Welcome to Nautilus By The Sea, a private waterfront retreat with dock, pool & poolside bar directly on Hoopers Bay. The property has a newly built 3BR / 2BA home centrally located on Great Exuma. Hoopers Bay beach access, restaurants, liquor & grocery stores are just a short walk. Enjoy stepping into the beautiful warm water directly from your back door where you can snorkel with tropical fish, paddle board and kayak to the beach. 2 paddle boards, 4 kayaks, snorkel gear & more included Enjoy! The space The house is a modern design 3 BD / 2 BA with 13 ft ceilings and a great room with a full wall of glass offering a breathtaking views. The kitchen with large island, dining room and living room with 65” TV comprise the great room. The home has a split floor plan design, with the primary suite on one end of the home. The primary bedroom has three 8’ high sliding glass doors and a king size bed, a 50" Smart TV and large desk. The primary suite also includes a large closet and beautiful ensuite bathroom with large doorless shower. On the opposite end of the home, there are 2 bedrooms and a full guest bathroom. One bedroom is seaside and has 2 extra long twin beds which can be easily converted to a king size bed, also with three 8’ high sliding glass doors that open onto a private deck. The 3rd bedroom has a garden view on 3 sides with a patio door that leads to a private patio. It has a queen size bed and an extra long twin bunk bed. The couch in the great room converts to a double bed. Guest access You have access to the entire home and property with the exception of 2 owner closets, a garage and shed. In addition to the waters of Hoopers Bay, also enjoy swimming/lounging in our large 15 by 28 ft pool with poolside bar. This is one of just a few properties with a dock on Hoopers Bay. The dock can accommodate up to a 36ft boat and 3ft draft. (The boat lift is not available for guest use.) There is a mooring buoy just off the dock as well. Only privately owned boats are able to be kept at the property. Boat rental companies do not allow their boats to be kept overnight at the dock. There are many outdoor places to entertain and relax at the seaside, even workout in our outdoor gym. There is a large deck off the great room where you can grill out, dine and relax, or follow the wooden paths to the dock, gazebo and boardwalk at the shore . Enjoy laying on sun loungers on our sandy "beach", playing cornhole, swinging in hammocks, relaxing in the courtyard, walking the many tropical paths through the property
