Lake Vacation Lodge - Ideal 2-family, Huge Main Room, Great Beach, Screened Porch/Patio with Fireplace. 6+ Bedrooms, 4+ Bathrooms, Sleeps 14, Located on one of the great Maine Lakes! Enjoy a 5-star vacation home and all of your favorite freshwater activities - swimming, kayaking, sandy beach, fishing off the dock, or just sitting by the water. Our dock can handle large boats, and if you don't have one to bring, a rental boat can be delivered to Little Sebago so you can enjoy lake cruising. The space The home (we call it “The Lodge”) was built in 2013 with LEED-Platinum construction standards in mind. It was built on the same spot where our extended family’s first Little Sebago “camp” used to sit. It was hard for some of us to see it go, but the design of the new Lodge was based on many years of vacationing together in this exact location, and it works great for family reunions and multiple family rentals! The property has beautiful landscaping and mature trees. The waterside of the property has an outside granite stairway with a stainless handrail that winds down from the main floor’s screened porch to a terrace where there is another entrance, directly into the lower-level hallway. The stairway then goes a few more steps down to a partially-shaded grassy area - an ideal spot to spend time near the water, lounging or lake-watching. Nearby is a large waters-edge deck, an extra-large dock, a storage shed holding life jackets and paddles, and two sit-on-top kayaks (one double and one single). But the main outside attraction, for many, is the great private beach, with nice natural sand and a very gradual descent into the great water of Little Sebago Lake. A float completes the waterfront, and the swimming is excellent in both directions. The heart of the Lodge is the great room, which features a modern kitchen that can handle a crowd with ease, a large island with 6 bar chairs, a 12-person dining table, a round table for games and puzzles that seats 6, plenty of comfy furniture for lounging, and big windows for light, views, and breezes. There is no air conditioning, but there are multiple ceiling fans and at least one portable or window fan for each bedroom and the great room. There are beautiful wood floors and finishes throughout. The Lodge’s bedrooms come in two basic types, “large” and “flexible”. There are 2 “large” bedrooms. The large bedroom on the main level is wheelchair accessible and has great sound insulation from the the rest of the house, so it can be good for folks who don’t want to deal with stairs or who may want to go to bed earlier than others. It has a two extra-long twin beds that we can cinch together for you to make a king bed, great storage, and a compartmentalized full bath (3 lavs) that can be made either private or accessible from the great room. The other large bedroom, on the upper level, is actually a “suite” that occupies that entire floor. It has the same twin/king bed set-up, great storage, and its own full bath. And it also has a “nook” room with two regular-length twin mattresses on the floor for children, if needed. The four “flexible” bedrooms are on the lower level, which has a center hallway and a pair of these rooms on each side. These four bedrooms are the same size, and each has its own door with 2 extra-long twin beds (that we can cinch together to make a king bed). A set of four wardrobe closet create a wall between each pair of rooms. (Please note: it's a good visual barrier, but doesn't provide as much sound privacy as a real wall.) Also on the lower level are two compartmentalized full bathrooms. One full bath has one room with a stacked full-size laundry set and countertop lav, which leads to another room with a toilet or a third room with a shower. The other full bath on the lower level has one room with 3 countertop lavs, which leads to another room with a toilet or a third room with a tub/shower. All that said, many of us think the best part of this house is not really in the house or the waterfront - it’s the screened porch. This porch features a vaulted ceiling, two ceiling fans, a stone fireplace, and screen “walls” on three sides that roll up or down, from the floor into the ceiling, at the touch of a button. It is often enjoyed all day and then well into the evening for outside dining, fireside chatting or singing, and s’mores! The view of the lake from the home is to the west, so there are fabulous sunsets. The home sits on the southeast edge of Little Sebago Lake’s large central basin and across from Spider Island. The top part of the driveway is paved and is fine for parking, but it also has a basketball court and garage-mounted heavy-duty adjustable hoop - dunk away! (2 balls are provided). From there, the driveway slopes down toward the Lodge where there is parking for up to 6 vehicles very near the home. There is also parking for up to 4 more vehicles on the basketball court and next to the garage (except in the