Ideal for large families, relocations, business groups, and extended stays. Conveniently located near Reseda Park, shopping, CSUN, and Pierce College, with gated parking for up to two vehicles. The space 3 smarts TV inside the house plus two extra door entrances for rooms. Dear Guests, During the summer season in Southern California, particularly in Los Angeles, due to the heat, the number of ants, spiders, and cockroaches increases more than usual, and they tend to try to enter the house. Please always keep doors and windows closed, and if you see any, use ant spray. Avoid dropping crumbs of bread, rice, and snacks on the floor, and keep your living space clean daily, as it helps maintain both your health and the cleanliness of the house. Utilities (Water & Electricity & Gas& internet ) Utilities are included up to $1000 every two months. If bills go over this amount, guests must pay the extra cost. By booking, you agree to cover any additional charges if usage exceeds this limit. Thank you for your attention and understanding. Please only dispose of toilet paper in the toilet. Do not flush hair, cotton balls, baby wipes, or any other items not designed to be flushed. These should be thrown into the trash can, not the toilet. If anything other than toilet paper is flushed and it causes a blockage or damages the plumbing and AC/Heating system issue, you will be fully responsible for the cost of repairs. These costs will not be covered by me, the host. Additionally, any damage to appliances, furniture, beds, mattresses, doors, windows, mirrors, locks, AC, water heater, or any other items in the house must be repaired or replaced by the guest. Please note that the number of guests must match the number listed in your reservation. If you bring additional guests, a fee of $200 per person per day will be added to the total cost of your stay. If an additional guest plans to stay long-term (at least one month), an extra $1,000 will be added to the rental cost. We kindly ask that you inform us and update your reservation through Airbnb before bringing any additional guests. Thank you for your understanding! Important Reminder Regarding Pets: Pet Policy: A $200 fee will be charged for each pet staying at the property. If any pet was not added during the booking process, guests are required to submit the corresponding pet fee separately through the Airbnb app before check-in. According to house rules, after each use of a pet, the area must be thoroughly cleaned. Pet Policy and Waste Disposal Clause In the event that the Guest brings any pet, including but not limited to a dog or a cat, the Guest agrees and undertakes to immediately collect all pet waste using an appropriate bag and dispose of it in the designated trash receptacles within the Property, and strictly refrain from leaving any pet waste in the yard, common areas, sidewalks, or surrounding premises. This obligation forms an essential part of the Guest’s duty to maintain the Property in a clean, sanitary, and lawful condition in accordance with applicable California state law and local municipal ordinances. Failure to comply with this clause shall constitute a material breach of the terms of stay. Upon observation of such a breach, the Host shall have the right to terminate the reservation and/or occupancy immediately and without prior notice. In such event, the Guest shall remain responsible for payment of all applicable cancellation fees pursuant to the reservation policy, and additionally shall be liable for liquidated damages in an amount equal to one (1) month’s rent as compensation for the impact of the violation and associated costs. The Host may document the violation by photographs, video recordings, or other reasonable evidence and may retain and submit such documentation to Airbnb and/or competent authorities if necessary. By entering the Property and/or confirming the reservation, the Guest acknowledges and agrees to this clause and all House Rules in full and without reservation. HOUSE RULES – 30+ DAY STAYS This property is intended exclusively for residential stays of thirty (30) consecutive days or longer and operates in accordance with applicable California law, Los Angeles regulations, and Airbnb policies. Prior to occupancy, guests may be required to complete additional residency requirements associated with long-term stays, including identity verification, occupancy documentation, and supporting insurance documentation. Guests are expected to maintain active Renter’s Insurance (HO-4) or Personal Liability Insurance that remains effective for the entire duration of their stay and should be prepared to provide proof of coverage before check-in when requested. Acceptable documentation may include an official Declaration Page, Certificate of Insurance, or equivalent documentation issued by the insurance provider. Guests acknowledge that Airbnb AirCover is not a substitute for personal insurance coverage and may not cover all damages, expenses, or operational losses associated with a residential occupancy. As stated in the House Rules that you agreed to when making your reservation, all guests are required to place any full trash bins (Green, Blue, and Black) at the curb every Wednesday no later than 5:00 PM for City collection. After the City of Los Angeles collects the bins on Thursday, all bins must be returned to the property and neatly placed back in their designated location along the wall. Unfortunately, we have noticed that some residents have not been following this requirement. Therefore, this message serves as an official reminder to everyone