Its ground-floor layout, with a private entrance directly from the street, offers an extremely accessible, comfortable, and functional space, ideal for work stays, couples, or groups of up to four people. Its strategic location provides excellent access to public transportation. The space Modern, fully equipped ground-floor apartment in a classic residential building with a street-facing window. The space is compact but cleverly designed for maximum comfort: it features a bedroom, bathroom, fully equipped kitchen integrated with the living room, and Wi-Fi. 🛋️ Living Room: A functional space equipped with a television (streaming apps available, giving you access to entertainment on all your subscription platforms), Wi-Fi, a double sofa bed, and a radiator with central heating. 🛏️ Bedroom: A separate area furnished with a double bed, bedside tables with lamps, a radiator with central heating, and a large window that floods the room with natural light. 🍴 Kitchen-Dining Area: Open-plan with the living room. It is equipped with a refrigerator, oven, microwave, toaster, kettle, coffee maker, and complete kitchenware. There is also a dining table for three. The washing machine is located in a separate area next to the kitchen. 🚿 Bathroom: Equipped with a sink, toilet, shower, hairdryer, and space for toiletries. 🔔 IMPORTANT: The water system uses an 80-liter electric water heater. Moderate consumption is recommended; if it runs out, the refill time is approximately 30-40 minutes. Note: The loft is a ground-floor unit with windows facing the street, so occasional street noise and traffic may be noticeable. 🌡️ Climate Control: The apartment has a heating system and portable fans, but no air conditioning. Other things to note House Rules: To ensure a pleasant stay and harmonious coexistence with the neighbors, please keep the following guidelines in mind: - Quiet Hours: Quiet hours are from 10:00 PM to 10:00 AM. Please respect the neighbors' peace and quiet, both inside the apartment and in the building's common areas. - Smoke-Free Environment: Smoking is not permitted in the accommodation. A €50 cleaning fee will be charged for violations. - Check-in/Check-out: Check-in is in person. Please contact me through the app to arrange your arrival. The standard check-in time is 3:00 PM in person. I can be flexible with the check-out time if the departing guests are available. Late Check-in: - Arrivals after 10:00 PM incur an additional charge of €20. - Arrivals after midnight incur an additional charge of €30. - Key custody: You will be given two sets of keys. Please ensure you keep them with you at all times. Losing the keys will incur a penalty of €100. Forgetting your key or requiring a locksmith or someone with an additional key to open the door will incur a charge of €50. - Cleaning and maintenance: We trust you will keep the accommodation in perfect condition. If the apartment requires deep cleaning at check-out, an additional charge will apply. Similarly, if the linens (towels, sheets, blankets, etc.) have stubborn stains, an extra charge may apply depending on the complexity of the repair or cleaning. - We have a crib and highchair available for babies upon request. - Trash can be deposited in the bin located in front of the building entrance, on the street, every day from 8:00 PM. - Use of the clothesline: Please be advised that, according to building regulations and to maintain the aesthetics of the facade, hanging clothes or other garments and objects on the windows is prohibited. For your convenience, the apartment has a portable clothesline inside for this purpose. Thank you for your cooperation in preserving the order and appearance of the community during your stay. - Security deposit: In certain cases, I may request an additional security deposit to ensure compliance with the rules and the peace and quiet of the neighbors. - I will require each tenant to sign a temporary contract, which will be sent electronically before moving into the apartment. This is an additional requirement we are obligated to meet due to municipal regulations and for the greater security of both the tenant and the property owner. - FAILURE TO FOLLOW THE HOUSE RULES MAY RESULT IN THE FORFEITURE OF THE SECURITY DEPOSIT AND THE CANCELLATION OF THE RESERVATION.