winter). Parking is not allowed alongside Qualey Road. In the winter, access to the home is via a different driveway that goes by a neighboring (but much smaller) home that our extended family also owns but doesn’t rent, and a second home (just beyond the smaller home) that we also own. (The latter sleeps 10 and is available as HomeAway #3846202.) Although it may sound a bit crowded, there is both space and vegetation between the homes, and the overall layout provides each home with a nice sense of privacy. Guest access You'll have the whole place to yourselves! Other things to note This Short Term Rental Agreement (the “Agreement”) is made by and between SGF Property Management (“Homeowner/Agent/we”) and ___________________________ (“Guest”), as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property: The property is 50 Qualey Rd Gray, ME - "The Lodge" 2. Maximum Occupancy: The maximum number in the Rental Party is 14 persons. Early check-in is not available. Late check-out may be available on a case-by-case basis. 5. Access: The Guest shall allow Homeowner access to the property for purposes of repair and inspection. The Homeowner shall exercise this right of access in a reasonable manner. 6. Rental Rules: The Guest agrees to abide by the document, Little Sebago Lake Lodge Rental Details and Departure Checklist (see bottom of this section), while at the property and shall cause all members of the Rental Party and anyone else the Guest permits on the property to abide by the rules therein while at the property. Among other rules, this specifies conditions under which damage deposit funds may be withheld. 7. Eligibility: We rent only to persons age 30 or older. To make a reservation, the person agreeing to the Rental Agreement (you) will need to send us a legible copy of your driver's license or other government-issued photo ID unless we already know you’re over 30. 8. Cancellation Details: Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid assuming we're able to re-rent the week they booked. If a traveler cancels less than 60 days before check-in, 100% of the “Subtotal with Tax” will be kept by us as a late cancellation fee. We encourage all renters to purchase travelers’ insurance. We hope you will come to enjoy it as much as we do. One branch of our family purchased the property in 1997, but in 2012 the old “camp” was torn down and replaced in 2013 by a new, energy-efficient home with flexible spaces, under the great leadership of our eldest sister. This home and two neighboring homes are now jointly owned by four branches of our far-flung family. We often have family gatherings here, and many happy family memories have been made here. We treasure this place and we hope you will create memories of your own to treasure. We also hope you will care for it as your own home, grow to love it, and decide to return in the future. There are some special features of this home that require extra care and attention so please read this thoroughly and share the relevant information with your group, including children. QUESTIONS OR PROBLEMS Please report any maintenance problems as soon as you discover them or they arise. CHECK-IN and CHECK-OUT Check-in time is 3 p.m. (or later) on your Check-in Date (early check-in is not available). Please let us know your arrival time and we will be at the property to greet you and give you the keys to the property. Check-out time is 10 a.m. It is important that you honor the check out time. The cleaning crew usually arrives at 10 a.m. to prepare the house for the next guests. It might be possible to extend your check-out time, but if prior arrangements are not made, please make sure all of your belongings have been removed from the premises by 10 a.m. so the cleaning crew can begin immediately with no extra items they must work around. The next renters will probably arrive at 3 p.m., and the cleaning crew usually needs to clean two vacation homes during that time, so there often isn’t any time to spare. DAMAGE DEPOSIT The Guest is responsible for breakage, abnormal wear and tear, excessive cleaning expenses, and the following items, which will be deducted from your damage deposit, so we encourage you to share this information with others in your group: Parking in Unapproved Areas: We provide lots of parking on the property, and problems have arisen when renters have parked alongside Qualey Road, so any car belonging to your or your guests parked alongside Qualey Road will result in an automatic deduction of $100 per car from your damage deposit. Smoking: Smoke stains, ashes from smoking, smoke odors, butts, and any other evidence of smoking found on the property will result in an automatic minimum deduction of $200 from your damage deposit. No Fires in Unapproved Locations: Fires in unapproved locations on the property will result in an automatic minimum deduction of $200 from your damage deposit. Fireworks: Any evidence of the use