Local markets and a Walmart are just 10 minutes away if you need anything extra. Guest access Guests have full private access to the beachfront suite, including two bedrooms, 1 bath, kitchen, living room, three season porch and laundry room. You’ll also enjoy your own designated outdoor space with reclining Adirondack chairs, a propane grill, and direct bayfront views of the water. Please follow posted signs for your unit’s exclusive beach and yard access, as there is a separate unit above with its own entrance and private outdoor area. Other things to note 🌺 Giving Back: At Magical Midgley, we believe in supporting our local community. Each year, a portion of proceeds from guest stays is donated to a local Rhode Island charity. Thank you for helping us make a positive impact while creating lasting memories on Narragansett Bay. 🏖️ Lower Unit & Noise Expectations: This is a two family home, and you are renting the lower unit. While the two units are completely separate with private entrances, you may occasionally hear guests in the upstairs unit walking around during their stay. We ask all guests to be respectful of one another so everyone can enjoy a relaxing waterfront getaway. 🚮 Trash & Recycling: A private 3-foot concrete walkway belonging to 99 Midgley Ave. runs from Arnolds Neck Drive alongside the upper unit deck to the cottage. The five large barrels located along this walkway are shared by both units. Blue and green barrels are for recycling, and gray barrels are for trash. Collection is Tuesday morning. If staying Monday night or Tuesday morning, please place the barrels you used at the curb on Arnolds Neck Drive Monday evening and return them after collection. Please note that the blue barrel located in the lower unit driveway is for yard waste only. 🐾 Friendly Resident Sibling Cats, Mac (short hair) & TT (long hair): You may occasionally spot our two friendly outdoor cats around the property. They are well cared for, spayed/neutered, vaccinated, and have their own shelter and feeding area. To help keep the cottage comfortable for guests with allergies, they are not permitted inside the rental. During hot summer days they're usually relaxing in shady spots, but may stop by to say hello in the morning or evening. Interaction is completely optional. ⚓️ Captain's Quarters has central air and ceiling fans. ⛵️The Portside Suite has window AC units-filters are cleaned regularly. Portable fans are also located within each unit. 🛶 Kayaks and bicycles are shared amenities between the units. Fishing rods, kayaks, and bicycles are available for guest use on the property. Guests may use these amenities at their own discretion and assume full responsibility for their use. Life jackets must be worn at all times when using the kayaks, and only guests age 18 or older may use them. By booking Captain’s Quarters, guests agree to release the host from all liability related to use of recreational equipment and accept financial responsibility for any loss or damage that may occur. 🎣 Fishing: Fishing rods are provided in both the upper and lower units for guest use. Please note that hooks, weights, bait, and tackle are not included. Fishing gear, bait, and Rhode Island fishing licenses can be purchased at the bait shop across from Crow's Nest Restaurant. If you plan to fish, a valid fishing license is required and can typically be purchased at the bait shop for approximately $8 per day. 🐞 Insect Disclaimer Both units are professionally cleaned and regularly inspected. However, as a waterfront property located next to a marina, occasional houseflies and other insects are a normal part of the coastal environment. Because some porch windows are not screened, leaving doors or windows open may allow flies to enter the home. Gnats, mosquitoes, and other biting insects are also common near the water, especially at dusk. Bug spray is provided in the unit for your comfort. 🎉 Celebrating Something Special? I’m always happy to help make your stay extra memorable! Whether it’s a birthday, anniversary, or romantic getaway, I’d love to leave a thoughtful surprise like a gift basket, balloon arrangement, or sweet gesture for your arrival. Depending on the request, there may be a small additional fee—or it might just be my treat. Feel free to reach out and let me know how I can help make your occasion even more special! ✨ Special Thanks Offer ✨ 🇺🇸 We’re proud to give $50 off each stay for nurses, veterans, and first responders — our way of saying thank you for all you do. 💙 After you book, just let us know and we’ll send you your $50 gift through Airbnb.
