Welcome to Greater Denver! This stylish place is perfect whether you’re seeing live music, heading to the mountains for day trips, ski/snow-boarding, exploring downtown Denver, or coming for a 420 experience. You’ll rest well in this 2 king bedroom and 1 bath basement level apartment with coffee bar/kitchette. This is our personal home; we live upstairs with our dog so I can be available for anything you might need to make your stay comfortable and memorable! See rules. Lic#378687 STR-R2026-002. The space You are going to love this super cozy and stylish AirBnB in Southwest Denver! The beds are divine and no one has to fight over who gets the king bed! Your stay is located about 5 minutes from South Broadway as well as downtown Littleton - both have fantastic restaurant/retail! South Broadway is the gateway into downtown Denver, boasts the FREE Englewood Trolley, and the Green Mile aka “Broadsterdam”! While I know you didn’t come to Colorado to stay inside all day, for your convenience there is a Smart TV loaded with apps - all you need to do is BYOL (bring your own login). This is the lower level of my home. Basement access through shared private entrance via backyard in a residential neighborhood. (You enter into the landing of the stairs down to your stay; there is a locked off door at top of landing where I can access my home as well.) *Seasonal decor may vary from original photos. Guest access You may park on the street in front of the house - one vehicle per bedroom. (Upon arrival, driveway parking can be arranged depending on weather and current personal use.) Walk up driveway to backyard gate. You will access the Southwest Sanctuary via a keyless entry (auto locks when closed). Backdoor of house on stoop, NOT garage. The backdoor door is semi-private as I may use it to access backyard while you are home. There are curtains that can be closed at the base of the stairs for your privacy and comfort and my home is blocked off by a locked door at top of stairs. The landing is shared. Other things to note This is a dog occupied home so if you are allergic to dogs or would be the type to complain if a random dog fur is found, this is not the place for you. While the dog does not reside in the AirBnB, fur is easily transferred by foot, HVAC, and laundry. I renovated my home to have a separate unit for hosting guests. It is a basement level unit, so noise can be transferred both ways. You must use stairs for access. Between the two bedrooms, there are varying pillow texture/firmness. Total of 8 king sized pillows; 4 standard, 2 down, 2 memory foam. Feel free to interchange as needed for your comfort. We have flush mount lighting and a set of both plug-in and wireless lamps throughout the unit, including a fun color party lamp. *For the light sensitive: Please tell me if you would prefer warm versus white/natural light bulbs so I can have them changed accordingly to ensure you’ll be pleased during your stay. Absolutely no smoking cigarettes/tobacco/cigars indoors. No paper 420 indoors. Smoking is allowed outdoors (please use ashtrays, not planters). New landscape coming in phases 2025 and 2026! Currently in progress Mar-Oct 2025. Use caution. -Do not touch old window in double window bedroom (driveway side). This will become egress Spring 2026. -There are 3 new windows (dining room, bathroom hall, double window bedroom) that you can open if you would like and they have screens so bugs cannot come in. -Do NOT use egress window unless in emergency! Do not leave the entrance door unlocked. You can deadbolt it at night if you would like. Handle auto locks when you leave. Hot tub is seasonal amenity (open Dec-Mar) with closing hours of 9:30pm. Absolutely no food, drink or smoking in the hot tub; sexual activity or nudity is not allowed. You must shower before using the hot tub. Any damage done will be your assumed liability if not previously reported/inspected. You must book your one allowed hot tub night. **Host reserves the right during extreme temperatures where hot tub could be closed for safety reasons** Gym equipment will be integrated for Winter 2025. Do not use (as is labeled) in one guest room. Any stay over 4 nights will require that you take out all recycle and garbage on the 5th day and every 5th day after. FYI: Our trash pickup day is Wednesday, so carts could be curbside Tuesday PM or early Wednesday AM. The couches are NOT for sleeping on! Owner reserves the right to inspect the unit if there is reason to be concerned. Please see rules, policies and penalties. And don’t hesitate to ask me anything before or during your stay! Booking requirements include: Photo ID showing 21+ for all guests on reservation and statement that all rules have been reviewed and accepted. STR-R2025-005 Max occupancy 2 per bedroom totaling 4 guests. (can make exceptions for additional 2 others not to exceed 6 guests total, only upon approval by host and for additional fee.)
