Riverbreeze Cottage is an older home (built in the 1930's) that boasts charm, character, unique decor and a cozy, rustic feel. Reserve extra days because you won't want to leave! The space Cozy charm and simple pleasures abound! If you're looking for a modern, expansive place with lots of fancy doodads, this isn't it. If what you're after is a simple, low-maintenance home to get away from the hustle and bustle where you can relax and recharge, Riverbreeze Cottage is definitely the place for you. Though not elaborate, she is eloquent. The home is cheerful, homey and amply equipped to provide guests with everything needed for a comfortable, relaxing stay no matter what time of year they visit. **As our guest you will enjoy river access and plenty of free parking on site. The home is located 3 minutes from a public boat launch. Whether you enjoy fishing (bring your own gear), kayaking, sitting around the firepit or just sitting around the living room, this little white cottage by the river is just the place you're looking for! **Two bedrooms, a full bathroom and laundry room are located on the second floor of the home. A large kitchen with dining area, enclosed porch, half bath, living room and sitting room (with sofa bed) are located on the first floor. **Linens, basic toiletries and a selection of coffees and teas are provided, as well as some snacks and breakfast items. The home has a Keurig coffee maker, a drip coffee maker and stovetop tea kettle. Just add ingredients and you'll discover the kitchen is fully stocked for preparing delicious, home-cooked meals to enjoy together! ***Sleeping arrangements*** Accommodations are as follows: **The first bedroom, the Crew's Quarters, features a double bed and a single bed, allowing it to sleep 3 guests. **The second bedroom, the Captain's Quarters, features a queen bed, allowing it to sleep two guests. **The first floor sitting room contains a sofa bed which, although not luxurious, adequately sleeps two adults. The privacy curtains can be drawn to separate the sitting room from the main living area, thus creating a small suite adjacent to the half bath. This is the supplemental sleeping area, allowing for 7 guests to comfortably stay at Riverbreeze Cottage. If you will be taking advantage of this arrangement and would like us to make up the sofa bed for you in advance, please inform us of such. We would be happy to do so. **There is also a pack-n-play available for infants. If you would like the pack-n-play set up in advance we'd be glad to; simply notify the host. **A small and a large pet crate as well as a pet blanket and bed are provided for the comfort of furry family members staying at Riverbreeze Cottage. **Additional features** *There is a beautiful view of the river from the sitting room which can be enjoyed regardless of the time of year or inclement weather. It is the perfect spot for gazing at the water and the rolling hills in the distance while enjoying your morning coffee. *The enclosed porch off the kitchen is a cozy spot for enjoying breakfast or an evening game night. *The deck is perfectly suited for grilling an evening meal and spotting the neighborhood bald eagle, whose favorite perch is located in a tree on our riverbank. Use the binoculars provided and see if you can find her nest, which is located on the island directly across from our yard. Some lucky guests just may spot the eagle catching her dinner from the river. *There is a firepit available for nighttime enjoyment (expect mosquitos and other insects as is common near the river) and outdoor furniture is provided. *The fenced yard can be accessed from the front door located in the living room as well as through a gate from the outer yard for the ease of those traveling with pets. *The home has in-floor heating in parts of the downstairs as well as oil hot water baseboards throughout, which keeps guests feeling snug during even the most frigid winter weather. The fireplace is non-operational but candles are provided for ambiance. In the summer months the home is cooled with window A/C units which keep it adequately comfortable on the hottest of days. Even rainy days are enjoyable in this cozy cottage. Guest access Guests will need their own car to get around. The driveway can easily accommodate multiple vehicles and is long enough to accommodate a vehicle with an attached boat trailer. The walkway from the driveway to the house is somewhat uneven and not spectacularly lit. We ask guests to please use caution when walking from their vehicles to the home, especially at night. We also ask that guests use caution when navigating the stairs from the yard down to the river's edge, as they can become a tad slippery if they are wet. We ask that guests please do not access the basement or the garage on the property and respect any locked closets or locked cabinets within the home as private. Other things to note A Note on Cleaning Fees: I support Airbnb’s introduction of the Living Wage pledge through my commitment to fairly compensate whomever cleans my home. The importance of a competent cleaner is paramount in order to accommodate discerning guests looking for a comfortable stay during their travels away from their own homes. I could not make Riverbreeze Cottage available for your relaxation and enjoyment without my cleaners, who give their time, talent and support in order to make it a truly lovely place to stay. They go above and beyond to ensure each guest will arrive to a pleasant, clean home and I ask that my guests please be respectful of those efforts by leaving the home reasonably tidy upon departure and by following the simple check-out instructions, both of which make their innumerable tasks just a tad more manageable. Our shared goal is to provide each and every guest with a truly homey experience, unlike that of a hotel, and we appreciate the cooperation of the thoughtful, considerate guests we serve. A note on early check-in/late check-out requests: All early check-ins (if available) or late check-outs (if available) must be pre-approved by the host, and are subject to an additional charge of $10 per hour. The host's ability to honor requests for early check-in and/or late check-out is dependent on a number of factors and guests' requests for special accommodations may not always be possible. Understanding in this matter is greatly appreciated. Please see additional information on early check-in/late check-out under "house rules". DISCLOSURE OF CHECK-OUT INSTRUCTIONS As a guest checking out of Riverbreeze Cottage you will be asked to please do the following: Leave all beds that have been slept in unmade. Place all soiled towels in the hamper. Load dishwasher, add soap and turn it on to begin its cycle as you depart. Dispose of perishable food items and place trash in the receptacle on the deck. Guests ignoring these requests or leaving behind exorbitant messes could incur an additional fee. For guests traveling with pets: No additional pet fee. Please notify the host of the type and number of pets that will be staying with you at the home. Although the entire yard is not fully fenced, there is a section of yard that is fenced for the convenience and safety of your furry traveling companions. We ask that guests please clean up after their pets and dispose of their "deposits" in the receptacles provided. Although we love hosting pets, we ask that guests please be respectful of the extra cleaning time and effort it takes to remove excess pet hair, especially from furniture and linens. Pets are not permitted on the furniture or on beds. We ask that guests do their best to keep excess pet hair to a minimum and keep pets off of furniture and beds. Guests not adhering to this policy may incur an additional fee of $50 to cover the extra cleaning time devoted solely to pet hair removal. For guests traveling with children: If you are traveling with children please take note that the home is not child proofed and there are potential safety issues for which the host will not be liable and asks that guests please acknowledge: window blinds with cords, no electrical outlet plugs, no locks on cupboards, etc., neither the stairs leading to the second floor of this older home nor the stairs leading down to the river's edge have treads or safety compliant approved handrails, the home is located a short distance from a major body of water, a major highway and active train tracks. The home has decorations and doodads, many of them glass, situated at the perfect level for curious little hands to explore. We kindly ask that parents be extra vigilant that these items do not get broken, potentially causing injury to little ones. Same goes for happy dog tails. We understand that accidents do happen and ask that you please report any damage to the host prior to check out. Also noted: There is potential for road noise from nearby Route 15, which can be more pronounced in the winter months when the leaves are off the trees. There is also a local train that passes nearby, sounding its whistle. We find it to be charming. You may just find it to be loud. Seasonally, guests may encounter insects such as Asian ladybugs, box elder bugs or stink bugs inside the home as they try to find a warm place to overwinter. All are harmless but can be a nuisance. Although we do our best to deter these nuisances, there is only so much that can be done to eliminate them from gaining access entirely.
