Description
A comfortable, spacious home set on the Cornwall Devon border with a large private garden. Launceston's independent shops and cafes are a 5 minute walk from this conveniently situated spot. Just a few minutes the A30, well connected to the rest of the South West with off road private parking, a short level walk to the historic town centre of Launceston and hidden from the public eye and other neighbours, it is also set between Dartmoor, Bodmin Moor and 30 minutes from either coast. The space Most of this semi detached property is 20 years old and architect designed to let in light and create vistas to the established garden. The large ground floor has 3 living rooms and a large kitchen diner newly designed to sit in the garden. This family home is a great space to relax in, to read, relax, eat and play, away from it all but is also connected to many outstanding places in the Westcountry, making it a perfect base from which to explore Cornwall and Devon. Once parked in the private off road space, the garden steps lead you under the rose arch and through the front door to the Sun lounge, with Spanish porcelain floor tiles to cool your feet in the heat of the summer whilst sitting on the sofa enjoying a good book. Walk straight through the corridor and you reach the large, newly fitted kitchen diner well equipped with dining area, LED lit cupboards full of all the kitchen utensils needed to cook up a storm! Induction hob, oven, large fridge and freezer, large dishwasher as well as cocktail making kit, champagne glasses and many bowls, plates, servers, platters, trays. Make fresh coffee and gaze out to the garden through the picture window. Double doors lead out to the table and chairs in the private, mature garden that the house so beautifully sits in. The garden trails gravel pathways around the house and has steps leading up to a lawn and range of beautiful plants. It also has an outdoor Cornilleau table tennis table to engage the competitive, an egg chair to unwind in, 4 sunloungers and a Solo smokeless firepit for drinks and music to sit around in the evenings under our ancient copper beech tree. The summerhouse contains a bench press for the fitness enthusiast. The large ground floor living room has a duckdown stuffed corner sofa, small wood burner (logs are in the garden wood store) and projector with large pull down screen acting as a window blind so you can enjoy cinema nights with top of the range speakers and laptop connections at the ready. The living room is also perfect for spending daytimes perusing uplit bookshelves with bright natural light or perhaps sit at the corner study desk by the window and catch up with work online. The WIFI is reliable with superfast broadband (Fibre to the property), and can tolerate large amounts of activity without any issue. The second living room known as the Music Room has a flat screen TV sitting on a bookshelf full of books for younger readers, and has a large collection of DVDs, 2 snug sofas and a collection of family games. It also has pilates/yoga mats, a balance ball and other yoga equipment. There are 2 double bedrooms, and two single bedrooms. One en suite double room is on the ground floor which is accessed by walking past a utility area which houses the extra freezer, washing machine and picnic storage and utility shelving. The other 3 bedrooms are all upstairs with the family bathroom: a double bedroom with a large window and chest of drawers clothes storage and full length mirror. Cross the landing to reach 2 single bedrooms and a separate upstairs bathroom with an electric shower in a comfortable bath tub. The single bedrooms also have substantial sized desks and wardrobe spaces to use, large mirrors and one has its own sink. The local area is an undiscovered Cornish market town- one of the last to be developed and changed. The majority of shops are independent small businesses where you can walk to the town square and purchase Fairtrade clothes, local art, country homewares, eco refill products, sweet bakery goods, artisan sourdough and coffee houses, unique antiques, jewellery, fresh fruit and vegetables and award winning local butchers. There are regular weekend markets with local fish and wood carvers from the moors. All set around the hillside of Launceston Castle, overlooking rolling hills and farmland which most local people still farm as the predominant local profession and take great pride in. As a Cornish woman with great pride for our county I have hand drawn a map of Cornwall, highlighting the closer places of interest which are a short walk or maximum 20 minute drive away which may take half a day (Hidden Valley, Roadford Lake, Lanhydrock National Trust and bike trails, Launceston Steam Railway, Underlane walk, Duchy Nurseries, Meldon Reservoir, Dartmoor walk ending in a pub dinner). I have also outlined fuller day out ideas and amazing places you may want to visit from here that are a bigger full day adventure (St Ives by train and Tate gallery visit, Padstow-Wadebridge Camel Trail bike ride, Fowey for a beach day and then Bistro dinner, Truro for shopping and leave your car for a boat trip to Falmouth for the evening, Eden project and then pizza on Gorran beach, Trevone swim and SW coastal path walk, Penzance by train for thermal Lido swim and then evening Minack theatre show.) I am a fan of locally produced and environmentally sound food and have a list of recommended places to eat which need to be booked in advance and we can help with this. We have walked much of the South West Coast path and have lots of good OS maps here in the music room for you to use as well as really practical tips for making sure every day of your holiday is a really good day, rain or shine. Guest access Drive into the off road private parking bay and walk up steps to the house entrance. There is free on road parking too. Launceston town centre is a 5-10 minute level walk away, as well as a shopping park a 5-10 minute walk away in the other direction which includes M&S food, Pets at Home, Costa coffee, Lidls, a large Tesco, Argos, Iceland. There is also a large Co-Op at the other end of the town. There are many beautiful countryside walks from the house, some may involve walking hills or crossing roads to get there. The house is 200 metres from a well equipped leisure centre & large park overlooking Dartmoor. Other things to note Please be in touch with any questions about the property. It is a fabulous family home which will be left for you to enjoy whilst we are away on holiday ourselves. The only family member to stay behind will be a very independent cat who will appear over the fortnight to eat and sleep in a small utility area and all we ask is that you are careful not to shut her into a room when you go out for the day. This accommodation will not suit people allergic to cats, although she is mainly outside and will not require any care from you. A friend and neighbour will meet you on your arrival with your keys, show you around, keep her food topped up as well as be there to answer any questions you may have in person throughout your stay.
