Fireplace: Atmospheric free-standing stove in the living room. Firewood is FREE! Private Bar Doro & Pool: Entertainment area with its own bar and Seasonal Swimming Pool. 🛏️ Bedrooms & Bathrooms (Comfort & Convenience) Layout: The house offers space for a large group with 3 double bedrooms + a children's bedroom (Bunk Beds). Bathrooms: Comfort is ensured by 3 bathrooms. One of the main house bathrooms features a BATHTUB, and the other a WASHING MACHINE. The third bathroom is in the Summer Cottage. 🏡 Extra Amenities and Base Camp Summer Cottage: Charming, private hut next to the pool (ideal for a couple). Base Camp (Mountains & Cities): Quick access to Karpacz, Szklarska Poręba (Karkonosze) and historical Czocha/Grodziec Castles. Close to the cities of Jelenia Góra and Wrocław (ideal for day trips). Guest access 🔑 EXCLUSIVE ACCESS TO THE APARTMENT AND ALL AMENITIES! Guests enjoy complete and exclusive privacy in the booked Apartment (the entire living space for the group). You have a separate, private entrance to the Apartment. Most importantly: All luxury attractions and amenities on the property are solely and exclusively for your use. 🏡 Inside (Private Apartment) Exclusive Zone: Exclusive access to the Apartment (group's part of the house), including all 4 bedrooms (with 'Bunk Beds'), 3 bathrooms (Bathtub/Washing Machine), Living Room with Fireplace, Dining Room, and the fully equipped Kitchen. Entertainment Zone: Exclusive access to the Private Bar Doro and the adjacent lounge area. 🌳 Outside (100% Exclusivity) SPA Zone: The all-year garden Jacuzzi/Whirlpool is for your EXCLUSIVE use 24/7. Pool & Garden: The entire fenced area with lounge furniture, covered Pergola, and Seasonal Swimming Pool—is only for you! Summer Cottage: Exclusive access to the charming Summer Cottage with a bathroom and outdoor kitchen. 🐾 Note for Guests As owners, we reside in a designated, completely separate part of the property with a private entrance. We absolutely do not use your Apartment, Pool, Jacuzzi, Bar Doro, or Garden. We ensure complete privacy and discretion during your luxury HOLIDAY. Please be advised that the sauna area is currently closed. We sincerely apologize. Other things to note 🔔 GUEST TIPS AND HOUSE RULES Please read a few important details that will help everyone enjoy maximum comfort and relaxation in our Boutique House. 🔇 Quiet Hours and Respect for the Neighborhood Location: Our house is situated in a quiet, rural area, ideal for deep rest. Quiet Hours: We kindly ask you to observe quiet hours between 10:00 PM and 7:00 AM (this primarily concerns the use of outdoor amenities: Jacuzzi/Whirlpool, Pool, and Garden). Social Gatherings: The property is ideal for quiet relaxation and group integration. Organizing loud parties and events is prohibited. ✨ Cleanliness and Luxury Standard Safe Stay: The property is professionally cleaned and prepared for the arrival of every Group/Family, maintaining the highest hygiene standards. Fireplace: Firewood for the Fireplace is FREE, but please use it responsibly. Jacuzzi Water: The water in the all-year Jacuzzi/Whirlpool is regularly changed and subjected to quality control. 🐾 Notes Regarding Pets (PETS WELCOME) Rules: We are happy to welcome pets/dogs. We kindly ask that pets are not left unattended on the property or in the House. Liability: Guests bear full financial liability for any damage or destruction caused by domestic animals within the Apartment or on the property grounds. 🔐 Safety and Liability Smoke: The entire building (including the Summer Cottage) is strictly non-smoking. Damages: Guests are responsible for any damage and destruction that occurs during the stay and bear the full costs thereof.
