Early 1900s row home with original wood floors and architectural details on a beautiful, tree-lined street a mile from the Capital building. A comfortable and unpretentious home base for families and friends. This listing is for the upper two floors of a 3-story rowhome and includes 3 bedrooms, 1 king bed, 1 queen and 1 full bed, 1 twin bed, and 1.5 baths with private living, kitchen, dining, and laundry areas and a shared courtyard with seating, fire pit, and charcoal grills. The basement is rented as a separate unit and access to the basement will be locked from both sides (i.e. upstairs guests cannot access the basement unit and basement guests cannot access the upstairs unit). Main Floor: - half bath - full kitchen - living room w/ 45" Roku TV - dining area w/ small bar height dining table that seats 4-6 - laundry room w/ stacked washer/dryer available for guest use Upstairs: - ROOM 1 : primary bedroom w/ king bed, 23" TV w/ Roku, west-facing windows, and closet - ROOM 2 : large sunny bedroom w/ 1 queen and 1 double bed, skylight, and east-facing windows (no guest closet) - ROOM 3 : small bedroom w/ twin bed, east-facing windows, skylight, and reach-in closet - EXTRA (by request only) : twin floor mattress w/ linens - full bath w/ tub GREEN EFFORTS! • We have solar! This property has been outfitted with rooftop solar panels. • We are a waste-conscious property and strive not to ascribe to modern consumerism. We believe imperfect things that are still perfectly functional should not contribute to the landfill (i.e. bleach spots, fading, and light wear and tear). When a linen is stained or damaged significantly, we donate towels and sheets to the local Humane Society and offer remaining items to a few local homeless individuals who help distribute them to those in their community who need them. As we replace with new linens, we choose organic cotton and other natural fibers whenever possible so they they naturally decompose/biodegrade or can be burned. • We pride ourselves on being active members of the local Buy Nothing and Freecycle communities, giving new life and a new home to like new and lightly used items. • We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • SaltSugar Fire Hospitality offers compost collection service! Please notify us in advance if you'd like to participate. • All ash and spent charcoal from the fire pits and grills is collected (silver pail) and used to amend out garden soil every year, along with compost from our compost collection partner, Compost Crew. • All toiletries, toilet paper, and consumables are selected with their ecological impact in mind. We use: • "Who Gives a Crap" zero waste recycled toilet paper • Ginger Lily Farm Botanics low fragrance vegan, cruelty free, plant based Aloe Vera soaps and conditioner • Clearalif (or similar) zero waste laundry detergent sheets • Wool dryer balls Outdoor Spaces: - enclosed courtyard shared with Carriage House and basement guests - front porch with cafe table, chairs, and bench (we hope that 2023 will see our newly transplanted grapevine fill out and fruit - they're edible and yummy!) There are three units at this property. - You are renting the upstairs unit of the Main House and have full, private access to the main and second floors. There is an adjoining basement apartment in the Main House, separated by a locked stairwell to which only the owner and host have a key. Basement guests DO NOT have access to the upstairs unit and upstairs guests DO NOT have access to the basement. - At the rear of the property, there is a Carriage House garage and apartment where the owner resides. When out of town, he rents the Carriage House apartment on Airbnb and these guests also have access to the courtyard. They DO NOT have access to the Main House and you DO NOT have access to the Carriage House (excluding the hallway that leads to the alley for the purpose of take trash out to the municipal bins during your stay) Guest access You have access to the upstairs unit, only. Please note there is a basement guest suite listed separately on Airbnb and a carriage house occupied by the owner at the rear of the property, neither of which you will have access to (except for a carriage house hallway to the alley to take out excess trash or periodically empty indoor trash during stays longer than 5 days). If your visit is to celebrate a birthday or any special occasion, please let us know in your message even if you do not plan to host it at the house. • We do not guarantee early checkin or offer luggage storage at this property. Please do not loiter at the property if you arrive early, as this encourages vagrants in the area to do the same. There are several luggage storage services available in DC; let us know if you'd like more information • For guests with allergies or sensitivities, some of the duvets and pillows are down-filled and we use fragranced cleaners and air fresheners. Please notify us of your allergies in your booking message so we can set up the unit to accommodate your needs - We provide cotton towels in place of paper towels in an effort to reduce hospitality waste. Guests are welcomed to purchase or bring their own. • This nearly 200-year old, 3-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor during the hottest and coldest months. We have window AC units and fans in the second floor bedrooms for your comfort. The basement heats VERY quickly in the winter so the thermostat is set with a governor not to exceed 74F (anything above 74F translates to above 80F in the basement, which exceeds housing code regulations for temperature). We recommend keeping bedroom doors open overnight to allow warm air to circulate more efficiently and have room heaters available by request. • The neighbors - Fred & Randy - are super friendly and like to unwind with music, a 6-pack, and a smoke in the evenings, particularly on weekends. They know you are a guest and will keep it down if you ask them nicely. They're also long time residents of DC and know a ton about the neighborhood and city if you have any questions.
