In Northgate Highlands neighborhood, one mile from the USAFA North Gate close to the cadet area with indoor sauna, picnic table, and large deck overlooking Falcon stadium (perfect for infants or elderly family members who prefer to watch flyovers from the comfort of home or up on the deck). On a cul-de-sac, close to running and biking trails. Sleeps 8 comfortably or up to 18 using bunks, futons, and living room. No unauthorized guests, No smoking, No pets, No drugs (we are NOT "420-friendly"). As we taught our kids, "Leave things as you found them (or better)." Guest access Guests have full access to entire 2000+ square foot walk-out in duplex setup. Includes indoor sauna, washer/dryer, kitchen, spacious family room, master suite, 2 bedrooms and 2 twin beds tucked into 4th enclosed room (no closets or windows). Other things to note Specific furniture configurations and bedding subject to change (adjusted to meet guest needs according to size of reservation) -- dishonesty about guest numbers will likely cause disappointment upon arrival to find excess rooms/beds closed off/removed, and is grounds for immediate eviction and additional charges as specified above. Only starter supplies provided of toilet paper, paper towels, and cleaning products, since we can't guarantee particular brands/textures/scents to accommodate individual guest preferences. Special pricing and minimum stay requirements for Holidays, USAFA events, and large groups. We only accept a few reservations each year and we're selective in screening guests, so don’t waste your time or ours by requesting discounts. Recent local short-term rental restrictions prevent us from continuing to offer discounts for charitable groups, so please don’t ask. We have no minimum-advance booking requirement. However, since this is not just a business but our home, additional charges may apply to bookings made with less than one month notice, with weekly increases from $500 (under 30 days) to $1000 (under 3 weeks), $1500 (under 2 weeks), and $2000 (under 1 week), because of the disruption to our (and others’) schedules often necessary to make hasty arrangements to accommodate last-minute requests. These charges, if applicable, will appear in your quoted rate. The moral to the story is: be organized — plan ahead!
