4 Beautiful Lakefront Cottages. 2 One Bedroom and 2 Two Bedroom cottages on site. This listing is for one of our 2 bedroom cottages #5. Lake Winnipesaukee is a treasure in itself. With only 4 cottages, our guests have a nice, quiet place to relax and unwind. We have boat dock space for each cottage. Large outdoor fireplace directly on the water. Nice small private beach. Free use of kayaks and a canoe. The space Being a small family owned resort our guests look forward to coming here to relax in a quiet, stress free environment. Guest access There are plenty of chairs and loungers for all of our guests either on your own deck of the cottage or on the lawns and docks of the property. Please leave all furniture in its place. Other things to note Welcome Our family has been here for over 60 years and our goal is to provide an amazing and memorable vacation experience. We hope your stay will be truly enjoyable and warrant a return visit with the feel of your home away from home. LISTED BELOW ARE SOME ITEMS FOR YOUR REVIEW Check in: 3:00pm Check out: By 10:00am We are rarely able to make exceptions for an early check-in or late check-out. We ask that all guests check out and vacate the property no later than 10am. **VISITORS** PRIOR Approval is REQUIRED for any and all guests of renters. This is our home and we will approach any unregistered guests on property. Visitors will be kept to a minimum and may be subject to an additional charge per person. Cottages 5 and 7 - 2025 BRAND NEW MINI SPLITS You will find the remotes for the air conditioning in your cottage. The mini splits are to be used just for A/C. Should you need heat at any time during your stay please use the floor units near the refrigerators. PLEASE be sure all windows and doors are closed while the AC or heat is running. Linens We are happy to provide all bath, kitchen towels and bed linens. Some guests prefer to bring their own but please know we have everything here that you need. PLEASE bring your own beach towels. Please recycle and separate your garbage. We ask that you bring ALL of your trash and recyclables to the bins prior to departure. All trash bins are on the platform behind the main parking area. They are marked trash, glass, aluminum. As of this date our transfer station is not recycling plastic bottles and they can go in the regular trash bin. Grills Cottage #3 and #8 have their own grill. #5 and #7 share. Cleaning brushes are supplied. Please clean and cover grills after each use. Kayaks-Paddle Boards These are free of use to registered guests only. Life vests will be provided and are required by the lake’s Marine Patrol. Please do not drag the kayaks or boards across the rocks or concrete walkway in the beach area. If your bum or feet are not on them they should be in the rack :) . We highly recommended you stay close to shore and not go in the middle of the lake. It is very difficult for boaters to see you when they are not up on plane. Use of these amenities are at your own risk. Fireplace Please do not throw garbage, cans, paper, cups etc. into the fireplace. Please use firewood sparingly and do not start a fire and leave it. You don’t need to put it out but please do not fill it then leave it. Garbage - Please ALWAYS use trash bags in the kitchen and bath waste basket Coolers: Please leave them outside the cottage. Bathrooms Do not flush baby wipes, tampons, feminine napkins, sanitary wipes or bum wipes. ONLY toilet tissue goes in the toilets. Please use caution and DRIVE SLOWLY in and out of the driveway. Please do not feed ducks that may come near the property or the beach. Children’s Glitter Please avoid having glitter in and around the cottages. It is extremely difficult to contain and clean up. UPON CHECKOUT WE KINDLY REQUEST THE FOLLOWING: The cottage left as close to the same condition as you found it. PLEASE treat our property and cottage as if you would like others to treat yours. Leave it in a condition that warrants us welcoming you back. Please clean and put dishes away. We ask you that you recycle according to the most recent Town Transfer Station guidelines (above) and that you remove any all trash from the cottage and you place them in their clearly marked receptacles beside the laundry shed. Please separate and recycle according to bin labels. It is not necessary to strip the linens. We remove ALL bedding between every guest. Not having an office we ask for an ETA from each of our guests as we will be waiting here to greet you and show you to your cottage and where things are on property. If timing changes, please just text one of us as soon as you know you’ll be arriving sooner or later than your original ETA. Should you need anything at all during your stay, please don’t hesitate to reach out. ABSOLUTELY NO SMOKING inside the cottages. If you’re smoking on your deck we prefer the windows and doors be closed so the smoke smell does not get inside the cottage. Please be mindful of other guests around you.
