The space This stunning historic home boasts a spacious layout with lofty ceilings. With rare American Chestnut wide plank floors and 2-foot thick fieldstone walls, modern bathrooms and curated furnishings that are magazine-worthy. Every detail has been considered in the furnishings and decor, reflecting our passion for art and antiques. A curated collection of vintage and antique decor mingles with upscale pieces sourced from renowned stores like Restoration Hardware. Each bedroom features a plush foam mattress and high-quality linens to ensure a restful night's sleep, a comfort our guests consistently rave about. The kitchen is a chef's dream, boasting luxurious quartzite counters, Moen fixtures, and a Thor gas range/stove. The house is equipped with an energy-efficient geothermal system, providing heating and cooling in an environmentally conscious manner. In a unique twist, the property's original purpose as a distillery has been reimagined, with the abundant 100-gallons-per-minute spring now serving as the source of heating and cooling for the house. This geothermal system utilizes clean and renewable energy, significantly reducing its environmental impact. The water supply for the property is derived from an artesian spring that flows into an adjacent pond, ensuring a pristine and natural source. Relax in the serene ambiance of the charming patio area, complete with a grill and enchanting string lights overhead. This tranquil spot allows you to unwind while listening to the soothing sounds of the flowing spring and observe the diverse array of bird species that frequently visit the property. In spring and summer, the grounds are especially enchanting with mature walnut, cherry, oak, and locust trees. Kitchen and Dining Room: The newly renovated and spacious kitchen features a substantial Restoration Hardware dining table that seats 10. A generous island with counter seating, quartzite counters, and design details that perfectly complement the historic stone walls make it a delightful space for culinary endeavors. The kitchen is fully stocked to meet all your cooking needs. 1st Floor Primary Bedroom and Bathroom: The primary bedroom boasts a king-size Restoration Hardware canopy bed with a designer chandelier, an antique dresser, a smart TV, and a lovely view of the spring. The walls are adorned with barn wood sourced from the original tobacco barn on the property. Adjacent is a modern primary bathroom. Second Floor Living Room: This spacious living room with cathedral ceilings is perfect for gatherings, be it for games or watching a movie. It features a Pottery Barn sleeper sofa and a 70” flat screen TV with Roku. There's also a 4-person dining table for games or catching up on homework. This is where we've placed a Peloton Bike+ for guests. Don't forget to bring your own cycling shoes! Guest Room 1: A king-size Crate and Barrel bed completes this cozy and stylish guest room. Guest Room 2: Two antique twin beds are perfect for kids or solo travelers, along with a desk. Sunroom: The stunning two-story sunroom features a wood-burning stove, making it an ideal spot for entertainment next to the cozy fire. You can relax on the daybed while enjoying your favorite TV show. Please note that the sunroom is not climate controlled - it has ceiling fans and the windows have an energy efficient tint so the room stays pleasant in the summer and you can use the wood stove in the winter. WiFi and Audio Systems: The property features an Eero mesh network seamlessly connected to Comcast high-speed internet to ensure a smooth online experience. Furthermore, you can indulge in high-quality audio throughout the house, thanks to the Sonos speakers throughout. Famous past owners and residents include: * Capt. Jacob Krug, co-founder and first treasurer of Franklin College (now Franklin & Marshall College) * Abraham Hershey Herr, great-grandson of Hans Herr, the first Mennonite Bishop to emigrate to America * John Miller, High Sheriff of Lancaster County (1785-1787) and Chief Burgess of Lancaster Borough (1799, 1805) * Lt. Col. Jacob Shirk Strickler, member of the State Assembly (1797-1800), appointed commissioner to move the state capital from Philadelphia to Lancaster in 1799. Strickler operated a whiskey distillery in this building, and began distilling as early as 1802. A record dated 1811 states that he bartered 471 gallons of whiskey for 2.5 tons of plaster (he was also a builder). The family remained in the distilling business after Strickler’s death until at least 1816 - there’s another published mention of a meeting of distillers in which a committee was formed including one of the Strickler sons. * Samuel J. Atlee Jr., son of Col. Samuel J. Atlee (Revolutionary War hero who served on the Continental Congress), and grandson of Lady Jane Alcock (lady-in-waiting to King George II's wife) Guest access Guest will have access to the entire home. Parking on the driveway is shared with the adjacent historic home that is also available for rent on Airbnb. Other things to note This home shares a driveway with our neighboring historic home, which is also listed for rent on AirBnB. If you opt to rent only one of the houses, please be advised that the adjacent home might be occupied by other guests. You are responsible for ensuring that all guests in your party, including pets, remain on the side of the property you have rented to respect the privacy of other vacation rental guests who may be staying next door. RENTAL AGREEMENT: The guest booking the property must sign a rental agreement, to be sent to guest upon booking within the 48 hour zero penalty cancellation period. If the rental agreement is not completed within 48 hours of receipt then the reservation will be cancelled. MAXIMUM OCCUPANCY: The guest must accurately disclose occupancy including the number of adults, children and animals that will occupy rented premises in the booking data provided. That determines the maximum occupancy at all times and applies to day visitors and children as well. NO SMOKING, vaping or illegal drugs of any kind will take place in or on the premises. PETS - Pet Addendum is required for approval of pets, emotional support or service animals. QUIET HOURS: The property's quiet hours of 10 pm to 7 am are required by Lancaster County ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by Lancaster County up to $300. Failure to abide by the Lancaster County noise ordinance will result in the immediate termination of the stay without refund. PARKING – Parking is designated to the driveway only. No parking is permitted on the lawn. PELOTON