The space BEDROOMS & BATHROOMS - 5 luxurious bedrooms; 1 king, 4 queens - 5 private ensuite bathrooms + 1 full bath - Family room w/ wet bar + - Personal theater room - Private pool + spa w/ optional heating - Free parking; gated lot for maximum security + privacy - Pet-friendly Each room offers premium bedding, a flat-screen TV, and a private ensuite bathroom with either a large walk-in shower or a relaxing shower/tub combo. The primary suite has a cozy lounge space, a gas fireplace, a large balcony, and a massive walk-in closet. The ensuite bathroom features a stunning two-person shower and a separate soaking tub. There is an additional half bath on the main level. KITCHEN & LOUNGE The chef's kitchen is an entertainer's dream, with sleek, spacious countertops that are great for both preparing and serving. The kitchen boasts stainless steel Subzero and Wolf appliances, a butler's pantry, and a breakfast nook overlooking the expansive lounge. There's also a large formal dining area with a custom chandelier. The lounge features plush furniture, a flat-screen HDTV, and a stunning wet bar with seating for three. There's also an additional lounge space on the other side of the dining room. THEATER ROOM This cozy room has four large theater-style recliner chairs, pillows and blankets, and an overstuffed bean bag chair with a massive screen and a projector so you can stream all your favorite shows and movies. OUTDOOR SPACE The walls and greenery create a secluded ambiance for long days in the pool, relaxing in the spa, or simply enjoying your morning coffee on the comfy patio furniture. The front of the home is gated for added security. Guest Access: You will have exclusive access to the entire home, including the amenities indoors as well as the pool and spa. Enjoy your favorite shows and movies with the entertainment system and the fast WiFi throughout the home. Make the most of the beautifully decorated kitchen and lounge spaces by spending time at the wet bar. Parking is available behind the gate. Please also note this home accommodates 10. If you have more than 10 people in your group, please let us know about any additional guests before check-in. Groups of 10 or more are not allowed unless cleared prior to check-in. It's important to note that the villa is located in a quiet neighborhood. All noise and music must remain indoors and at a reasonable level by 9-10 PM. The neighbors are extremely sensitive, so it's crucial that everything is at a reasonable and respectful level at all times. We can't have complaints of loud music, guests being loud while entering/leaving the property in the street, or people hanging out by the pool being too loud. It's important to be mindful of this while booking. Pool heating is available for an extra charge of $300 set up and then an additional $100 a day. The house is equipped with civilian security cameras (outdoor only and covering them is NOT allowed and will cause immediate eviction). We are available for questions by email, phone call, or text message throughout most hours of the day. Staff is always nearby if an emergency occurs. Pet Policy - There is a $250/pet per stay fee upon approval. Extra- Person - Per City of LA home sharing regulations, the overnight guest is calculated by the number of bedrooms x2. The number of overnight guests exceeding this limit will be charged $100 per guest per stay. (IF APPROVED). Guest access You will have exclusive access to the entire home, including the many amenities indoors as well as the pool and spa. Enjoy your favorite shows and movies with the entertainment system and the fast WiFi throughout the home. Make the most of the beautifully decorated kitchen and lounge spaces by spending time at the wet bar. There is parking available behind the gate. Please consider this your home during your stay and also please treat the home and neighbors with respect. Upon arrival you will be greeted personally by an TMG property manager who will show you around the property, show you how to operate things in the home and answer any questions you might have. At this time you will be given codes, keys/remote. CHECK IN: Check-in time is at 4PM, however, if you would like early check-in we have an early check-in fee given there is NOT a same-day check-out. We are also able to accommodate earlier luggage drop off if you are needed, but you must not return to the property before 4PM. CHECK OUT: Check out is 10:00am. Please let us know if you need an 11 AM check out, it’s free with a 12-hour notice, given there is not a same-day check-in. Any time after 11AM to 1PM will be a $300 late checkout fee. Any time between 1PM to 3PM you will be charged for 50% of the daily rate. Any time after 3PM you will be charged for a full day. If you plan on extending, payment must be made in full before your 10AM checkout. Please leave any keys or remotes on the table by the front door or the kitchen counter when you depart. The owner is strict with this policy due to cleaning schedules and last minute bookings. Early check-in requests and late check-out requests are NOT guaranteed. Approval is based on availability. Other things to note House rules: Before you book your stay, please take a moment to review the following house rules. By booking, you acknowledge and agree to abide by these rules throughout your stay. Failure to follow these rules will be considered a violation of your rental agreement. To ensure a peaceful and respectful experience for all, please keep all noise and music indoors and at a reasonable level at all times, especially during the city’s quiet hours from 9 PM to 8 AM. Our neighbors are particularly sensitive to noise, so it’s important for all guests to be mindful of this and act accordingly throughout the day. We cannot have any complaints of loud noise or music, guests being disruptive while entering or leaving the property, or excessive noise levels around outdoor or pool areas. We kindly ask all guests to be mindful of this during their stay with us. Finally, please note that all reservations for groups larger than 10 individuals must be cleared prior to checking in. Please be aware that any noise violations or parties held on the property are considered a breach of the rental agreement. As a result, The