It is an ideal place for a group of friends, a large family gathering/ celebration or for a couple of families getting together to enjoy time on holiday relaxing at the barn or for those wishing to visit all the wonderful sights and place of interest nearby that the Weald of Kent has to offer. The barn is ideal for guests use all year round, with it’s newly refurbished indoor heated swimming pool, cosy open fire, wood burner, games & Bar Billiards table in the winter time, and its large garden, terrace, hot tub, bbq, fire pit, outdoor dining, table tennis and lake with carp fishing to enjoy in the summer time, there really is something for everyone, whatever the weather & whatever age! The indoor heated pool, which is incorporated within the barn itself, is for guests exclusive use only. It is housed in a vaulted timbered room with underfloor heating and the pool is heated all year round to 29 degrees. Being 10.5m long is ideal for swimming lengths or for simply splashing around and having hours of fun. The main reception room, which is heavily beamed, has three sofas and a working open fireplace which creates a warm cosy atmosphere to seat all guests together comfortably. The second reception room which has a wood burning stove, television and two large sofas, one being a sofa bed, provides plenty of space for guests to relax. Sufficient wood/kindling is supplied for guests first night use. For guests entertainment the television is a 55 in smart tv with netflix, a dvd player, portable Bluetooth party speaker with light show, cd player and digital radio, along with books and games. In addition there is a bar billiards table for inside entertainment. The property is centrally heated throughout, with underfloor heating downstairs, including in the swimming pool room & surround. Guests can entertain and dine comfortably in the beautifully heavily beamed vaulted dining room, which seats up to 12. There is also a work/study area with a desk and the further bar billiards room for guests use. The large kitchen is fully fitted, with dishwasher, double oven 5 gas hob, two fridge freezers, all cooking utensils, cookware, pans, crockery, glassware and utensils. It provides all the equipment required to cook for 12 people. A welcome pack & basic cooking ingredients are also provided for guests use. A washing machine, tumble dryer, indoor clothes rack and outdoor clothes rotary dryer are supplied together with cleaning materials. All linen, bath and hand towels and basic bathroom toiletries are provided. For families travelling with younger guests, a travel cot, a high chair, two toddler chairs and changing mat are supplied. There is also a Jaybe single fold up bed if guests wish to change the sleeping arrangements. There is one bedroom with small double and en-suite shower room on the ground floor, with curtains and plenty of storage, this room. This is suitable for less mobile guests, having no steps. There is also a separate shower room adjacent to the pool on the ground floor. On the first floor there is the master en-suite bedroom, with kingsize bed, curtains, cupboards and chest of drawers, there is a single bedroom with black out blinds and a chest of drawers, and there is also a triple bedroom with a kingsize bed, a single bed, black out blinds , curtains and chest of drawers, There is also an additional separate bathroom. On the second floor there is a further double bedroom with cupboards, chest of drawers , black out blinds and again an additional bathroom. Outside, the barn is set in an acre of grounds which includes a lake with carp (fishing is permitted) with a small jetty, and there is a large terrace with a hot tub for guests exclusive use. BBQ, fire pit, table tennis table and outdoor dining for guests to enjoy in warmer weather. The property is in a semi rural location, a mile from Cranbrook, in the heart of The Weald of Kent. It is a few minutes drive, or is a 20 minute walk across adjacent footpaths to the historic small town of Cranbrook. A farm shop selling local produce and all essentials is just 200m away. Local supermarkets are located in Cranbrook and Hawkhurst, where there is also a local independent cinema. There are many great local period pubs/restaurants serving excellent food within all within 5 miles of the barn. Dogs are very welcome by prior arrangement. There are excellent dog walks directly from the barn or within a few minutes drive in Bedgebury Pinetum or Hempsted Forest. Parking is available at the property for several guest cars. The bedrooms are all fitted with curtains/blinds and have plenty of storage for clothes. All bed linen and bath towels are provided. Basic toiletries, cleaning products and cooking are items are provided for guest convenience. The host will be there to welcome you, check you in & answer and queries. There is also by a key pad lock on the front door should you prefer to check yourself in. Host is on hand locally and more than happy to advise on local pubs & tourist attractions and to assist with any questions or problems in person. Early check in & late check outs are accommodated wherever possible. Guest access The entire property, swimming pool, garden and terrace. Other things to note There is an indoor heated swimming pool within the barn itself. For children’s safety, bolts are located on the doors to the pool room to ensure safety & should be used at all times. Pool rules are displayed at the barn and should please be adhered to at all times. The host will require access, at the guests convenience, to maintain & chemically treat the pool. There is also a lake in the garden so children should not be left unattended. That parties, smoking and any illegal activity are strictly prohibited at the property. There are two shower rooms with showers in them downstairs and three bathrooms with baths in them upstairs. Guests are required to bring their own swimming towels for pool use. Being semi rural there is no mains drainage, but a treatment plant so only toilet paper may be put in the toilets. Bins are provided in each bathroom. The drive is shared with the owner who may park their car at the end of the drive to access to their next door property. Guests parking in the courtyard where there is parking available for 6 guests vehicles. The property is a rural period barn which until recently has been a family home and it is its quirky charm and character that appeal to guests.
