Located very close to the casino, shopping/dining centers, music/art festivals, and much more. Community lake is a walking distance away. The space The home includes but is NOT limited to the specifics below. Downstairs bedroom A: 2 fulls, closet, dresser Upstairs bedroom B: 1 queen, walk-in closet, tv Upstairs bedroom C: 1 queen, walk-in closet Upstairs bedroom D: 1 full, 1 twin, closet Upstairs master bedroom E: 1 king, walk-in closet, tv Downstairs bathroom A: Toilet/sink Upstairs bathroom B: Toilet/double sink, tub shower Upstairs master bathroom C: Toilet/double sink, walk-in shower, bath tub Dining room table seats 8. Kitchen is fully stocked. Island bar seats 4. 4k smart tvs: 3 total. Living room has a sectional and the tv is 75 inches. Garage has a ping pong table and folding bed if needed. Laundry room is upstairs. Indoor/outdoor speaker system. Pool/Spa. BBQ w/island. Outdoor remote controlled LED color changing lights. Patio sofa and tanning chairs. Outdoor dining table seats 12. Outdoor island bar seats 3, functions as a swim-up bar. Other things to note All guests are required to sign a rental agreement before arrival. You are responsible for informing and making sure all guests comply with the rules. The check-in/check-out instructions, and parking/house/community rules (Terra Lago Welcome Packet) will be sent to you. No refunds or subleasing. Check-in time - 3:00pm PST Check-out time - 10:00am PST $50 per hour extra charged for non-approved late check-outs. Maximum number of guests allowed to stay overnight is 12. If you plan on having visitors, please discuss beforehand. However, daytime visitors could be disallowed. If you are found having extra guests who are not given permission, the vacation will be terminated and you will be asked to leave immediately. No street parking allowed. It will result in a ticket. Park in the garage or on the driveway (4 cars max). $200 per car/per day extra charged for cars parked on the street. $50 one-time fee to heat the spa. $150 one-time fee to heat the pool. Vacation will be forfeited if any guest swims in one of the lakes. All guests are required to respect the neighbors, many of whom are full-time residents. The noise curfew is from 10:00pm - 8:00am. If any noise complaints are received, you will be contacted once for noise level reduction. If the noise continues, you could get cited and will be responsible for paying it. Guests are allowed to bring only one speaker and it must be handheld/face towards the house when turned on. Sound is easily amplified and can disrupt neighborhood peacefulness. Please keep the music at a reasonable volume. No pets allowed. If you or another guest brings a pet, your deposit will not be refunded and you will be charged for expenses the owner incurred. Penal code 367.5 will be enforced. Minimum $400 extra cleaning fee for a service animal, plus damages. There is a $1,200 damage deposit that is not paid when making a reservation. It will be charged if/when there is a claim because of costs incurred by the Homeowner as a result of the guest’s stay. You acknowledge that the property is fully stocked and are liable for property damage, and all items including (but not limited to) furniture, appliances, paintings, decorations, kitchen equipment/utensils, towels, supplies. During Coachella and Stagecoach, the damage deposit is $2,200. In the event of theft or damage, you authorize the owners, upon inspection, to notify and charge you in order to cover expenses related to the repair or replacement of property. Smoking is only permitted outside with the sliding door/all windows closed. Extra cleaning fee up to $1,200 if the rule is broken. In compliance with the City of Indio ORDINANCE NO. 1665 section 37.011 OPERATIONAL REQUIREMENTS AND PERFORMANCE STANDARDS ESTABLISHED; It is required that the primary overnight and daytime occupant of the short-term vacation rental to be an adult 21 years of age or older. RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the community homes are privately owned; the Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of Guests’ personal belongings or valuables. The Homeowners are not responsible for any item(s) left behind, and will not ship items back to Guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