of fireworks on the property will result in an automatic minimum deduction of $200 from your damage deposit. Alcohol Stains and Odors: We want renters to have a jovial time at our home, but red wine spills are notoriously difficult to remove after they have set, and on a couple of occasions renters have seemed to try to “clean-up” by wiping down tables, chairs, counters, and the floor with alcohol-soaked dishcloths, leaving every surface sticky and smelly. Therefore, alcohol stains or an “old alcohol” odor will result in an automatic minimum deduction of $200 from your damage deposit. Other possible reasons for damage deposit deductions include but are not limited to: water damage to floors or furniture (possibly caused by allowing wet towels or swimsuits to drip on the floor or using non-HE laundry detergent that causes overflows of the clothes washer); scratches or food/beverage damage to furniture or floors; missing or damaged items; clogging the septic system due to flushing of inappropriate materials. Anything not followed on the Departure Checklist (Appendix C). We will be in touch within 7 days after your stay, if we determine there are problems that will result in a less-than-full refund of the Guest’s damage deposit, and damage deposits refunds will be sent within 10 days, unless determining costs takes longer. GUEST AND RENTAL PARTY The Guest, as designated in the Rental Agreement, must be age 30 or older, and must provide a photocopy of his/her driver’s license or other government-issued photo ID with the signed Rental Agreement. We rent to mature, respectful, and responsible adults who will treat the property as if it was their own - thank you for understanding. The Guest, or another adult over the age of 30, must be present during the stay on our property. People other than the Guest and those listed as the Rental Party in the Rental Agreement may not stay overnight at the property. All members of the Rental Party and all day visitors are the sole responsibility of the Guest. LIABILITY The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest, members of the Rental Party, and day visitors. By accepting this reservation, it is agreed that the Guest and members of the Rental Party are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. TRASH, RECYCLABLES, and RETURNABLES The State of Maine requires recycling, and we are committed recyclers. We provide tall blue plastic “cans” for both recycling and returnables, which are kept in the large double cabinet under the kitchen island. When full, please empty these cans into the outdoor low-profile 35-gallon rectangular blue bins next to the retaining wall, and please make sure the lids of these bins are locked to prevent bugs and animals from getting inside. Please be careful to maintain separate bins for 3 types: 1) trash; 2) recyclables; and 3) returnables. Recyclable items include tin cans, jars, milk jugs, paper, cardboard, etc. Please note that aseptic containers and styrofoam are not recyclable. Returnables will have the ME 5¢ or 10¢ refund symbol on the beverage bottle or can. You may return the returnable bottles/cans yourself, of course, but our garbage handler will take them if you leave them behind with the trash and recyclables. All recyclable materials may be co-mingled (single-stream recycling), but recyclables should contain minimal food residue. The cost of the time our cleaning crew spends sorting recyclables from trash and/or removing excessive food residue from recyclables will be deducted from the Guest’s damage deposit at a rate of $35/hr, so we strongly recommend that the Guest emphasize this point to all members of the Rental Party. PARKING Vehicles are to be parked in designated parking areas only. The top part of the driveway is paved and is fine for parking for 3-4 cars (except in the winter), but it also has a heavy-duty adjustable basketball hoop and court that you may want to use (balls are provided), so you may want to park down the driveway hill, closer to the home, where there are at least 5 parking spaces. Parking along both sides of Qualey Road is reserved for neighboring properties, and doing so will result in an automatic $100 deduction per car from your damage deposit. Vehicles are also not allowed on the steep path that goes down to the waterfront (beyond the chain). HOUSEKEEPING We do not normally provide any housekeeping services during your stay. If you find any problems with or have any questions about housekeeping issues, please let us know. KITCHEN The water indoors is from a drilled well, so the water out of the faucet is safe to drink and delicious. The water from the refrigerator dispenser goes through an additional filter if you prefer to drink that. There are some outdoor spigots used for watering the lawn and shrubs that use lake water, so please DO NOT drink from the hoses. There is NO disposal at the kitchen sink, so ALL solid food must go in the garbage, which