The space THE PROPERTY A spacious, airy and cozy house, carefully prepared to host families and friends who want to experience unforgettable days by the sea. Located on Cima da Pinheira Beach, the most charming, quiet and family-friendly part of Pinheira, our house faces the sea in a prime location, close to restaurants, burger joints, pizzerias, cafes, bakeries, markets, pharmacies, ice cream parlors and various other shops, allowing practically everything to be done on foot. Cima Beach is known for its calm sea, which is excellent for families with children, the elderly, and for those who want to relax or practice activities such as stand-up paddleboarding, kayaking, frescobol, hiking, and various other leisure options. In addition, you will be just a few minutes from Guarda do Embaú, Praia do Sonho, Ponta do Papagaio and Garopaba, and you can visit some of the most beautiful beaches on the coast of Santa Catarina during your stay. We like to welcome our guests with great affection. That's why we've prepared a WELCOME KIT especially for your arrival. After the booking is confirmed, we arrange the group's preferences in advance to offer a delicious cake or savory pie, accompanied by coffee, orange juice or soda. It is a simple gesture, but it represents the joy we feel in welcoming you and your family to our home. We also provide COMPLETE SETS OF SHEETS, WOOL BLANKETS and 1 PILLOW PER GUEST, prepared according to the number of people indicated in the reservation, so that everything is ready before your arrival. We recently installed SURVEILLANCE CAMERAS in the outdoor areas of the property, providing even more security for guests and the property, without any interference with the privacy of those staying. Below, we present each room in the house so that you can get to know all the details even before your arrival. ACCOMMODATIONS The house has four bedrooms (one of them adapted to accommodate larger families), spread over two floors, providing comfort, privacy and flexibility for different group configurations. UPPER FLOOR PRIMARY SUITE A large and cozy suite, equipped with a double bed, SPLIT AIR CONDITIONING, closet, bedside table with lamp, and a spacious private bathroom with a HOT TUB and DRY SAUNA. As it is a very spacious room, it is also possible to accommodate an additional double mattress if necessary. WINTER GARDEN (adapted as a 4th bedroom) Next to the master suite, the former winter garden has been carefully adapted to become a comfortable double bedroom. It has a double bed, fireplace, ceiling fan, column fan, bedside table with lamp, sofa and wicker armchairs, as well as blackout curtains, providing comfort in both summer and winter. As in the master suite, the room can also accommodate an additional double mattress when needed. LOWER FLOOR LARGER DOUBLE BEDROOM Spacious and comfortable room, equipped with a double bed, SPLIT AIR CONDITIONING, closet and bedside table with lamp. It can also accommodate an additional double mattress, making it an excellent option for couples with small children. SMALLER DOUBLE BEDROOM Cozy room with double bed, closet, tower fan and bedside table with lamp. When necessary, it is also possible to accommodate an additional single mattress, rearranging the space to accommodate smaller families. SOCIAL BATHROOM Located between the two bedrooms on the lower floor, it is a large, full bathroom with a walk-in shower and shower, comfortably serving both bedrooms and offering practicality throughout the stay. COMMON AREAS LIVING ROOM A comfortable, cozy environment designed to bring the whole family together after a delightful day at the beach. It has an L-shaped sofa, a pouf, armchairs, two-seater sofas, a rack, a panel and a 32" SMART TV with access to SKY, NETFLIX, PRIME VIDEO and FIBER-OPTIC WI-FI, providing moments of leisure, rest and socializing. It's the perfect setting to watch a good movie, catch up on conversations, or simply relax to the sound of the ocean waves. Next to the living room is the HALF BATH, offering even more convenience for those using the house's social areas. DINING ROOM The dining room has a table for six and a charming china cabinet. In addition to meals, it usually becomes a pleasant space for games, family conversations or even as a support for HOME OFFICE. For these moments of relaxation, we provide PLAYING CARDS and various BOARD GAMES, providing fun for adults and children. KITCHEN The kitchen is complete and fully equipped to serve everything from a simple breakfast to large family lunches and dinners. It has a stove, microwave, refrigerator, freezer, dishwasher, coffee maker, sandwich maker, blender, mixer, pots and pans, frying