatory to deal with garbage correctly or bears, ravens, foxes and raccoons will be an issue again this year and you will hear them rooting around looking for food during the night. 1) refundable recyclables - put in the BLUE bin on the deck or by the deck door depending upon the season. ONLY aluminum cans, plastic water bottles with no lids , fruit juice plastic containers with no lids, tetrapacks, beer and wine bottles are accepted. Please replace the large green garbage bag already in the garbage can bottom if you fill up the container or want to take it home. If you do not rinse the containers out, flies/bees/wasps in season, are an issue... not to mention the smell! 2) recyclables other - eg rinsed out tins, cardboard flattened, glass jars- please use the outside garbage can by the main entry door or the large bin on the deck. These items do not attract wildlife so are taken to the bins when the garbage can is full. 3) regular inside garbage - eg. left over foodstuffs, paper towels, food containers. There are white garbage bags under the kitchen sink for the garbage can there. There is also a large grey garbage can by the side of the fridge. PLEASE DO NOT PUT DIAPERS IN THE KITCHEN GARBAGE CANS. IMMEDIATELY DISPOSE OF THEM IN THE OUTSIDE CONTAINERS AND TAKE THEN TO THE BINS WHEN YOU DEPART. Please replace the new garbage bag in place for the next tenant. Disposal of REGULAR GARBAGE can change within the RM guidelines . Options: a) take down the road to Ambrose/Co-Op Grocery bins or/ on the way home, take to the entrance of Doran Park road where the bear proof bins are . This is the last road on the left before you re-enter the paved highway. It is not well marked and you cannot read the RM sign till after you pass it. Take note of it when you turn onto Hwy 293. b) take it home with you to be disposed of there. The right side sink in the kitchen does have a garburator which can be used respectfully. The switch is on the backsplash to the left of the sink. NO bones, oatmeal, cutlery, bottle caps, aluminum can tabs, chicken skin, meat fat or onion skins can go in it. Plate wash off after meals and vegetable peelings are fine for the garburator. The dishwasher does drain through the garburator so after EACH use, the garburator must be turned on together with cold running water and a loose cap placed on it. If this is not done, the foodstuffs will back drain into the dishwasher and be all over everything baked on during the drying cycle. If you do not cover carefully the contents of the garburator when it’s on, they will fly out like a blender without a lid. Try not do this to yourselves or to us. The food splatter will be everywhere including on the ceiling. Not good at all!!! There is NO food composting at the lake because of the bears, etc. NEVER put your hand or fingers into the garburator when it is running. It is not a toy. Hospital and ambulance are 30-45 minutes away minimum and there will not be any body part left to sew on if it went in the garburator. There are NO hospitals in Christopher Lake. The closest one is the Victoria Union Hospital in Prince Albert. Please wipe up after yourselves. This is a "self cleaning" kitchen. The stovetop glass cleaner is under the sink for the cooktop. This is the ONLY product to be used on it. Do not use scrubbers, stainless steel pads, comet, vim, magic eraser or the like on the cooktop or stove. The oven will be clean upon your arrival with a pan on the lowest rack. Please do NOT put foil on the bottom of the oven. It will melt into the oven bottom. All dishes, casseroles, cook and service ware, cutlery etc will be clean. The table cloth will be clean. Please wipe up any splatter, drips and spillage from the floor, cabinets or leather furniture. LAUNDRY - The need to do laundry is understood especially when guests are on a long stay or have small children. Please respect size of the loads, use of detergents , water consumption and septic. There is a second dryer in the basement should you need it. Most clothes realistically are light or medium soiled. Choose accordingly. Water temp is your selection option. We ONLY wash on hot. This has to be reset with each load. We do not recommend bringing clothes that require dry cleaning to the lake as that service is not available. Basic laundry supplies are in the sink cabinetry opposite the toilet. Please do NOT use bleach on any of our towels or linens. Any bleach spots you may see on linens or towels are there because previous guests were unable to follow this request . BARBECUE - the barbque is provided for your use. Barbcue tools are hanging on the side of the barbque. A full propane tank with a spare in the basement or deck heater base is provided. PLEASE remember to turn off the propane when you are done cooking. If you forget to turn off the tank and bleed it dry please take the tank to Ambrose Grocery and refill it for the next tenant as a courtesy to us and to them. The cost is typically $20-25. PLEASE MOVE THE BARBQUE AWAY FROM THE CABIN SIDING. Melting and smoking the siding is an issue . Please follow the turn on and turn off steps for the barbque: To turn ON - turn on the PROPANE TANK FIRST, then open the FIRST dial marked #1, then push the ignitor. Once the first grill lights, you may turn on the others. To turn OFF - turn off the PROPANE TANK FIRST, then close the dials. If you follow these steps no air bubbles or gas locks in the line will occur and everything will run smoothly. If you don't follow this protocol, it may take awhile to get it started and we cannot help you from a distance. Once the barbque has cooled off, please replace the cover. Thx. KNIVES - please do NOT cut on an unprotected countertop. Lots of cutting boards ( wood, glass and composite) are provided. If you need more than are put out, open the tall narrow door beside the dishwasher and you will find them there. All of the countertops are free of cutting marks and punctures. We want to keep them this way. DEPARTURE DUTIES- Upon departure, please put all of the dirty wet towels in the bathtub ( hand towels/tea towels). Please strip the beds, REMOVING pillow cases, fitted sheet- 1 per bed, and duvet covers. Please leave down duvet on the bed. If the pillow cover is soiled, please strip it off as well. We will handle this laundry once your depart. PLEASE do not make the beds up that you have slept in. Please TURN OUT ALL OF THE LIGHTS IN THE CABIN , TURN OFF THE FANS AND TURN OFF THE TV as part of your final walk through. If you want anything we find of yours left behind to be returned to you, please send me your address and I will make arrangements for that. Please close all of the WINDOWS and BLINDS. Please take out the GARBAGE in the kitchen - under the sink and beside the slider door to the bedrooms AND the bedroom and bathrooms. Please empty out the fridge and freezer of your items and clean the inside of the fridge of spills etc. Please LOCK THE FRONT, BACK AND 2 SLIDER DOORS when you leave. Please put the key back in the smart keybox, using the code previously set up. Please SEND US A TEXT that you have left the cabin so we can reset the alarm system. . DEFICIENCIES Please let us know of any deficiencies you encountered. Most things we can deal with, except for the weather. Please put these in the personal comments vs the public property reviews. Please be aware that this is a one level living space upon entry . There are no steps in and out of any living areas, bedrooms or bathrooms. The large deck is completely enclosed with a metal support post and cable system. The deck however is ABOVE ground and there is a flight of stairs with railings and a landing platform that allows access to the beach and lake. There may be an aluminum ladder to access the beach level off of the dock. PLEASE PLEASE PLEASE watch your children and yourselves when going up and down the stairs. ALLERGENS The property is in a very healthy living boreal forest in northern Saskatchewan. Canada. For some tenants, this could be considered "remote" and scary. Please expect spider webs on outside railings, chairs and floaties , table legs, window screens, your cooler, towels and anything else left outside. Please expect dead no'seeums on your window ledges at any time of the day. If the windows are open, please expect dust on your window ledge. Please expect dragonflies, living and dead to be around and plentiful ( they eat mosquitoes). Please expect mosquitoes 24/7 unless it's windy. Please expect pine sap drippings, seeds , poplar fluff and pollen in season. Ducks and geese sit on the dock and droppings are frequented daily. There is an abundance of birds in the area and you may receive "gifts from the heavens" anywhere outside. This is the reality of the bush country of Saskatchewan. - it is impossible to fight nature. Occasionally deer, bear and fox scat may be found where you walk, at the entry door or on the beach. We always have night visitors. We very consciously choose NOT to spray the entire cabin and property with insecticides nor the greenery with herbicides. Our access road is not paved, so expect dust, maybe mud and for sure uneven surfaces. Flexibility and adapatability to the flora and fauna of the forest are required when you are staying in nature. Please consider this in your decision to visit anywhere in lake country. It is not for everyone. Be prepared to encounter living creatures anywhere within the property and surrounding area, and assure that you bring what you require in terms of functional and medical supplies. At some point in the last 50 years, all of the below have been encountered onsite, either unwelcome or welcome, inside or outside. We do NOT carry asthma inhalers, antihistamines, decongestants or Epi-pens onsite. There is NO local hospital or nursing station. There is a pharmacy at Ambrose/Co-Op Grocery on the road to Neis Beach. It closes at 5pm daily. Prepare accordingly BEFORE you arrive. Insects: blue bottle flies, fishflies, horseflies, dragonflies, black flies, butterflies, moths, ants, spiders, mosquitoes, no'seeums, bees, wasps, spruce bugs, worms. Animals: squirrels, mice, moles, gophers, skunks, porcupines, rabbits, garter snakes, elk, deer, moose, beaver, muskrat, mink, badger, bear, dogs, cats, horses, foxes, coyotes, wolves. Birds: falcons, hawks, bald eagles, herons, snow geese, ducks, song birds - feathers are often lying around and sometimes there is bird poop on the deck, table, dock or vehicles. There is often a robin's nest on the power box close to the back entry door. Plants/Trees: the living forest is seasonal and presents with pollen, seeds, pinecones, needles, leaves, birch bark, flowers, berries, thorns, thistles, dogwood seed pods, poplar fluff, cottonwood fluff, willow seed pods, felled wood, slivers, moss, algae, mold, mushrooms, rose bushs and thorns. Other agriculturally cultivated plants in the area include canola, wheat, barley, flax, corn, alfalfa, peas, lentils. Dust: NOT all of the roads are paved Foods: the property is NOT allergen free nor will it ever be.... the following may have been or continue to be present: flour of many types, nuts of all kinds, berries, fruits, domestic and wild meat, dairy. Fabrics in house: cotton, wool, feathers, goose and duck down, leather and synthetics. Paint/Stain: water and oil based Laundry Detergents - all linens are washed with unscented, colourless products if at all possible. Oxyclean, vinegar and very hot water are used for the whites. Unscented Kirkland brand detergent is used for the white and coloureds. Chlorine bleach is NOT used for any linens. Spray and Wash is provided if you have accidents on linens ( blood, chocolate, orange pop, coffee) and we ask that you use it accordingly before you leave so we can get the spots out. No one likes to sleep on spotted linen even though it is "clean". Occasionally people leave their own detergent pods ( eg Tide scented) which we ask you not to use on our linens. Feel free to use those products on your personal items if you wish. OTHER: Don't be surprised if people become lost in the area and stop at the cabin for directions. It is highly likely that neighbours in the area will have pets - dogs or cats typically, but sometimes other pets. Be prepared to meet them on the walking paths, roads, beach or at the back door. Friendliness towards everyone's domestic animals is cultivated by the owners on Clearsand Beach. Lost pets are graciously returned to their rightful owners. You will find dog treats in the hallway cabinet, bottom shelves, as well as "rescue" cans of food if a stray shows up. We do not typically host during July and August, including the long weekends at either end of the summer. However, if none of our family is planning to be here, we will open up the calendar. This is usually done on fairly short notice. You are always welcome to make an inquiry, and I will be happy to check the status of your preferred dates. I also keep a short-notice list for July and August reservations. Base price on the listing is for 4 persons. I recommend that you run a test invoice to confirm the pricing. Infants do not count as “extra people,” but children do. If you have any questions, please ask BEFORE you book the property. Guest access Easy back door drive-up gravel driveway makes the arrival and move-in process a painless experience. Walk in to a lake view right from the start of your holiday! Please leave ALL shoes at the door. It is obvious where you will put them. NO dragging of suitcases, duffle bags, cardboard boxes etc across the floors. Other things to note Wifi has been connected thanks to Starlink and Elon Musk . The password is posted on the bulletin board in the kitchen area. The TV has premium Shaw and Firestick streaming service 24/7. The 65inch Samsung TV is a smart TV with access to hundreds of channels and apps once you put your account password into the system, if it’s required. Cell phone coverage excellent and reliable. There is no longer landline telephone service at the lake. THIS IS A REPEAT OF INFORMATION NOTED IN ANOTHER SECTION TO BE SURE IT IS NOT MISSED This is NOT an allergen free location. The cabin is in a living boreal forest. It is a promise that you will encounter blue bottle flies, house flies, fish flies, horse flies, mosquitoes, no'see'ums, bees, wasps, ants, spiders. At times in the past 50 years there may have been squirrels, birds, mice, chipmunks, snakes, cats or dogs enter the premises, welcome or not. You may encounter songbirds, birds of prey, pelicans, ducks, geese, raccoons, mice, moles, squirrels, chipmunks, white tail or mule deer, moose, elk, foxes, coyotes, bears. Water potentially presents fish, water bugs, reeds, rocks , sand, worms , bloodsuckers and water fowl waste. If these ALLERGEN issues are a problem for you or your family , perhaps this is not the property for your vacation. If you choose to attend the property please bring your own medication to deal with your own issues. At anytime in the past or currently, there may have been or still are the following items in the house: flour of many varieties, domestic and wild meat, dairy products, peanuts, tree nuts, fruits/berries. Boreal forests shed and display pine cones, needles, pollen, poplar fluff, cottonwood fluff, willow seed pods, flower scents etc. It is your responsibility to provide your own medications for respiratory conditions and arrive in the forest accepting your own risk factors. Long term bookings of more than one week in duration will be checked upon regularly to be sure there are no issues of any kind onsite and in the property. This is the reminder that NO smoking of any kind , tobacco, marijuana or vape is tolerated anywhere. This is also the policy in winter when cold outside. Infractions will be reported to Airbnb and penalized accordingly. As of Nov2025 there is only solid surface wide plank flooring and tile inside the cabin to decrease dust and allergens. We expect you to respect the investment in how you treat it. ONLY socks and slippers or bare feet are allowed in the cabin to decrease dirt and damage to the new flooring. There is plenty of room to store your shoes at the entry. Please respect this. NO SHOES of any kind are allowed inside… this includes runners, flip flops, ski-doo boots, hunting boots, winter boots, golf shoes with or without cleats, bicycle shoes and yes, NO SKATES! ALL golf bags to remain in vehicle . Dragging suitcases, duffle bags, coolers, kayaks, paddles, etc across the floors will result in financial charges. Bikes are not allowed in the cabin. The floors, while very hard cannot tolerate grit, sand, rocks and gravel with irreparable damage for which you will be charged. Please take care not to bang into walls and doors. Drywall repair and repainting gets very tedious to say the least . We do our best to keep the property pristine for all guests and our family members to enjoy. Thank you in advance for your cooperation.