is located in the tall drawer in the kitchen island. Please keep strainers in the drains at all times and scrape plates and food bits into the kitchen waste basket. Please use trash can liners in the kitchen waste basket. Also, please NO GREASE down the kitchen sink to prevent damage to the septic system. Please use a can or jar to dispose of all grease. Many of the kitchen cabinets are labeled to help you find the items you need quickly and to know where to put them away. Some cabinets are locked to allow us to store personal items while our guests are here. We have a “junk drawer” in the kitchen (and at the desk area) with items like scissors, tape and a few tools. Please use them if needed and leave them for the next guest. The large dining table can seat 12. To avoid damage, please do not lean or sit on the ends of the table. A fire extinguisher is located under the kitchen sink. SCREENED PORCH The electric controlled roll-down screens for the screened porch are a wonderful feature but they are very delicate and expensive to repair, but they do well with special care. Please read and carefully follow these instructions to avoid damage: In order to minimize the chances of people colliding with “down” screens, they should be “up” throughout the day. Screens should only to be put in the “down” position after sunset, and they should put back in the “up” position before the last person goes to bed. Before putting the screens up or down the perimeter of the porch should be patrolled to make sure there is nothing touching or below the screens that would block or interfere with them going up or down. There are two controls for the screens, a built-in switch plate and a remote. It is best to use the built-in switch. If you use the remote, please return it to the spot on the wall so it doesn’t get lost. Push the “All” button firmly, then push the down arrow. Watch as the screens come down to make sure there are no problems or obstructions. When screens are down, enter and exit the porch using the outer swinging screen door. Please report any problems to us and do not use it, if it is not functioning properly. CLOTHESLINE A retractable clothesline is located in the grass next to the porch. You may leave the clothesline extended all the time if it is not in your way. If you wish to put it away, first remove all items and clothespins, then “unlock” the knob on the left of the box which will loosen the tension. Then carefully climb the wall behind the line, lift the handle from the hook. Slowly walk toward the box keeping the lines as straight as possible. The spring loaded reel will wind in the line. To open the clothesline, pull the handle away from the box and walk as straight as possible toward the pole. Climb over the wall and carefully around the bush to hook the handle on the pole. Come back to the reel box and turn the knob on the left side to “lock”. Then tighten the tension by turning the wheel on the right side of the box. There is a small step stool either on the porch or in the main room area to assist in reaching the box if needed. OUTDOOR GRILL For safety and to prevent unnecessary leakage, please turn the tank VALVE OFF at the tank after each use. Right-turn is OFF (righty-tighty), left-turn is ON (lefty-loosey). Please clean the grill before departing. OUTDOOR FIREPLACE The fireplace on the screened porch burns wood. Only firewood (and a minimum of starter materials) are to be burned in the fireplace. Fires are not to be left unattended, and general fire safety precautions are to be followed. An amount of firewood and kindling sufficient for fires on at least two evenings is provided; additional firewood and/or fire-starters may be purchased at nearby stores. LIVING AREA/GENERAL CARE The alarm system for the home is not available for use by renters. Wet towels or clothes are not to be placed on the wooden chairs. There is a retractable clothesline outside in the courtyard near the porch. There are wood floors throughout the home. Please wipe up any water immediately, and don’t hang dripping towels or swimsuits on the bedroom or hall hooks. During storms please make sure rain isn’t coming through open windows. NEVER leave the home unattended with the windows open (more than just a crack) as storms can appear suddenly. Please do not sit on the furniture with wet swimsuits and towels. Please observe our No Pets policy, including visitors. There is no TV, but a large pull-down screen in the great room is available for use by renters, e.g. for “movie night”, but renters will need to provide their own LCD projector/player. BEDROOMS All 6 “main” bedrooms have extra-long twin beds that may be cinched together to make king beds. The four bedrooms on the lower level are the same size, and each has its own door with 2 extra-long twin beds (that we can cinch together to make a king bed). A set of four wardrobe closets create a wall between each pair of rooms. (Please note: