Not-so-Tiny House Near Scotts Addition & Highway!

Private, safe, & close to everything - 90 seconds to highways in all directions - with off-street parking & yard, my newly built 500 sqft Not-so-Tiny Home uses 100% renewable energy, is walkable to coffee shops, bars, & restaurants, & 1 mile from Scott’s Addition, the heart of RVA’s brewery & restaurant scene. Well-designed for long stays for 1-2 people, this detached guesthouse has work space & can host up to 4 in a ground-floor queen room, a full bed loft, & a sleeper sofa in the living room! The space My centrally located and well-designed Not-so-Tiny guest house is newly built (completed in January 2022), runs on 100% renewable energy, and is detached from the main house where I live. It has its own private entrance accessed from a safe and well-lit alley, free and exclusive off-street parking for two vehicles, private fenced-in yard, back deck, and fire pit. It boasts vaulted ceilings with tons of natural light, 2 bedrooms (including a gorgeous loft space that’s also equipped with a desk and chair for remote workers), an open kitchen and living room, and one full bathroom. There is a dedicated high-speed internet line with strong wifi signal throughout the house, perfect for remote working, video streaming, or gaming. This home is LEGAL AND FULLY PERMITTED (many in Richmond are not and risk being shut down as enforcement begins taking effect!). I am a private owner with only this one Airbnb and live in the main house on the property, so rest assured you are not displacing long-term residents or driving up local home prices by staying here. Instead, you are helping me to make ends meet while I attend graduate school :-) This home is efficiently built and runs on 100% GREEN ENERGY through a partnership with Arcadia Energy! There is a 220-volt outlet available for electric vehicle charging, as shown in the house photos. The charging cable is not included, and it is a good 30 feet from the outlet to the parking area, so an extended charging cable is recommended. Please alert me in advance if you plan to charge an electric vehicle so that I can turn the breaker on for an additional fee. Pets are allowed for a fee to provide for a deeper cleaning after your departure (this fee is already included in your price if you select that you're bringing a pet in your search). Please do not allow pets on furniture, especially beds. Although I have the home extra deep-cleaned after a stay with pets, you may want to consider choosing a listing that is not pet-friendly if you have a severe pet allergy. Guest access The guest house is accessed through the back alley between Wilmington Avenue and Maple Shade Lane, which can be easily accessed from either Rosedale Avenue or Lanvale Avenue. The house is well-marked with a set of lights guiding you to the entrance, and you'll find two private, off-street guest parking spots reserved exclusively for your use. For your convenience, entry into the guest house is provided via a keyless entry system using a keypad. You will receive a four-digit entry code the day before you arrive that will work from your check-in time through your check-out time. I am very easy to get in touch with via the Airbnb messaging system, and there is also a Ring video doorbell through which we can communicate. Other things to note What’s Provided (Kitchen and Bathroom Essentials and More) The kitchen is always stocked with tea, coffee, and all of the basics (condiments, cooking oil, spices, etc.), along with all major appliances including a large coffee maker, toaster oven, and dishwasher. The bathroom includes a hairdryer, towels, and basics like shampoo, soap, conditioner, and hand lotion. Wifi and TV Wifi is available throughout the space. The ID is RosedaleRocks and password is Rosedale123 (only the 'B' is capitalized in the password). Both TVs are equipped with a Chromecast so that you can cast movies and TV directly from your phone without worrying about logging into and out of my equipment. Check-in and Check-out Check-in time is 4:00pm, and check-out time is 10:00am. Your key-code will only work during those times, so please plan accordingly. When checking out, please do the following: - Ensure that all appliances are turned off, including oven, toaster oven, and any others that may pose a fire hazard. - Clean any remaining dishes either by hand or by loading, adding soap, and starting the dishwasher. - Depending on the season, please turn the Air Conditioner to 75 degrees or the heat to 65 degrees. - As you leave, ensure that the door closes all the way and double check that it is fully locked behind you. Guest Access and Host Availability Guests have full and exclusive access to all areas in the guest home, including the private fenced in yard (access to the main backyard of the house is not included, please only enter this area in case of emergency). I am typically available via AirB&B’s messaging service, and because I live in the main house I am also usually available in the evenings and on weekends. Sometimes, I may even be available to grab a beer or join a backyard fire :-) Pet Policy Pets are allowed for an extra fee to provide for a deeper cleaning after your departure. Please do not allow pets on furniture, especially beds.