BIKE - use of the Peloton bike involves the risk of injury. Guest understands that these risks can range from minor injuries to major injuries including death. Guest understands and voluntarily accepts full responsibility for everyone staying at the property for the risk of injury or loss arising out of or related to use of the exercise equipment. SEPTIC - Guest agrees that only toilet paper will be flushed in the toilet. No other items will be flushed in the toilet even if it says "flushable". Any damage caused to the septic or plumbing system will be the full responsibility of the guest. REPORTING OF DISSATISFACTION OR NOT AS ADVERTISED: Guest agrees to report any issues of dissatisfaction to host immediately upon finding said issue but no later than 24 hours after discovery. Guest will cooperate with host and allow for a reasonable solution. Host shall not bear financial liability to rehouse or refund guest for any amount if unsatisfied or if guest chooses to vacate early after host has made best efforts to resolve guest's dissatisfaction. WILDLIFE: Although the property is conveniently located near various amenities, it is also nestled in Lancaster County's renowned farms and fields. Please be aware that you may encounter some wildlife, such as ladybugs, stinkbugs, deer, turkeys, bees, wasps, frogs, moths, ticks, spiders, bats, snakes, etc., during your stay. The best way to minimize the number of bugs inside is to keep doors and windows closed. Our dedicated housekeepers and pest control service work diligently to maintain cleanliness and tidiness. The property is centuries old and situated in the countryside, the occasional encounter with wildlife or the scent of nearby farms is possible. SECURITY CAMERAS / TECHNOLOGY- Exterior cameras, keypads, smart home technology, etc. are installed for the safety and protection of the property and its guests and may not be tampered with or disabled. An external security camera is located at the front door and records for a short duration upon motion activation. Please note that guests are not permitted to charge electric vehicles at the property. The electrical system is not set up to accommodate EV charging, and attempting to do so may cause circuit overloads and power disruptions. INTERNET USAGE Any illegal or abusive Internet usage is not allowed. Host is not responsible for any internet outages that are outside of the control of the host and will not offer any refunds for such. The renters must have their own spyware/virus protection or data security, etc. FALSIFIED RESERVATIONS: If your booking was made under false pretense, including, but not limited to, a falsified name, age, booked for a 3rd party or size of party, or undisclosed animals (including service or emotional support animals) you will be subject to immediate eviction and forfeiture of all amounts paid. INCLEMENT WEATHER, UNINHABITABLE or ACT OF GOD POLICY: Should the premises be destroyed by fire or other casualty, extreme weather, pandemic or act of God to become unfit for human habitation or to prevent travel to the property then these presents shall thereby be ended with NO refund to the guest for any rent term unused. Inclement weather preventing travel to or from the property will not be the responsibility of the host. We highly recommend you purchase travel insurance to cover any losses in this case or immediately notify Airbnb who will assist you under their guest guarantee. In the case that the HOST is able to recuperate funds from an insurance claim, a refund of rents and fees paid will be returned at the HOST’S discretion. EVENTS POLICY: The premises may not be used for parties, large gatherings, receptions, weddings, or any type of function which would cause abnormal wear and tear or mess or exceed the maximum number of occupants specified in this lease without written permission. Evidence of these activities will result in a potential $1,000 fine and/or loss of security deposit. At the host's discretion, they may choose to grant a written exemption to this events policy. BOOKING PLATFORM POLICY: All exchanges of funds will be made through AirBnB according to their terms. All other terms and conditions in this contract supersede and take precedence over the booking platform's terms or conditions. HOUSE RULES: Guest agrees to adhere to all house rules or instructions issued by the Host through any means of communication, including but not limited to messages, email correspondence, property listings, welcome books, information books, or any other form of communication received by the Guest. COMMERCIAL / FILMING / PHOTOGRAPHY: No filming or photography is permitted for the purposes of commercial distribution or profit. This agreement is for recreational purposes only. Photos shared on social media must include a tag or credit of Perennial Stays. The property may not be used for any events, meetings or any other sort of commercial use without prior approval. Please inquire for details on use of the property for such purpose PINATAS / CONFETTI / FIREWORKS POLICY: No confetti or pinatas are allowed anywhere on the premises or grounds. No fireworks of any kind may be brought or used in or on the premises. MINIMUM RENTAL AGE for the primary guest is 25 years of age at the time of reservation. The party who is on the reservation must occupy the subject property for the full duration of the rental lease. Any exceptions to this must be in writing by the host. INDEMNIFICATION & HOLD HARMLESS: Guest agrees to indemnify, defend and hold the owner of the property harmless for from any and all claims, demands, liabilities, damage, cost or expense whatsoever (including attorney’s fees) arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental and it’s amenities, including, but not limited to, any claim or liability for personal injury, property damage, wrongful death, accidents, allergic reactions, illnesses or any other casualties or health problems, including viruses, which may arise during tenancy or as a result of said occupancy, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest. LEGAL ACTION: If any legal action or proceeding be brought by either party to this agreement, the prevailing party shall be reimbursed for all reasonable attorney’s fees, court filing fees or any other expenses incurred in such proceeding in addition to other damages awarded. Due to the fees that can be charged by attorneys, it is agreed by the parties that both sides will waive their right to a jury trial and will first attempt mediation or arbitration if the claim exceeds small claims court limits.