it's a good visual barrier, but doesn't provide as much sound privacy as a real wall.) The upper level bedroom also has a “nook” with two regular-length twin mattresses on the floor for children if needed. Prior to arrival, the Guest will be asked to indicate their desired configuration for all beds; renters are not allowed to move the wardrobe closets themselves. If you have children who may wet the bed, please use waterproof liners to protect the mattress pads and mattresses. All bedrooms have room darkening window shades. SEPTIC SYSTEM We have a septic system, so please care for it gently. Again, please no grease or food bits down the kitchen sink, and we hope you’ll use a 1-ply toilet paper that is gentle on septic systems; we use and recommend Cottenelle SINGLE-PLY (1-ply) toilet paper. In any case, nothing but toilet paper is to be flushed down the toilets (no Kleenex, flushable wipes, feminine products, paper towels, trash, hair, etc.). If it is found that non-acceptable materials have been flushed down the toilet and have clogged the septic system, the cost of repairs will be deducted from the Guest’s damage deposit, so we strongly recommend that the Guest emphasize this point to all members of the Rental Party. INTERNET The home is equipped with Wi-Fi Internet. As was indicated in the listing, we have chosen not to have TV service here because we take a break from TV when we come to the lake for vacation. The Wi-Fi Username is: Lodge. The Password is: 207-428-3450 (include the dashes). If the Wi-Fi is not working, first try unplugging then plugging-in the modem to reboot (do not push the “reset” button). The modem box is located in the upper cabinet to the left of the desk area in the great room. Unplug the power cord on the back of the box, count to ten and plug back in. Wait for the box to reset and then try the Wifi again. If it is still not working there is probably a problem with the Time Warner Cable Internet service and you will need to call us. Service may also be interrupted if there is a storm and will resume when the storm is over. TELEPHONE There is no landline in the home available to renters, but mobile phone coverage exists for all major carriers. TEMPERATURE CONTROL The windows are all double hung so they can be opened from the top or bottom, and the window shades can be opened from the top or bottom as well. Please double-check them during storms to prevent water damage to the window sills and wood floors. Please open and close the window shades gently and make sure they do not get water damaged. Please do not leave windows open more than cracked when you are not at the camp as storms can appear suddenly. On hot days, you can use the pleated shades to help block the afternoon sun on the main floor. We’ve found it works well to move the lower portion of the double hung windows all the way down and open the upper portion of the window to the level of the shadow created by the eave. This allows air to circulate but keeps the direct sunlight out. There is a window fan and a ceiling fan for each bedroom and two ceiling fans and two window fans in the living room to help circulate air. Please do not remove remote controls for the ceiling fans from the wall to prevent them becoming lost. The ceiling fans also are wired to a switch, so if the remote doesn’t seem to work, please use the wall switch. The Lodge does not have air conditioning but does have a heating system, so please make sure the thermostats do not get turned up (unless you want the heat to come on). The heating system is geothermal with an electric backup. If you have the thermostats set to increase the temperature, but the heating system is not responding, open the electrical breaker box located in the “electrical” closet (through the double doors in the laundry area), and turn on the circuit breaker switches labelled “emergency heat”. If you do this, please let us know immediately so we know there is a problem with the “regular” system. LIGHTING/ELECTRICAL Many light switches are labeled to help you quickly find room lights. Please turn off lights and lamps not in use. At night, please turn off all exterior lights as a courtesy to the neighbors and to keep bugs away. Some exterior lights are motion activated and will go off about 5-10 minutes after the last motion is detected. The electrical breaker box is located in the “electrical” closet which has double doors in the laundry area. The Lodge has an automatic propane-fueled generator that automatically starts if the power goes out. It is located at the top of the hill behind the red garage. It also automatically does an “exercise” run for about 20 minutes every week, so please don’t be alarmed if you hear it. OUTSIDE Little Sebago Lake is known for its Loons - please enjoy their calls and try to avoid anything that might disturb them. There is also a bald eagle nest on an island to the south of our home - enjoy! If you bring a