Charming Studio | Guestroom on the ground floor for two people This cozy 22 m² studio is located on the ground floor and is the perfect retreat for two guests. It offers practical and well-thought-out features: IMPORTANT NOTE: The bedroom and bathroom are WITHOUT a door and only separated from each other by a heat-insulating curtain. & there is NO possibility to cook in the guestroom The space Note: The bathroom is part of an open concept and is separated from the bedroom by a heat-insulating curtain - there is no door. Since we lived in the studio ourselves during the renovation (2018-2020), that was & is completely sufficient. For your comfort, the studio offers the following amenities: Nespresso machine for the perfect start to the day Mini fridge ideal for snacks and drinks Dishes, glasses and toaster Kettle and microwave Please note that there is no possibility of cooking in the studio. Tourist tax: €3 per person/night, payable locally. Enjoy the comfort of this charming studio for a relaxing break! Our house, which is over 250 years old, can transmit noise from other floors; Thank you for your understanding. Lähn is a quiet, familiar and small village where a car is necessary. The studio is a cozy 22m² guest room with a spacious shower, toilet, sink, double bed with storage space, smart TV, Nespresso machine (capsules available from us) and an additional infrared heater. Smoking is not permitted. We ask that you separate waste carefully. Guest access You can park directly in front of the house. NEW Parkingplace for 2 cars At the front door you will see a number field on the right side, the number combination is your front door key. You will receive a number code 1-2 days before arrival. The apartment / studio itself has a key. Please always lock, we are not liable for stolen items We will contact you between 1-5 days before arrival to exchange the data for the registration The camera at the entrance area is only used to monitor the entrance area (it is not saved) & as security for you & us Other things to note Note: The bathroom is part of an open concept and is separated from the bedroom by a heat-insulating curtain - there is no door. My wife and I lived in this studio from 2019 to 2020 during the renovation work and had no problems with the fact that there is no door. Smoking is strictly prohibited throughout the house. E-charging station: There is currently no e-charging station available. Please charge your electric vehicle at the charging stations in Lermoos or Heiterwang. Charging via household electricity is not permitted as the electrical infrastructure is not designed for this. We ask you to ensure careful waste separation. Pets are welcome in our guestroom! The pet fee is shown on Airbnb (per stay). Please repair any damage or contamination caused by your pet and let us know. We also ask that you always keep your pet on a leash when outside the premises, as leashes are mandatory in Tyrol. For hygiene reasons, pets are not allowed on the seating furniture or in the beds. If there are still pet traces on the beds, we are unfortunately forced to report this to Airbnb and charge the cleaning fee (laundry service). A free towel change only takes place for bookings of 5 nights (change after the 3rd night) As this is a historic building, noises from other rooms can easily be transmitted. We ask for your understanding. Security camera: A camera outside the entrance is used exclusively to monitor the entrance area (recordings are not saved) and ensures both your and our safety.