pans, platters, baking dishes, pots, dishes, glasses, bowls, cutlery, cabinets, and a dining table for up to six people. The quantity of dishes, utensils and equipment provided corresponds to the number of guests indicated in the reservation. If you need to add any items during your stay, just ask our manager. To make your arrival more practical and comfortable, we provide a COURTESY KIT in the kitchen, consisting of detergent, sponge, SALT, OIL, a DRUM (GALLON) OF NATURAL MINERAL WATER, and cold water in the refrigerator, so you can settle in with peace of mind right after your trip. LAUNDRY FACILITIES The laundry room has a washing machine, a sink, a service area and a large outdoor clothesline, offering practicality for both short and long stays. We also provide a complete CLEANING KIT, containing a broom, squeegee, dustpan, cleaning cloths, dish cloths, paper towels, hand sanitizer, 70% alcohol, bleach, disinfectant, detergent, laundry detergent, dishwasher tabs, and other products for the daily maintenance of the house. We only ask that these items be used conscientiously, avoiding waste. If necessary, we also provide an IRON upon request to our manager. Wi-Fi and connectivity The house has high-speed FIBER-OPTIC WI-FI, providing an excellent connection for home office, video calls, streaming and browsing throughout the stay. The SMART TV in the living room has access to SKY, NETFLIX and PRIME VIDEO, offering various entertainment options for the whole family. VOLTAGE All wiring in the house is 220V. RESTROOM Located between the living room and the dining room, it offers convenience throughout the stay, especially when the family is gathered in the social areas of the house. Like the other bathrooms in the house, the half bath is prepared for the arrival of guests with a COURTESY KIT containing 2 soaps and 2 rolls of toilet paper. These items are made available for the start of the stay. If replenishment is required during the stay, it will be the responsibility of the guests. OUTDOOR AREA GOURMET BALCONY The gourmet balcony is undoubtedly one of the most cozy spaces in the house and one of our guests' favorites. Large, integrated with the deck and facing the sea, it has a barbecue, a granite countertop with a sink and a built-in cabinet, a rustic dining table, sofas, armchairs and HAMMOCKS, making it the perfect setting for breakfasts, family lunches, barbecues, happy hours and long conversations to the sound of the waves. OCEANFRONT DECK The deck is the house's true picture-postcard location. Integrated with the gourmet balcony and with a privileged view of the ocean, it is where most of the best memories are made. We provide tables and chairs so you can enjoy the sunrise, watch the activity on the beach, read a good book, enjoy a coffee in the morning, a drink at sunset or simply contemplate nature. We also provide a FRESCOBOL KIT so that adults and children can enjoy leisure time on the beach even more. It is also the setting for countless barbecues, family gatherings, birthdays, New Year's Eves, Christmases, Carnivals and special moments with friends. And if there's an acoustic guitar in the group... get ready! The conversations go on, the songs become a natural soundtrack, and before we know it, the day has given way to night. SIDE BALCONY A quiet setting, equipped with armchairs and HAMMOCKS, ideal for resting, talking, reading a good book or simply enjoying the pleasant sea breeze. OUTDOOR BATHROOM Located next to the leisure area, it has a shower stall and ELECTRIC SHOWER, offering convenience for those returning from the beach or enjoying the gourmet balcony and deck. Like the other bathrooms in the house, it is also prepared for the arrival of guests with a COURTESY KIT containing 2 soaps and 2 rolls of toilet paper. These items are provided for the start of the stay. If replenishment is required during the stay, it will be the responsibility of the guests. BEACH SHOWER Located outside the house, next to the gourmet veranda, it allows you to remove sand before entering the house, providing even more comfort throughout your stay. GARDEN The large green area in front of the house offers space for children and pets to play, moments of rest and even greater contact with nature. PARKING The property features ample indoor parking, with capacity for approximately four or five vehicles, depending on the size of the cars. ACCESS TO THE BEACH The house has two accesses to the beach: one from the side, through the access road to Praia de Cima, and the other from the front of the property, allowing you to quickly reach the sand and enjoy the sea whenever you like. It is literally the true meaning