On the heights, at an altitude of 605 m, facing south and west. Hilly environment at the foot of the Semnoz mountain, and at the door of the Bauges Nature Park. Living room with open kitchen, one bedroom with a 160 cm bed, a 90 cm bed, and a new sofa bed in the living room. Bathroom, toilet. Terrace, garden, swing. The space 2-star Gîte de France cottage. With living room, new comfortable IKEA sofa bed 140, TV, DVD player, dining table, Wi-Fi, and a bedroom with a 160 bed. Bathroom with bathtub, shower screen, washing machine, towel dryer, and separate toilet. Kitchen: fridge, gas stove with oven, microwave oven, coffee maker, kettle, toaster. Quiet, very well exposed, facing south and west. Garden available at the back of the house, terrace with garden furniture and swing. Upstream and downstream stream that passes under the ground, with a small lock downstream. Free parking next to the house for one car. Gîte at the foot of the Semnoz, 10 minutes from Annecy Sud, 6 minutes from the Seynod Sud exit. Between Annecy and Aix-les-Bains, at the entrance to the Bauges Nature Park. Geneva is 30 minutes away. Small ski resorts nearby: Semnoz, Margériaz, Revard, large Nordic area and small alpine area. Guest access Seynod Sud exit, before the Annecy Sud exit, then towards ALBY on Chérubin and at 1 km, towards Gruffy on the left. The house is on the 1st road on the left just before the "les buissons" sign. Other things to note Quiet in a small hamlet at the foot of the Semnoz mountain, with terrace in summer, small table for lunch outside, 2 deckchairs, bench, all facing south and west. With views of the Albanais.
