Off-grid home designed for modern comfort, on a 300+ acre property spanning native forests, grasslands, creek, and farm. Nestled on the side of Krambach Mountain, with panoramic views across the valley and towards the coast. With fully equipped kitchen, plunge pool, and good internet connection, the house accommodates 7 in three bedrooms plus rumpus/study. Also a perfect base to explore nearby towns, beaches, and national parks. The space The house has a comfortable minimalist design philosophy: clean lines and simple finishes, featuring materials such as polished concrete floors, native hardwoods, and glass. Main living area and deck are spacious with vaulted ceilings. Bedrooms were designed to be comfortable yet compact, without en-suites, to reduce the home's carbon footprint. Great care was taken in mattress selection, to achieve a balance of comfort and support. The main bathroom features a generous, freestanding bath and rainwater-supplied shower, plus there is also a separate toilet. Rumpus/study is open plan and includes a queen bed which can be screened off, and is designed for multi-purpose use: work, reading, yoga, and more. Kitchen features Ilve cooker and oven, and full range of equipment. Fully equipped laundry. Slow-combustion fireplace. Furniture in the house is crafted mostly from native hardwoods which grow locally. Outside, the pool is a fully-tiled and saltwater-chlorinated. It is a plunge pool with no shallow end, access is via a ladder rather than steps, although with two long seats on either side. The pool is in full sun but is unheated, so water temperatures can be weather-dependent. To conserve energy use and reduce evaporation we close the pool from May-October (inclusive) unless guests specifically request access. During the cooler months when fire restrictions don't apply, guests can enjoy the outdoor camp-style firepit, positioned in the centre of a grove of large trees near the house. Guest access Dungannon is a few minutes drive to the village of Krambach. The 1.5km driveway from the public road to the house is initially gravel/dirt, and is bitumen-sealed as it climbs the mountain more steeply towards the house. There is room for up to three cars to park right outside the house. Other things to note Children and infants are welcome, however due to some slopes near the house, supervision may be required for some under-5s, e.g. adventurous toddlers unused to this kind of terrain. Guests should be also be aware of unfenced water bodies (creek, dams) on parts of the property, although these are not close to the house. Access to the property requires crossing a public causeway over a small creek. The causeway is usually either dry or with only a small amount of water in it, however after extended heavy rain the causeway can flood and be impassable for a period. We will alert guests if weather forecasts suggest this may be a risk. There is separate studio accommodation on the property which the owners or farm workers occasionally stay in, this is in a shed around 80m away from the house. However they will not disturb guests’ privacy by visiting the house during their stay. Registration Details PID-STRA-31409