of a house RIGHT ON THE BEACH. IMPORTANT CONSIDERATIONS We like to keep our listing as transparent as possible so that you know exactly what you will find when you arrive and can enjoy your stay with complete peace of mind. ITEMS NOT PROVIDED For your convenience in organizing your trip, we inform you that we do not provide BATH TOWELS, FACE TOWELS, BEACH TOWELS, BEACH CHAIRS or UMBRELLAS. At Praia de Cima itself, there is a rental service for chairs and umbrellas for those who wish to use them. HOUSE CAPACITY The house was designed to host families and groups of different sizes. The listing configurations may vary between 8, 10 or 12 guests, depending on the time of year, supply and demand. Upon prior consultation, it is possible to accommodate larger groups, respecting the maximum limit of 15 guests. In these cases, some spaces may be more compact and offer less privacy, always maintaining transparency so that each group can choose the configuration that best suits their needs. PRESERVED NATURE The house is located in a large area of preserved native vegetation, a striking feature of Cima da Pinheira Beach. For this reason, it is common to observe some wild animals from the region, especially our well-known family of lizards, which has lived near the house for many years and has become one of the most pleasant curiosities of the stay. They are part of the local ecosystem, and we have never had any incidents. Still, we only recommend that they be respected, especially when there are children and pets, allowing each one to remain in their own space. BACKYARD AREA Part of the land located at the rear of the property has been sold and is fully fenced and independent of the house, not interfering with the privacy, security or use of the areas intended for guests. GARAGE At the rear of the property, there is a garage that is currently closed due to the need for renovation. It is not used during stays and does not interfere with the guests' experience, as the house has ample indoor parking next to the residence. Upon arriving in Pinheira, follow the main avenue, passing by Centrinho, the Santos Supermarket, and continue to Praça da Igreja. In the square, turn right. (If you turn left, you will go to Baixo da Pinheira Beach. Our house is on PRAIA DE CIMA.) Continue along the main street until you see Peixaria Aline. At that point, turn left. Continue to the end of the street, passing the large parking lot on the left. At the corner, where there is a bar and an ice shop, turn left again. Soon after, you will see our house. It is on the corner, has an aluminum gate, and a small entrance covered by tiles. There's no mistake! The house is RIGHT ON THE SAND and has direct access to the beach. You will be able to access the sandy strip both through the side entrance of the property and through the front of the property, reaching the sea in a few steps. Our manager will be waiting to welcome you, show you the house, and explain how the main equipment works, ensuring that your stay begins in the best possible way. Take a deep breath... Other things to note OTHER IMPORTANT INFORMATION We hope your stay is filled with special moments and that you enjoy all that our home and Praia de Cima da Pinheira have to offer. Our property is located in an area of PRESERVED NATIVE VEGETATION, a striking feature of the region. Therefore, it is common to see some wild animals, such as hummingbirds, opossums, bats, small birds and, occasionally, the friendly lizards that have lived for many years near the house. They are harmless and are part of the local ecosystem. We grew up learning to respect nature, a lesson passed on by my father, who always believed that preserving the fauna and flora was a way of taking care of our own home. The lizards, in particular, end up capturing the curiosity of many guests. It's not uncommon to see children and adults waiting for their visit to take pictures, film, or simply watch them sunbathe. It's a fun and totally natural experience that usually creates good memories. We only ask that all animals be respected and observed from a distance, allowing them to remain free in their habitat. For greater guest and property security, the house has SURVEILLANCE CAMERAS installed exclusively in the outdoor access and parking areas, fully preserving privacy during the stay. As the region's power grid may experience fluctuations during periods of higher consumption, especially in high season, we kindly ask you to unplug appliances and chargers that are not in use. This simple care helps protect your personal equipment, preserves the household appliances, and contributes to a more peaceful stay for everyone.