boat, be careful to avoid the dock next door at 48 Qualey Road when taking off from the dock, especially if it’s windy. In addition, Little Sebago Lake has a lot of rocks and sand bars, so please be cautious. While this is not much of a problem for kayaks and canoes, and while many areas are safe for motor boats as well, several members of our family have hit one or the other at some point. Please refer to the laminated map of the lake we provide (it should be in the basket with literature about local attractions or on the shelves above the desk area) to identify hazardous areas, and if you’re driving a motor boat we encourage you to follow the lead of others who look like they know where they’re going! If you take the map on your boat, please be sure to return it. Also, please familiarize yourself with and follow Maine’s boating laws. Please do not put lawn chairs or furniture in the lake, or leave them on the beach too close to the water. Storms and boats can cause high waves and wash things away. Please return porch furniture to the porch and outdoor furniture from the deck at the shore to that deck before leaving. We pump lake water for our exterior hoses, but many Little Sebago Lake camps and homes still pump lake water for their house water, so please don’t throw food, trash or dump liquids into the lake. Thanks for helping keep our lake clean! For winter time rentals, snow removal is done by a snow removal company. There is a shovel near the main entry door to shovel walks should the need arise. We have great neighbors on all sides - please feel free to say hello, and please respect the property boundaries of the neighboring homes. LAUNDRY The washing machine is a front load style and uses ONLY “HE” (high efficiency) laundry detergent. Using non-HE detergent may cause expensive damage. There are laundromats in Windham (Busy Bee Laundry and Dry Cleaning), and Gray (Gray Laundromat, 17 Main St.) if you need to do lots of laundry quickly. LOST AND FOUND We will be happy to mail or ship items left behind by you by UPS (C.O.D.). Items found that you do not call about will be kept for you for only 7 days. SHOPPING In the town of North Windham there is both a Hannafords and a Shaw's grocery store. There is also a Walmart, Home Depot, Lowes, Staples, Post Office, Aubuchon Hardware, Goodwill, and several fast food places. To get to North Windham, get on Mountain View Road, turn left on Cambell Shore Rd, turn right on Gray Rd/Rt 115 to Roosevelt Trail/Rt 302. Hannafords, Aubuchon, the Post Office and Home Depot will be on your right. Walmart, Lowes, Shaws, and Goodwill will be on your left. In the town of Gray there is a Hannaford's grocery and a True Value Hardware. From Cambell Shore Road, turn left onto 115. Turn left onto 26A and the stores will be on the right side of the road. Please obey the speed limit on the roads. On the city-maintained portion of Mountain View Road, the speed limit is 35 mph. On the private Road Association-maintained portion of Mountain View Road (the “hill”), the speed limit is 25 mph. On Qualey Road the speed limit is 15 mph. Thank you for helping to keep everyone safe. RESTAURANTS For lobster and seafood meals (they also have burgers and grilled cheese for kids) we like Bob’s Seafood in North Windham. Gilbert's Chowder House is also good. At Rose's Old World Restaurant (Italian) ask for Katie for your server (she is the mother of one of our house cleaners); they have great food. Buck’s Naked Barbeque is wonderful for ribs, BBQ and baked beans. Chute's Family Restaurant is great for breakfast and lunch only. We’ve also enjoyed the Deck House Tavern, at the Seacoast Adventure fun park in Windham. What’s Provided The Lodge and Lakehouse on Little Sebago Lake (Appendix B of Rental Agreement) The following information pertains to rentals of the “Lakehouse” and the “Lodge”, the two properties on Little Sebago Lake that are jointly owned and rented-out by the extended Newlin Family. Bedrooms: __All mattress pads, blankets, comforters, sheets, pillowcases, and pillows (2 pillows per person). __Towel sets: 10 sets at the Lakehouse and 14 sets at the Lodge. Each set includes a bath towel, a washcloth, and during swimming weather, a beach towel. Laundry: __We provide at least a "starter" amount of HE (high efficiency) laundry detergent (USE ONLY “HE”). Outdoors, we provide: __A clean grill, with at least one full tank of propane. __Clean lawn chairs and tables (unless leaves, pollen, etc. have fallen since cleaning) __Two sit-on-top kayaks (one double and one single), 3 kayak paddles, and 6 life jackets of different sizes. __At the Lodge, two basketballs are provided in a bin on the screened porch for the basketball court that has a garage-mounted heavy-duty adjustable hoop. Air Conditioning/Fans: There is no air conditioning, but there are multiple ceiling fans and at least one portable or window fan for each bedroom and the great room. The home can be