staying at the property. Failure to comply with the House Rules may result in the issue being reported to Airbnb and, in cases of repeated or serious violations, may lead to the cancellation of the remainder of your stay in accordance with Airbnb policies and applicable regulations. Trash Sorting Guidelines 🟢 Green Bin – Yard Waste Only The Green Bin is strictly for yard waste, including: • Leaves • Tree branches • Grass clippings • Garden trimmings and other landscaping waste This bin is intended for use by the property’s gardener. Please do NOT place household trash, paper, cardboard, boxes, plastic, fabric, food waste, or any other non-yard waste in the Green Bin. ──────── 🔵 Blue Bin – Recyclables Only The Blue Bin is for recyclable materials only, including: • Paper • Cardboard • Plastic bottles and containers • Aluminum and metal cans • Other accepted recyclable materials Please make sure recyclable items are clean and placed in the Blue Bin whenever possible. ──────── ⚫ Black Bin – Regular Household Trash The Black Bin is for regular household garbage and non-recyclable waste. ──────── City Fines Please be aware that the City of Los Angeles may issue fines for improper waste sorting. The current fine can be up to $175. If a fine is issued because a guest failed to follow the required trash and recycling guidelines, and responsibility can be reasonably determined, that guest will be responsible for reimbursing the cost of the fine. These rules are in place to maintain a clean property, comply with local regulations, and ensure a comfortable environment for everyone. Pre-Checkout Property Inspection & Documentation Guests are responsible for taking reasonable care of the property, furnishings, appliances, equipment, and all amenities provided during their stay. During the final 24 hours of the reservation, the Host may request a pre-checkout walkthrough of the property. The walkthrough will be coordinated with the Guest in advance and conducted with the Guest’s permission and, whenever possible, in the Guest’s presence. Guests are expected to reasonably cooperate with the Host in scheduling a suitable time during this period and to make the property available for a joint walkthrough before checkout. During the walkthrough, the Host may inspect the condition of the property and its contents, including but not limited to furniture, appliances, electronics, doors, windows, walls, flooring, cabinets, kitchen and bathroom fixtures, outdoor areas, amenities, and other items belonging to the property. All applicable Guests must complete Airbnb’s required identity-verification process. Where a separate government-issued ID is required for applicable legal or compliance purposes, and as disclosed in this listing, the required identification must be provided after the reservation is confirmed and before check-in. Acceptable identification may include a valid driver’s license, state-issued ID, or passport. When applicable, a clear image of the front and back of an identification card or the complete identification/photo page of a passport may be required. Any required identification should be provided through Airbnb messaging or another secure method permitted by Airbnb. No additional or replacement Guest may enter or stay at the property without prior disclosure and approval. Any change in occupants must be communicated to the Host through Airbnb before that person enters or stays at the property. Airbnb’s identity-verification and any background-screening processes conducted by Airbnb are separate from the Host’s occupancy-verification requirements. 1. Property Information and Condition The property contains a total of six rooms, including two interconnected rooms. Before each stay, the Host makes reasonable efforts to inspect the property and confirm that major systems and items are in working condition, including: * Toilets, sinks, showers, and bathroom plumbing * Kitchen plumbing and pipelines * Appliances * Doors and locks * Air-conditioning and heating systems * Gates * Furniture and furnishings Guests must promptly notify the Host of any malfunction, leak, damage, safety concern, pest issue, or other condition requiring attention. Failure to report an issue promptly may result in the Guest being responsible for additional damage that could reasonably have been prevented by timely notice. 2. Keys and Locks Guests are responsible for all keys provided during their stay. If a house key is lost, damaged, or broken, the Guest will be responsible for the reasonable cost of replacement, rekeying, or locksmith services when necessary. The Host is not responsible for costs resulting from a Guest’s loss, damage, or misuse of a key. 3. Bed Configuration Changes If a Guest requests an approved change in bed configuration from twin beds to a queen-size bed, an additional fee of $500 will apply. Any bed configuration change must be requested and approved in advance. 4. Plumbing and Toilet Use Only toilet paper and normal human waste may be flushed down the toilets. The following items must never be placed in or flushed down a toilet: * Baby wipes, including wipes labeled “flushable” * Cotton balls or cotton pads * Paper towels * Feminine hygiene products * Hair * Food * Diapers * Pet waste bags * Any other foreign material If improper use causes a blockage, plumbing problem, overflow, or other damage, the Guest may be responsible for the reasonable cost of repair or service. 