Charlie's is a quiet popular cottage in an Area of Outstanding Natural Beauty with lovely walks from the doorstep to the river. A comfortable stylish, home from home with spiral staircase, dedicated work space beneath, TV, WIFI, maps etc. Fully equipped modern kitchen, bright shower room & relaxing bedroom. Enclosed south facing courtyard garden. Easy to find, free parking on front drive with self check in. Two mins walk to great local pub & the village shop with fresh, daily, local produce. The space With access to local countryside and riverside walks along the Orwell and Stour. You enter through the front porch where you can hang your coats, through the cottage door into the warm living area, where you will find a comfortable two seater sofa, armchair and Charles Eames style rocking chair. The dining area has a table with settle and wishbone chairs and the adjacent work area has matching desk and swivel chair, all with lighting to enhance each area for easy living. Free BT wireless internet, 36" TV connected to WIFI for streaming services. (your own Netflix/Amazon Prime account login required), books and games, including a selection on the local area. At the end of the living area you will walk into a modern, bright fully equipped kitchen with oven, hob, fridge-freezer, dishwasher, microwave, washing machine, toaster & kettle. Along with essential kitchen items such as washing up liquid, paper towels, foil, clingfilm etc. Through the patio doors you will see a south facing, seasonally planted fully fenced courtyard garden with dining table and chairs. Shed with umbrella and sun loungers for sunnier days (and rotary washing line and clothes horses). Access to the first floor is via the spiral staircase, where you will find a bright shower room with backlit mirror and shaver socket, plenty of space for toiletries, towels and dressing. Across the landing is the comfortable, relaxing bedroom with a QUALITY KING SIZED BED, dressing table with hair dryer, chairs, bedside tables and bedside lighting. An original built-in wardrobe with cottage door provides hanging space and stores an iron & ironing board (and vacuum cleaner) and a large chest of drawers. The bedroom also has a modern oscillating fan for cooling on hot Summer nights and additional heat in the Winter if needed. Bed linen, towels & basic toiletries supplied. Face cloths not supplied. There are electric storage heaters throughout the property with an independent hot water supply. The fireplace/chimney is not in use. DOGS : One medium sized or two small, well behaved dogs are fine. Please bring covers for sofa and towels for muddy paws etc. Please clean up any dog mess from the garden. In consideration for my property and lovely neighbours...PLEASE DO NOT leave your dog/s alone in the cottage or garden. Any damage will be charged for. Guest access Charlie's is on the main road set back with a brick paved drive, large enough for 2 cars. There is exterior lighting over the blue front door and the key safe. The porch light comes on when it detects any movement. Local village amenities are a short walk away. Other things to note Please note: NO THIRD PARTY BOOKINGS PLEASE Airbnb DO NOT COVER FOR THIS. The first floor is accessed by a metal spiral staircase. There is no downstairs WC. The lounge and bedroom feature original stripped floorboards with rugs. The cottage was built in the late 1800s and the ceilings are low. There is also a large structural beam dividing the lounge and dining area, so if you are taller, please mind your head! Fireplace/chimney not in use. The garden. There is a legal access which is in very occasional use, (for heating oil delivery etc.) from next door straight across the garden to the alley way. Visibility is restricted when you exit the drive in a car. We advise backing in to the drive on arrival to make leaving easier. There is a mirror positioned on the pole opposite to help see approaching traffic. Please be aware vehicles seen in the mirror look further away than they are. So Please Always Take Care!!