kept cool on even the hottest days. Internet: High-speed wifi via cable-based internet. TV: There is Smart TV in the Lakehouse, but not in the Lodge. However, at the Lodge there is a huge pull-down screen in the great room you can use for "movie night". You will need to bring your own projector. Stereo: A Bose sound system with remote control. Games: Board games, cards and puzzles. Fireplace: At the Lodge, there is a beautiful stone fireplace inside the screened porch. An amount of firewood and kindling sufficient for fires on at least two evenings is provided, and more can be purchased nearby. At the Lakehouse, the propane-fueled fireplace in the great room may be used on chilly summer evenings and during colder season rentals (if guests are comfortable with propane controls - please see details in Appendix C). Firepit: At the Lakehouse, a metal firepit is available, and an amount of firewood and kindling sufficient for fires on at least two evenings is provided (not in wintertime). At the Lodge, there is a simple firepit on the beach that shares the firewood and kindling provided for the Lodge’s fireplace. Boat and Kayak Rental: Additional kayaks can be rented from local companies that will drop-off and pick-up right at the property: Sebago Kayak Company and Sebago Trails. Larger boats can be rented from the Causeway Marina on nearby Big Sebago Lake. They will deliver and pick up at the public boat launch on the lake. Departure Checklist Lodge and Lakehouse on Little Sebago Lake (Appendix C of Rental Agreement) The WIFI password is: 207-428-3450 (include the dashes). Thank you for staying with us - we hope you had a great time and will be taking home some wonderful memories! You have already paid the cost of a highly professional cleaning after your departure. That cost was calculated based on an assumption that the following Departure Checklist would be followed carefully. Cleaning crew members are paid by the hour. Any extra time they must spend cleaning may be deducted from your damage deposit at a rate of $40/hr. If this Departure Checklist is followed, additional cleaning charges are easily avoided. • Please honor the check out time, which is 10 a.m. The cleaning crew usually arrives at 10 a.m. to prepare the house for the next guests, who will probably arrive at 3 p.m., and they usually need to clean two homes during that time, so there often isn’t any time to spare. It might be possible to extend your check-out time, but if prior arrangements are not made, please make sure all of your belongings have been removed from the premises by 10 a.m. so the cleaning crew can begin immediately with no extra items to work around. • Please leave ALL bedding on the beds and ALL towels and washcloths on the towel bars. • Outside, please pick-up any trash, dishes, clothing, toys, etc., and return lawn chairs, etc. to their original locations. • Please return any furnishings that may have been moved during your stay to their original locations. • If any changes have been made to the wiring of any electronics, please restore the original connections. (It can take a lot of time for the cleaning crew to correctly reconnect wires that have been changed.) • Please leave nothing in the refrigerator or freezer other than the ice cube trays and bins, and nothing other than basic non-perishable cooking supplies like salt, pepper, sugar, spices, foil, etc. in/on the countertops, cupboards, drawers, etc. • Please properly sort all trash, recyclables and returnables, and remove them from the home. Please place them in the appropriate outside receptacles, and shut the lids shut tightly. (Please note: it can take a lot of time for the grounds keeping crew to pull out recyclables and returnables that have been mixed with trash,) • If any of the recycling or trash receptacles in the home have liquid sitting in the bottom (e.g. alcohol or soda), please clean and dry them. • Please wash and dry dishes, pots and pans, appliances, utensils, etc., and put them away, reasonably well-organized, in their original location. It’s OK to leave one load of dishes running in the dishwasher, but please dry and put away all dish drainer items and leave nothing “extra” on the countertop. • Please wipe up all sticky or greasy spills on/in countertops, stovetop, oven, drawers, cupboards, microwave, refrigerator, tables, chair seats and backs, window sills, outside tables and chairs, outside grill, etc. • Please pick-up or sweep-up all bits of paper, wrappers, trash, popcorn, cereal, chips, etc. from the floor and furniture (including under cushions) so the floors are vacuum-ready, and sweep or vacuum any excessive dirt, grass, or sand. • Please make sure all windows are closed. • Please make sure all lights (including outside lights), electronics, fans, space heaters, etc. have been turned off. • Please do a final check for any guest belongings that have been left in the home. • Please lock all exterior doors.