5. Utility Interruptions Internet, electricity, gas, or water service may occasionally be interrupted because of circumstances outside the Host’s control, including utility company work, municipal issues, outages, weather, or emergencies. Guests are asked to be patient while the appropriate utility provider or service company resolves the problem. Some interruptions may take approximately 24 to 72 hours, depending on the cause and service provider. The Host will make reasonable efforts to report and follow up on service interruptions but cannot guarantee restoration times controlled by third-party providers. 6. Utilities and Excess Usage Water, electricity, and gas are included up to a combined maximum allowance of $1,000 for every two-month period. If utility charges attributable to the Guest’s occupancy exceed this allowance, the Guest may be responsible for the amount exceeding $1,000, subject to documentation of the applicable charges and Airbnb policies. By booking, the Guest acknowledges this utility allowance. 7. Registered Guests and Additional Guests Only guests included in the confirmed Airbnb reservation and approved by the Host are permitted to stay at or access the property. Friends, relatives, partners, or other visitors who are not included in the reservation may not enter or stay at the property without the Host’s prior approval. If the Host approves an additional guest: * The reservation must be updated through Airbnb before the additional guest enters or stays at the property. * For a short-term additional guest, the fee is $200 per person, per night. * For an approved additional guest staying for one month or longer, the additional charge is $1,000 per month per person. The number of occupants must match the number listed on the confirmed reservation unless a change has been approved by the Host and properly added to the reservation. Unauthorized guests may constitute a violation of the House Rules and may result in additional charges, cancellation, or other remedies permitted by Airbnb policies and applicable law. 8. Pet Policy and Pet Fee Pets are permitted only when specifically approved by the Host and included in the reservation when required. The pet fee is $200 per approved pet. Guests are fully responsible for supervising their pets and preventing damage, excessive noise, unsanitary conditions, or disturbance to the property or surrounding area. 9. Pet Waste and Cleanliness Guests must immediately collect and properly dispose of all pet waste. Pet waste must not be left in: * The yard * Common areas * Sidewalks * Driveways * Areas surrounding the property Pet waste must be placed in an appropriate bag and disposed of in the designated trash receptacle. After a pet uses any permitted outdoor area, the Guest must leave the area clean and sanitary. Repeated or serious violations of the pet cleanliness rules may result in cleaning charges, House Rule enforcement, or termination of the stay where permitted by Airbnb policies and applicable law. The Host may reasonably document violations through photographs, video, or other appropriate evidence. 10. Smoking and Marijuana Smoking is strictly prohibited inside the house and inside all rooms. This prohibition includes: * Cigarettes * Marijuana * Cigars * Any other smoked substance Guests may be responsible for reasonable cleaning, deodorizing, or damage costs resulting from unauthorized indoor smoking. 11. Parking Gate Safety The parking gate must be operated only in the correct direction and from the designated left side. Do not force, push, pull, or move the gate in the wrong direction. Improper use of the gate may cause serious injury or property damage. The gate must be fully closed after every use. Children must not play on, around, or near the gate. 12. Security Cameras For the safety and security of the property, exterior surveillance cameras operate 24 hours a day and may record video in designated outdoor areas. Camera locations may include: * Exterior entrance areas * Front doors * Front yard * Backyard or exterior rear areas Cameras are intended for security purposes and are not located in private interior spaces. All camera use is subject to applicable law and Airbnb’s surveillance-device policies. 13. Air-Conditioning Rules Guests must turn off the air-conditioning system when leaving the house for an extended period unless otherwise instructed by the Host. The recommended minimum cooling temperature is approximately: 75°F / 24–25°C Setting the thermostat excessively low may cause the AC system to freeze or malfunction and could result in the system being unavailable while repairs are performed. Guests must use the HVAC system responsibly. 14. Heating Rules During colder weather, the recommended thermostat range is: 66°F to 70°F Guests should not set the heater above 70°F unless specifically authorized by the Host. Guests may be responsible for damage caused by misuse of the heating or cooling systems. 15. Property Address and Confidentiality For everyone’s safety and privacy, guests should not publicly share the property’s exact address, access information, gate codes, keys, or other security-related information with unauthorized individuals. Only registered and approved guests may receive access information. 16. Doors, Locks, and Property Security Guests must securely lock the house whenever leaving the property. Guests must also ensure that gates are properly closed and secured after use. Guests are responsible for exercising reasonable care regarding their personal belongings. The Host is not responsible for loss of personal property except where responsibility is imposed by applicable law. Guests may be held responsible for property damage or losses resulting from their negligence, including knowingly leaving doors or gates unsecured, to the extent permitted by law. 17. Parking Free parking is available across the street from the house. Guests should use the designated or legally available parking areas across the street and must comply with all posted parking restrictions and local regulations. 