The space Gorgeous Foothills home, perfect for couples, families, & groups of friends. The main part of the home has 3 bedrooms and the Casita is a full Studio Suite with a full bath, kitchenette, Queen size bed and spacious seating area. Perfect for privacy. If you only need the main house, the casita is perfect for hanging during pool days! There is ample parking, including a garage which hosts a small gym. The mountain views from Casa Tui are breathtaking. The home is on a large private desert lot, away from major streets. Enjoy peaceful desert serenity, in a quiet neighborhood right near Sabino Canyon! You can walk to the entrance in less than 20 min, and enjoy a beautiful hike, or bike ride. We have bicycle racks and tools in the garage, so feel free to bring your own bike or rent one from our local friends at Ventana Velos! Limit 4 cars max allowed on property. • Surveillance: Our properties usually have security cameras outside. • Noise: Keep noise at a reasonable level, especially outside between 10:00 p.m. and 8:00 a.m. • Pool Heating: Available year round depending on weather. Please inquire. • Internet Downloads: Do not illegally download copyright content. $100 fee per download. • Extras: pack n play, highchair, ect. may be available upon request. • Pets: 1 Dog only. Require permission, and $50 pet fee. • Features Subject to Availability: Sometimes stuff happens beyond our control. • No fire/flame inside: No candles/incense. Birthday cake candles are OK. • Cleaning: Clean as you go. Leave the home how you found it. Don’t strip beds. Wash whites separately. * No Smoking: The smell or other evidence of smoking of any kind in the home will result in a minimum $500 cleaning fee. We rarely have to charge fees for rules violations because the vast majority of our guests are couples or groups of family and friends who treat our home and our neighbors with respect. If you want a place to party, smoke inside, make noise, etc. then this is not the house for you. Fees for Rules Violations: Unauthorized Parties: $995 fee plus immediate termination of booking Noise Complaints: $250 per for verified noise complaints Smoking: $500+ for smoking evidence indoor (ashes, smoke smell, etc.) Unauthorized Guests: $95 per person per night for full booking term Dirty House: $250 cleaning fee if house left in poor condition. Detailed Information: Following are the more details explanations of the above high-level summary. Picture ID Required: The person who booked the home must be the one checking-in and must provide a valid government issued picture ID. We may verify the ID in person or request a text image of the ID. Guest Count: The booking price is calculated based on the number of guests you entered. Please ensure your total guest count is accurate before booking to ensure you are paying the correct amount. Any non-registered visitors who stay past midnight will be considered additional guests and the guest who booked will be charged additional guest fees. Parties / Events: Keg / booze parties with people getting drunk, loud, disorderly, under age drinking, etc. are never permitted. In addition to the guest limitation, and all non-guest visitors are to vacate the premises before midnight. Quite time is from 10:00p.m. - 7:00 a.m., so all guests must return indoors after 10:30 p.m. so as not to disturb the neighbors. Unauthorized parties will result in a fee and immediate termination of booking. The person who books is responsible for the conduct of their guests and responsible for any damages. More than 4 non-guests will be considered a party. Security and Noise Monitoring: For safety and security, exterior video cameras may be in place at various home entry points. To ensure guest and visitor compliance with city and county noise ordinances, sound (decibel level) monitors may be outside to detect noise levels only (not listenable audio). Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours. Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit Pool service may be performed during your stay. Internet: Internet service is provided for your convenience. DO NOT ILLEGALLY DOWNLOAD COPYRIGHT PROTECTED CONTENT. Comcast monitors for bit torrent and other peer-to-peer sharing sites and will mail us detailed warnings including date, time, and content titles. The guest who booked the property will be fined $100 per illegal download notice we receive. Multiple warnings can result in Comcast terminating our internet, so please do not allow any guests to misuse the Internet service. Extra Bed Requests: There is a blow up mattress in the primary bedroom closet. Parking: No RVs, no street parking. Use the garage and carport. Limit 4 cars max allowed on property. Pets: Dogs only. No other animals allowed (e.g. cats, birds, etc.) A maximum of 1 dog is allowed with an additional $50 pet fee. Guests must provide dog breed and weight information prior to booking and receive host written approval. Guests must provide proof of current rabies vaccine. All pet waste must be picked up and disposed of, otherwise a $100 cleaning fee will be applied after check-out. Any pet damage (furniture, flooring, etc.) will also be charged after check-out. $250 per pet fee for any non-disclosed pets brought on property by guests or visitors. Service Animal requests must be submitted using our forms, which must be signed by a licensed physician treating the condition. If you wish to claim a service animal, contact us to obtain these forms before booking. Feature Availability: We strive to keep our homes in excellent condition with all advertised features functioning properly. However, sometimes things break or otherwise are not available for guest use. Fire/Flame Inside: The indoor fireplaces are decorative only. Do not use. Also, do not light incense, candles, or other combustible materials inside. Birthday cake candles are OK. Cancellations, Credits, and Refunds: Our home cancellation policy is “FIRM”. When guests book our home, they agree to our booking cancellation policy. PLEASE DO: Checkout by 10 a.m., at which time maid service promptly starts. Use paper towels/towelettes to remove makeup and clean messes (not cloth towels) Only use cloth towels to dry clean bodies. Please help us keep towels stain free! Bag all trash and place in outside containers. Empty loose recycles directly into outside container - don't bag recycles! Run dishwasher, put away all dishes, clean up any messes Return any moved furniture, lamps, rugs, etc. back to their original positions. Cleanup any backyard trash and scrape outdoor grill if used. Let us know if anything was broken or needs our attention before next guest Pick up all dog/pet waste from around the property. PLEASE DO NOT: Do not use towels to remove makeup or clean anything that may stain.
