I rent out a private room in a large shared apartment. The apartment was completely renovated a few years ago. The location is fantastic: extremely quiet, yet only 13 minutes to the city center and 16 minutes to the airport. The minimum booking is 30 days (local law). In a few exceptional cases, shorter stays may be possible—please contact me to discuss this. I offer an additional 10% discount for bookings longer than 3 months (refunded starting from the 3rd month, excluding fees). The space You can rent Room 4 here (appr. 17m² / 183sq ft). It is cozy, has plenty of storage space, and offers a view over Viennas rooftops (very quiet) The room is for your private use only, and you can lock it at any time as needed. This room is ideal for 1 guest. For shorter stays, it can also accommodate 2 people. ROOM AMENITIES: • Double bed (140 × 200 cm / 55''x79'') • Wardrobe • Roller shutters for full blackout • Desk • Dresser • Comfortable seating area to read a book, enjoy a coffee, or watch Netflix on the TV • Desk lamp + bedside lamp • Plenty of power outlets near the desk and bed • Mirror • Solid wood parquet flooring • Radiator (individually adjustable – approx. October to April) • Fan (during the summer months) Furniture may change slightly, but the basic amenities remain the same. ------------------------------- THE APARTMENT The apartment has a total of 5 private rooms and shared common areas for cooking, eating, chatting, or playing games. It is ideal for students or young professionals. The apartment offers: • 2 bathrooms (2 showers / 2 toilets) → shared by approx. 2–3 people each • Fully equipped kitchen (see details below) • Dining table with 6 seats • WiFi (very good quality / free) • books + magazines (German / English) • Sightseeing information for Vienna and surrounding areas • Laundry room in the basement (approx. €0.75 for washing + drying) ------------------------------- ADDITIONAL INFORMATION: • Extremely quiet location • Apartment is on the 6th floor with a small elevator • Additional overnight guests are only allowed with prior agreement ------------------------------- HOUSE RULES To ensure a pleasant and disturbance-free stay when multiple people live together, a few rules apply: CLEANLINESS & ORDER: • Please leave common areas clean after use (bathrooms, kitchen, dining area, microwave, etc.) • All guests are commonly required to take care of the dishwasher + trash removal • The apartment is cleaned at least once a week (bathrooms, kitchen, floors, trash removal, etc.) • Recycling is very important to me and legally required (recycling bins are in each room and the shared kitchen, with instructions for sorting) BOOKING & CHECK-IN: • Third-party bookings are not allowed — please only book if you will stay here yourself (ID checks may be required at check-in) • Check-in is possible anytime after 3:00 PM → You will receive a personal access code, valid from 3:00 PM on arrival day until 10:00 AM on departure day • Check-out anytime before 10:00 AM QUIET HOURS: • Daily from 10:00 PM to 6:00 AM • All day on Sundays and public holidays OTHER NOTES: • Non-smoking apartment • Minimum age: 18 years • Musical instruments are only allowed with headphones • Parking of bicycles, scooters, etc., is not allowed inside the apartment; please use the bike storage room on the ground floor ------------------------------- BOOKING INFORMATION: • Unfortunately I am not able to issue a separate rental contract or invoice; Airbnb provides a booking confirmation/invoice • For visa applications, I cannot provide private documents (passport copy, personal address, birthdate, etc.) for privacy reasons. I can provide my email / phone number and/or the Airbnb address • If you need a residence registration form (Meldezettel), this is possible with a deposit of €50.
