Beautiful 4 bedroom lake view home, sleeps 8-10

69 Windrush Lake, our 4 bedroom lake view home is the perfect place to relax. Set in beautiful grounds right next to a great lake which can be used for fishing, paddle-boarding or kayaking. Lots of other free activities on-site. We bought our holiday home in 2022 to create great memories for our family. We spent 5 months renovating the property inside and out with everything brand new and we are very proud of the home we have made. We ensure the property is always immaculately kept. The space • Sleeps up to 10 - - main bedroom - 1 Kingsize bed with ensuite and TV - Bedroom 2 and 3 both with double beds - Bedroom 4 has 2 x 3ft (full length) bunk beds - travel cot - double sofa bed in living room • South-facing Lakeside lodge • Bathroom / ensuite / cloakroom • Wi-Fi included - really speedy • 3 Fishing lakes (carp/trout) • Sailing lake - we have 2 paddleboards and 2 kayaks for your use • Gas BBQ • large decking area with outside dining table / rattan furniture • No Pets • No smoking • Linen, towels and utilities included (linen not provided for travel cot) • Tennis courts / table tennis / pool tables and play areas are available on site Our house has 4 bedrooms, the master bedroom has a king size bed, en-suite and French doors overlooking the lake, 2 bedrooms have double beds and 1 bedroom has 2 full size single bunk beds. There is plenty of storage space with each bedroom having a wardrobe or drawers. Downstairs there is a double sofa bed. There is also a family bathroom with bath/shower and downstairs cloakroom. The living/dining is a large open-plan area that has plenty of space for sharing with friends with three sofa’s one of which is a sofa-bed. There is a 55” TV and 10 seater dining room table. Wi-Fi is good throughout the property. We have books and board games too. In the kitchen, there is a washing machine/tumble dryer, integrated microwave, dishwasher, and fridge/freezer. The kitchen is fully equipped with everything you need. There is a spacious decking area which is south-facing and has a clear view of Windrush Lake. We have plenty of seating with rattan furniture, and a rustic table to enjoy eating alfresco. At the back of the property, we have a gas BBQ for your use. The property is professionally cleaned prior to every stay, all linen and towels are provided which are just lovely. The grounds are beautifully kept, with lots of outdoor activities to keep you entertained. For your use on the lake there are 2 kayaks and 2 paddleboards as well as life jackets which must be worn. You must sign and return the disclaimer which we will send you to use the lake. Swimming on the lake is not permitted. On site there are 3 tennis courts, a table-tennis table, (we have rackets & bats) giant chess, croquet, 2 pool tables and a foosball table, boules, small inside soft play area, outside playground with zip wire, swings and slide, football goals and a golf practice net. All are free of charge with exception of the pool tables and fousball which are £1 a game. There are 3 fishing lakes, including a carp-catfish lake and a fly-fishing trout lake (2 fishing licenses are provided). There are also 2 small beach areas. There is on-site security at the entrance and they patrol the grounds regularly. There is plenty of free on-site parking too. The Lake grounds have plenty of wildlife on site, including wild baby rabbits, ducks, swans and sometimes small deer. Locally, there are lots of lovely walks, some beautiful pubs, a water-skiing lake, 2 golf courses as well as a co-op, Tesco and Aldi. Cirencester is 6 miles away and is a typical Cotswolds town with a beautiful church. Around 30 minutes away, are picture card villages such as Bourton on the Water, Stow on the Wold and Malmesbury. Jeremy Clarkson’s Diddly squat farm is about 30 mins away and is good fun to visit Smoking is not permitted at the property. We do not allow pets, hen/stag parties or events. Mid-week bookings Monday - Friday, minumum 4 nights stay: however you can stay for 2 or 3 nights but due to the high cost of cleaning this will incur a one off £100 additional cleaning charge for a 2 night stay or £50 for 3 nights. Weekend bookings Friday to Monday, minimum 3 nights stay: however you can stay for 2 nights at the weekend but this will incur a one off £60 additional cleaning charge for the 2 night stay. £20 additional charge per night per person for occupancy over 8. When you arrive, there will be a helpful information pack for your use to make the most of your time at our house and we are always available to help also.
