The house boasts five bedrooms including one en-suite ground floor bedroom, three outdoor decked seated areas, glass fronted seafront terrace, outdoor games room, and outdoor shower and beach changing area. There is also a 6-7 seater electric hot tub as an optional extra. Rockdene is the perfect coastal getaway. NI Tourism Board Certified. The space Kitchen Dishwasher, Microwave, Cooker, Fridge Freezer, Nespresso coffee machine, Quooker hot tap Utility Store: Tumble dryer and washing machine Bedrooms: 2 King Size Bedrooms 1 Single Bedroom 1 Double downstairs bedroom with en-suite 1 bedroom with bunk beds- double bottom and single top Services: Sky Broadband Smart tvs in every bedroom, living room, kitchen and games room- 5 with sky tv, movies, sports and Netflix (not all Sky tvs can be used at the same time) Garden Room with dart board, drinks fridge, pool & table tennis table Jupiter Hot-tub - available for 6-7 people covered by roof (optional extra) Three decked/ seated areas – rear roofed with seafront views (cube seating), side- seafront views with dining table and front outside sofa area enclosed in glass panels- all three areas with gas heaters Bathrooms: Outside roofed and tiled warm spa shower (mainly hot tub and after sea use) Downstairs en-suite- shower, toilet and sink Downstairs Toilet with sink Upstairs- family bathroom- shower, free standing bath, toilet and sink Upstairs toiler and sink Ensuite and main bathrooms wired for Bluetooth music All areas fully tiled Parking: Limited Parking due to the property being located on the Seafront- public parking within minutes Other areas: Reading area with 2 wingback chairs Living room with wood burning stove Kitchen- patio doors to front porch and decking Fully enclosed garden Heating: Wood burning stove in living room and oil-fired central heating Hive Lighting: Spotlights internally and 100 external lights Can accommodate 7-8 Adults comfortably- together with 1-3 children- request more details. Some bedrooms can be closed off and cost of the property slightly reduced. No pets- unless previously agreed. £500 damage deposit prior to check in and refunded upon cleaner inspection upon check out. Guest access Preferably use the off-street parking located behind 55 North- TWO cars may park at the front of the property for offloading closely against the red brick wall- this is at the will of the council since the property is located on the Seafront. Other things to note There is a hot tub as an optional extra- cost is £250 to cover cleaning, draining, testing and heating costs given the current covid position. CCTV is located at the front of the property (at the side of the sky dish covering the garden), side of the property (by the steps covering the front gate) and at the rear of the property (covering the sliding gate). This is for security purposes and will not be disabled during the visit. No CCTV cameras are installed within the property. Sky Television in the Kitchen, Living Room, Skerries Bedroom, Acadia Bedroom, Causeway Bedroom and Dunluce Bedroom- not all boxes can run at once- place on standby when not in use. All TVs have Netflix and Freeview. Please use the outdoor space until 11pm at the evening. You must be quiet after this time- no music outside or in the hot tub. Detectors have been installed under the decking which will notify me regarding noise from 11pm to 7am. No parties, hens or stag parties- booking will be voided. I ask that you please do not smoke in the house or the decked areas (incidentally, the house is equipped throughout with smoke alarms). There is an outdoor smoking area. Please do NOT eat hot food upstairs in the property. Bring your own sheets/towels if you wear fake tan- you will be billed for additional dry cleaning/replacement.