18. Keep Exterior Doors Closed Please keep exterior house doors closed whenever possible. This helps prevent crickets, insects, pests, and outdoor debris from entering the house. 19. Trash and Bin Schedule Guests staying at the property are responsible for assisting with the regular trash-bin schedule when applicable to their stay. * Trash bins must be moved to the front collection area every Tuesday. * Bins must be returned inside the property by Friday. Guests must ensure that trash is properly bagged and placed in the correct containers. 20. Backyard Restrictions Guests are not permitted to enter or use the backyard unless the Host has provided specific permission. The backyard gate must remain closed at all times. This restriction is a condition of the stay and must be respected by all guests. 21. Guest Responsibility for Property Condition For stays of 30 days or longer, Guests are responsible for maintaining the premises in a reasonably clean, safe, and undamaged condition throughout the occupancy. Normal wear and tear is expected and is not considered Guest-caused damage. 22. Routine Property Inspections for Long-Term Stays For stays of 30 days or longer, the Host may conduct reasonable property-condition inspections approximately once every 30 days. Except in emergencies or other situations where different access rights are provided by law, the Host will provide the advance notice required by applicable California law before entering the property. Inspections may include reasonable examination of: * Appliances * Fixtures * Furniture * Flooring * Walls and ceilings * Doors and windows * Plumbing * HVAC systems * Smoke and safety detectors * Other property components All inspections and entry rights remain subject to applicable landlord-tenant laws. 23. Duty to Report Damage or Problems Guests must promptly report: * Water leaks * Plumbing problems * Electrical issues * Appliance failures * HVAC problems * Pest issues * Broken furniture * Damaged doors or windows * Safety hazards * Any condition that may cause additional property damage Guests should not delay reporting a problem because failure to notify the Host may allow otherwise preventable damage to become worse. 24. Responsibility for Damage Guests may be held financially responsible for damage beyond ordinary wear and tear caused by: * The Guest * Approved occupants * Unauthorized occupants or visitors * Invitees * Contractors brought onto the property by the Guest * Pets This may include damage to: * Walls and ceilings * Doors and windows * Floors * Cabinets and countertops * Fixtures * Furniture * Appliances * Electronics * Plumbing * HVAC systems * Other property components Guests may also be responsible for damage resulting from negligence, misuse, unauthorized modifications, excessive moisture, water overflow, smoking, pet damage, or failure to promptly report a known problem. 25. Repairs and Replacement Guests must not perform or arrange repairs, modifications, installations, painting, alterations, or replacement of property items without the Host’s prior written approval, except where otherwise permitted by applicable law. When Guest-caused damage occurs, the Host may obtain a reasonable repair or replacement estimate from an appropriate contractor, vendor, or service provider. The Guest may be responsible for reasonable and documented repair or replacement costs, subject to applicable law and Airbnb policies. 26. Serious Damage or Repeated Violations Intentional property damage, repeated negligence, unauthorized alterations, conduct creating a substantial safety hazard, serious House Rule violations, or significant risk of property loss may result in enforcement action. Depending on the circumstances, this may include: * An official warning * Cleaning or repair charges * A request to correct the violation * A claim through Airbnb * Reservation cancellation where permitted * Legal remedies available under applicable law Any removal, termination of occupancy, or eviction involving a tenancy or long-term stay must be handled in accordance with applicable California law. 27. Security Deposits and Airbnb Claims When permitted by the reservation terms, Airbnb policies, and applicable law, the Host may seek reimbursement for eligible damage or expenses through: * Airbnb’s Resolution Center * Applicable Airbnb host-protection programs * An authorized security deposit arrangement * Insurance * Civil remedies available under applicable law Any claim should be supported by reasonable documentation. 28. No Waiver If the Host does not immediately enforce a particular House Rule, this does not automatically waive the Host’s right to enforce that rule later, subject to applicable law. 29. House Rule Violations For minor violations, the Host may first provide an official warning and request immediate correction. Repeated or serious violations may result in additional cleaning or damage charges, reservation cancellation, or other remedies when permitted by Airbnb policies and applicable law. Guests are expected to correct any violation promptly after being notified. 30. Guest Cooperation By choosing to stay at the property, Guests acknowledge these House Rules and agree to cooperate in maintaining a safe, clean, respectful, and enjoyable environment.
