City of Madison - Tourist Rooming House Permit, Type 2 Permit No. ZTRHP2-2023-00027 This 1800 sq ft (167 m²) Eco Modern House is built on a beautiful half acre (2000 m²) lot surrounded by woods and wildlife one block from Lake Monona. Two nearby parks provide lake access and beautiful lake views. From the house, Esther Beach Park is 0.7 mi (1 km) away and Paunack Park is 0.5 mi (0.8 km) away. The house has an open layout kitchen, living room and adjacent dining room. One bedroom and bathroom is located on the upper level. The two other bedrooms and the master bathroom are on the lower level which is partially below grade and has large 4 ft. (1.2 m) windows. The master bathroom features a “Tea for Two” 105 gallon soaking bathtub - big enough to accommodate two bathers or have a nice, deep, relaxing soak by yourself. Many of the building materials for this house were sourced locally and contain environmentally friendlier options to make an energy efficient home. Heat and AC come from three mini splits on the upper level. The lower level has radiant heat. An energy recovery ventilation unit brings in fresh air. You will have access to the approximately 1800 sq ft (167 m²) house and half acre (2000 m²) lot. The neighborhood is walkable. Sidewalks are not ubiquitous. We will be as available as possible during your stay. Tucked between the East Beltline and Lake Monona, the Waunona neighborhood is full of natural beauty and boasts wonderful views of the lake and the downtown Madison skyline. Multiple parks, lakeshore houses and modest smaller homes on traditional wooded lots along Waunona Way and many of its cross streets provides a warm natural neighborhood. Car: Our location is 10-15 minutes by car from almost anywhere in Madison. Bike: Our location is on the Monona Lake Loop, 6 minutes from the Capital City Trail and 20 minutes from the Wisconsin State Capitol building. Walk: Our location is a 10 minute walk from multiple parks, restaurants and coffee shops. The Wisconsin State Capitol building is a 3.8 mile (6 km) walk tracking Lake Monona. Bus: Our location is a 3 minute walk to a bus stop for the 16, 11 and 12 buses. Unless your destination is on these routes, traveling by public transit in Madison will add a significant amount of time over walking, biking and driving. Entering and exiting the house as well as moving between levels in the house requires going up and down stairs. The beds are all on firm end of the spectrum. The driveway is gravel and can get muddy when it rains. During the winter, the driveway is shoveled after a snow event. This house is NOT child proof. Electric car charging will come at additional cost of $0.20/kwh off-peak (9pm-10am Mon-Fri) and 0.50/kwh on-peak (10am-9pm Mon-Fri). The charger has a J1772 connector.
