There is attention to every detail from the wrought iron locally made staircase to the mosaic tile in the bathroom to the natural stone shower flooring and terracotta flooring on the patio. Everything in the home is completely new, fresh and clean. White washed real wood flooring is throughout entire home. The entry area, kitchen/dining area, master bedroom, bathroom and laundry room are on ground floor. A stairway leads to the second floor where there is the second bedroom with queen size bed and the third smaller bedroom with two twin beds. There is a bathroom with shower on the second floor. There is an office space on the second floor and then double doors that open to a very large terrace. The large side patio with views of the lake and country side is perfect for dining and leisure. A large upstairs terrace overlooks the Lake of Montepulciano and sets the stage for unbelievable sunsets. You can walk to the lake which is a few minutes away, sunbathe in the large private yard or enjoy excursions by car to neighbouring villages (Cortona, Montepulciano, Castiglion del Lago to name a few) wineries, thermal spas. Swimming at the lake of Montepulciano is not advised as it’s a natural place for flora and fauna BUT swimming at the lake of Trasimeno (15 min away) is possible. A gift basket with all locally made products awaits you. Everything in the home is completely new as we await our first guests! Guests will have access to the entire villa, yard, and olive grove. The property is gated and offers secured ample parking. Guests can telephone and or email me. I like to give guests space for privacy but am also available if they would like information or for anything they need. The villa is in Umbria and borders Tuscany. It is immersed in nature and perched atop a hill. It is away from crowds, tourist areas, big cities. The Lake of Montepulciano is a three minute walk away and includes a path for nature walks, or trekking. At the Reserve's information centre you can take the ferry with a guide around the lake for bird watching, viewing the flora and fauna. The cities of Cortona, Montepulciano, Chiusi and Castiglion del Lago are beautiful villages to be explored and are 10-20 minutes away. The lakes of Chiusi and Trasimeno are also nearby and worth the visits. The Trasimeno Lake at Castiglion del Lago offers swimming and sun bathing areas and is a 14 min car ride away. Rome is two hours away and Florence is one and a half hours away by automobile. The best way to arrive to the villa is by private car. The city of Chiusi which is 15 minutes away has a major train station and exit from A1 motor way. So you can arrive to Chiusi by train and then rent an auto at Chiusi. Or arrive to the villa directly by car from any major city (Rome, Florence for example). Extra services are available by request and have additional fees: daily house cleaning.
