Welcome to BBH - with multiple living spaces, fully equipped kitchen with coffee machine, pool table, ducted heating & fans, north facing and made for relaxing. Lush gardens and private setting, hot tub & firepit. **Please note: For 4 bedrooms/ main house, select up to 8 guests. To book the Shack/5th bedroom, select 9 guests and the price will automatically update. Rates includes cleaning and linen. If not booked, Shack remains empty - property is all yours. Licence number PID-STRA-8519 The space North facing and light-drenched in winter, cool and sheltered in summer, Brown Barrel has so many comfy spaces. Three queen bedrooms upstairs, one queen bedroom and ensuite downstairs make up the Main House sleeping arrangements and your booking will sleep 8 people. Please note the beds are all queen, and do no split to single beds. If you would like an extra bedroom or have more than 8 guests, down the driveway is the Shack - for a 5th bedroom and ensuite - (5 queens in total) - which can also be booked. Note if you don't book the Shack (for a small extra fee) it will be unoccupied during your stay (we do not lease it out separately). ***Please note booking details below for the 5th bedroom. Rates are all inclusive of cleaning, laundry, linen, firewood and the house rate. *** For a booking or more than 8 guests, OR for the extra 5th bed and bedroom, simply select 9 people in the booking request and the rate will update accordingly. Friends, families and couples can enjoy time away at this home on the side of Mt Gibraltar. All bedrooms are furnished with queen sized beds (note: no single beds) - and multiple living spaces mean this is a great house for friends, families or couples to retreat to for a weekend in the highlands. Stunning views out towards Mt Alexandra and over Mittagong provide a relaxing vibe. Furnished eclectically, with comfy chairs, all kinds of art, we’ve thought of everything to make your stay perfect. **Please note as the house is elevated, all access is via stairs. Not suitable for small children. **Nightly rate includes all linen (bedding and towels), house cleaning, and laundry fees. WE DO NOT HAVE A SEPARATE CLEANING FEE FOR THE PROPERTY, IT'S INLCUDED IN THE NIGHTLY RATE. Also includes kitchen basics like salt, pepper, herbs and spices, oils and tea (herbal choices too) and coffee. Bathroom essentials - shampoo, conditioner, soap, body lotion is also provided and included in the rate. Min 2 night booking. More details: For fun, we have a games room with a retro vibe, complete with pool table, dart board and board games - and of course a connected TV, sonos and bar fridge. You’ll also find a bbq on the top deck for an easy night in, two connected TVs, and in winter, we have a gas fireplace and central heating. Summer is easy too, with wonderful cross ventilation and fly screens all round. A fire pit, and hot tub that is comfortable for 4-6 adults, and some flat grasses areas, increase the chill out zones around the property, and provide more wonderful views! We often have kangaroos, parrots, kookaburras and even an echidna visit! Please do not feed the wildlife - many birds will visit from kookaburras, king parrots and cockatoos, and they will be super friendly - but they will also chip away at the furniture and hassle our guests for food, so please don't feed them. Other things to note: We encourage guests to use the recycling bins on site, and solar-friendly hours to take advantage of the power provided during daylight hours to run the dishwasher and washing machine/dryer. We also have an EV charger (7kw/hr) available for guests. At night it is common here to hear a possum or two, or cockatoos on the roof, please be assured, they are not in the roof. Property Specific Notes: The property is located on the side of Mt Gibraltor and all access to the house is via stairs (from carport or front garden). Balconies are up high, and have steel cable balustrades, so is not recommended for young children. If children visit, they must be supervised at all times. The house is a classic late 1980s architect-designed split level inside, with the bedrooms 3-4 stairs up from the living areas. The property has complimentary wifi via an nbn connection to the street. To ensure the comfort of our guests and the neighbours, we do not accept bookings for schoolies breaks/under 21yrs groups, weddings or parties of any kind. Notes: This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy. Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you. The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM. This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks. Guest access The whole house, shack and a hectare of land to explore! Parking for 5-6 cars on the property, one car undercover in the car port. A very short drive to Mittagong town centre, and if you can handle hills, a 10 min walk downhill for a coffee, and uphill to walk the coffee and breaky off to get back home! Other things to note -There are stairs to access the house and it is situated on the side of Mt Gibraltar. -Balconies are up high and have steel wiring balustrade, any children would need to be supervised at all times. -The house is split level inside with a few stairs separating the living and bedroom areas upstairs. -The 4th bedroom is located downstairs, and is accessed via an external staircase accessed from the upstairs covered entertaining deck. -We do monitor guest numbers via an external camera Registration Details PID-STRA-8519
