Nido Alpino offers its guests the opportunity to spend their holidays throughout the year, guaranteeing the comforts of a main home. The holiday home is located in the center of an alpine context that offers every opportunity for leisure and relaxation typical of the mountain. The space The 85-square-meter Nido Alpino vacation home can accommodate up to 6 people (with the possible addition of a camping cot, baby monitor, high chair, and bed rail, upon request but at no additional cost) and is spread across two floors: the ground floor consists of an eat-in kitchen, a TV corner with a two-seater sofa, and the possibility of adding two chaise longues if necessary, a wood-burning fireplace, a bathroom with shower, a changing table, and a baby bathtub, a lower-level living room, a laundry corner with the possibility of storing skis and boots, and a relaxation area equipped with deckchairs, sun umbrellas, a table, and chairs in the large private garden; the upper floor consists of two bedrooms, one with a double bed (memory foam mattresses and double-wave latex pillows ideal for the cervical area), the other with two bunk beds (both with a connecting balcony), a small half bathroom, and a large outdoor terrace with a smoking area. It should also be noted that in the surroundings there are some convenient services such as a bar, a restaurant, a sports facility (open in the summer months) with tennis court at € 15.00 per hour (July 2023 price) that can be used exclusively with tennis shoes, mini-golf for children, small beach volleyball court, ping pong tables and soccerball. There are also two children's playgrounds and electric car charging stations in the area. Finally, within about 3 kilometers there are supermarkets, pharmacies, bars, newspapers, ice cream shops, restaurants, pizzerias and sports equipment rental. *** THIS HOUSE ADHERES TO THE LOVE SUSTAINABILITY PROJECT *** Guest access Large private garden for exclusive use with the possibility of using deck chairs, umbrellas, table and chairs for outdoor dining and dining on warmer days Other things to note * The house is heated by: ----> radiators whose temperatures comply with current Italian regulations (Valle d 'Aosta - area F - 20°C with tolerance of +/- 2°C for the winter season from October to April included). Two time slots are scheduled (autumn, winter and spring): comfort between 21° C and 22° C (hours 6.30 - 9.30 and 17.00 - 23.00) and reduced between 19° C and 20° C (in the remaining hours). In summer, in low temperature conditions, thermostats are set to ensure a minimum of 22°C. ----> wood-burning fireplace for free use for all seasons. * Connectivity: In the mountains, phone coverage may vary by operator. In some areas of the house (kitchen/living room and tavern) the signal can be weak due to the thick stone walls; in the rooms on the first floor it is generally regular. There is a Wi-Fi connection available for basic use (messages, email, navigation), which can be slower in bad weather. The house is therefore particularly suitable for those who want to get away from the city rhythm and enjoy relaxation. * Please be informed that, to ensure the smooth handling of the accommodation tax (effective from May 1, 2024 – see Regional Law No. 10 of July 18, 2023, Article 4), at the time of check-in, I will send a payment request to the email address associated with your Airbnb account. * Check-in is between 3pm and 7pm, by prior arrangement with the guest on your arrival time. Any delays with respect to the agreed time must be communicated promptly and, in any case, no later than 7:00 p.m. on the day of arrival. In case of a notified delay, check-in will be possible until 8pm. For arrivals after that time, if the guest requests to be welcomed on the same day, a surcharge of €30 will be applied for late check-in. If we do not receive any communication or if you arrive after the times indicated above, check-in will not be guaranteed and may be postponed to the following day, at a time to be agreed upon. * To ensure maximum comfort, the beds are carefully made up based on the number of guests and the standard configuration of the house. For example, if you need the double bed to be used by only one person, I will be happy to arrange that for you upon request. This service is subject to a small fee of €15 for the entire stay, which is required to cover the extra preparation and additional linens. To settle this amount, I will send a payment request to the email address associated with your Airbnb account.
