The condo management requires all Hosts and Landlords in Grass to collect and submit government IDs and Vaccine Card of all guests prior to arrival. The space 1-Bedroom Condo Unit with Balcony facing City view and has a floor area of 26 sqm located at Tower 4, The Grass Residences Quezon City. The unit can only comfortably accommodate 3 people. There's a commercial strip available with convenience stores (Alfamart), ATMs (BDO and PNB), restaurants, and Nail and Massage Spa. Guest access GUESTS are given access to the swimming pools of Tower 4 and 5 which are located on the 6th floor and may also use the pool of towers 1-3 EXCEPT OLYMPIC SIZE. Olympic size is for the exclusive use of grass residents. Guest Pool fee is 150 pesos per person per day, limited to 4 guests, and is payable directly to the Property Management office from 9:00 a.m to 6:00 p.m (half day during Saturdays) If guests plan to swim on Sundays or holidays when the office is closed, sign-up has to be done in advance by the Host. Please inform your host in advance if you have plans to swim. The pool fee is non-refundable. Gym, basketball courts, badminton courts may be accessed by residents and guests daily for a fee. Guest fee is by standard set to P150/person/day/amenity. Admin office posts the most updated fees. This Apartment is in a residential condominium complex. Some limitations have been set to maintain the privacy and interests of both residents and guests. Parking ONSITE Pay parking within the complex is very limited. Waiting time may range for several hours esp during holidays and at night. OFFSITE Alternative pay parking is at SM North Mall. Please consider the waiting time. Malls are jam-packed with people on weekends. Walk from the Mall parking to the condo may take up to 15 minutes. We encourage you to drop off any heavy belongings at the Apartment lobby first, in case you opt to do the latter. Other things to note It is important that you read the info on our listing, especially the POOL restrictions, Security is strict on the property. Upon entering the property -- If security asks you to present an ID or Guest Clearance Form as part of the standard procedure, please do so and abide by the regulations. They are strict for our own safety. If you have any concerns, special requests, questions, please do not hesitate to let me know. It is very important that we both understand and agree with the condo regulations and our private house rules. Please be reminded, areas are CCTV protected for your SAFETY Other things to note Check-in is as early as 2 PM, and check-out is at 12 PM. Thus, you can enjoy a 22 hour stay. Flexibility can be granted but is subject to availability. For unavoidable circumstances that you cannot arrive within the check-in timeframe, please do let us know so we can provide you with more flexibility and that we can plan our day smoothly. During check-in, my excellent representative will be there to welcome and assist you. Building Administration and Security Personnel will only allow registered guests in the property; hence, we need to obtain your valid government ID before check-in or upon booking. * STRICTLY NO SMOKING WITHIN THE UNIT. * NO HARD-DRINKING, PARTYING AND CONDUCTING ILLEGAL TRANSACTIONS/ACTIVITIES. * NO COOKING OF SMELLY FOOD, FRYING, AND GRILLING. * NO PETS. * NO TAMPERING OF FIRE PROTECTION DEVICES. * NO TRASHING, TREAT THE PLACE AS IF IT IS YOUR OWN. Swimming pool rules by the Property Management Office that guests and residents alike should observe at all times. * Allowed swimming attire for women: swimwear, wetsuits, or cycling shorts * Allowed swimming attire for men: wet suits, swimming trunks, and board shorts. * Diapered children, babies/infants, are not allowed in the swimming pool. * Must take a shower in the facilities provided before using the swimming pool and shall bring your towels. * After swimming, dry up and wear appropriate dry clothes when leaving the area. * Water sports are not allowed, and diving is strictly prohibited. * Parents/guardians must accompany and supervise their children. * The swimming pools are not manned by lifeguards, so users are advised to take all necessary precautions. Should you need housekeeping, you can arrange it directly with my representative for a charge of PHP 600.