Maimon Group reserves the right to enter the property without advanced notice if any violations occur. In addition, we reserve the right to evict guests in response to any violations of the city ordinance. NOTE: Most outdoor music systems are disabled due to previous noise complaints. We kindly recommend bringing a Bluetooth speaker, as they are easy to connect and can be placed wherever you prefer. Absolutely no outside music is allowed past 9 PM, and only low-decibel, non-amplified speakers are permitted. FILMING AND EVENTS: If you are considering filming, production activities or hosting an event such as a small wedding, birthday party and any other gathering, please reach out to us for approval prior to booking. Please note that approval for filming and events is subject to review and cannot be guaranteed. Additional fees associated with such activities will be the sole responsibility of the guest. VENDORS: It is necessary to obtain approval from the property management/Owner prior to allowing any outside vendors into the home. Additionally, guests are kindly requested to provide proof of insurance (COI) for any authorized vendors. AIR CONDITIONING: To maintain the performance of the air conditioning units, please keep all doors and windows closed while it’s in use. Operating the AC with them open can cause the units to malfunction and is considered guest misuse. Refunds or discounts will not be issued under these circumstances. Additionally, AC units should not be set below 70 degrees, as this can also cause damage. SMOKING: Smoking or vaping is strictly prohibited inside the house. If guests choose to smoke, we ask that they do so outside at a safe distance from the main house, and to clean up after themselves. Any evidence of smoking indoors or cigarette butts on the ground outside may result in a $1,000 fee to offset the necessary measures to remove any residual odors. This policy will be strictly enforced. NOISE METERS Similar to many vacation rental managers, we utilize decibel readers to alert us when the noise level exceeds the allowed threshold set by our city. Rest assured that our noise meters do not record conversations. In the event that we receive a noise alert, we will promptly notify you through text and/or phone call. If we do not receive a response, or if the noise level continues to exceed the city limit, we may need to make an in-person visit. POOL/SPA: To have a better understanding of the pool and spa heating in our vacation rental property, please read the following instructions carefully. Please note that pool heating is only available upon request and for an additional fee, which includes a commencement fee to elevate the pool’s temperature to the desired warmth and a daily maintenance charge to retain the temperature. These fees are not included in the rental rate. For pool heating, it takes a minimum of 12-18 hours to reach temperatures above 80°F, while the hot tub/spa takes approximately an hour. Therefore, pool heating must be requested in advance (preferably at the time of booking) and may require up to 48 hours to reach the desired temperature. Pool pumps operate on a scheduled timer to prevent the system from overworking. As a result, the system will not run overnight. Please note that the pool and spa cannot be heated to different temperatures at the same time. When you are done using the spa, TURN OFF SPA MODE or the system will remain in Spa Mode, causing the pool to stop heating and start cooling off. Please also note that setting the pool temperature to 100-105 degrees will not speed up the heating process. Instead, the pool will be heated as usual. Please be aware that due to user error, we cannot guarantee the pool’s temperature. However, we will do our best to provide support and accommodate your needs. Security Cameras: The house is equipped with external civilian security cameras. These are in place for security reasons and covering them is not permitted. Any party found covering the security cameras will be immediately evicted. Monthly Reservation: Please note that for reservations lasting 28-31+ days, the client will be responsible for covering the costs of monthly utilities, such as gas, water, power, and others. Additionally, a separate utility deposit will be required. Maximum Occupancy: Accommodates: 2 guests per bedroom (No more than 15 people at any given time unless approved). Pet Policy: All pets must be pre-approved and are not guaranteed to be pre-approved. An additional pet fee of $250 per pet is in addition to the rate quoted please ask the host. Extra-Person: Per the City of LA home sharing regulations, overnight guest count is calculated by # of bedrooms x2. Number of overnight guests exceeding this limit will be charged $100+/guest per stay if approved. Concierge services: We are pleased to offer a wide range of amenities to enhance your stay with us, including access to chef services, maids, luxury car rentals, and boat or private jet charters. Additionally, we also provide personal trainers, spa services, and any other amenities you may need during your visit. For convenient access to our Luxury Concierge services, please reach out to us. Booking schedule: To accommodate the preferences of our homeowners, we are unable to book stays for less than five days more than three weeks in advance. Therefore, we kindly request that you send us a message prior to requesting to book to ensure that your desired dates are available. Please note that some of our properties are currently listed for sale or long-term lease. If you book one of these properties and we are unable to accommodate your reservation due to this reason, property management reserves the right to offer you a full refund or relocate you to another suitable property. Contacts: We’re happy to help answer any questions you may have and are available to you via email, phone call, or text message throughout most hours of the day. Additionally, our staff is always nearby in case of emergency. We kindly request that you provide us with at least two emergency contact phone numbers and email addresses in case of any unexpected occurrences that we may need to contact you for. ID must be available at check-in for guests registered to this account or an approved replacement.
