A historic dwelling nestled on a hillside in the iconic Catskills of Upstate New York — just 2 hours from NYC. The property and its location give you the serenity of an off-the-grid experience, while the amenities and proximity to surrounding communities offer everything you love about being on-the-grid. It’s a lovely space for couples or small families looking to get away, for a solo excursion to relax and refresh or for remote workers looking for a change of scenery. IG: @theschoolhouse82 The space The schoolhouse sits on 34 acres of forested hillside, with a view overlooking the Catskill and Poconos hillsides. Nature is quite literally steps from the front door, and all around. On one of the property's viewpoints are two sets of Adirondack chairs with an accompanying fire pit and a picnic table for outdoor dining. The upper level of the schoolhouse is an open floor plan and features living, dining and kitchen areas. Within the living room are two cozy nooks for reading, drinking coffee and eagle watching. Also in the living room is a pull out sectional couch with an upgraded foam mattress to create a separate sleeping area from the primary bedroom. Downstairs is a walkout basement featuring a very large bedroom, laundry and both bathrooms. One bathroom is located at the bottom of the stairs, and the other bathroom provides private access within the primary bathroom. Within the bedroom is a queen memory foam nectar mattress, a sleeper couch (perfect for young children), a dedicated workspace and a washer/dryer. The primary bedroom has two sets of french doors that open up to a walkout patio with outdoor furniture, a fire pit and breathtaking view of the Delaware River Valley. The two levels are connected by a metal spiral staircase and both have outdoor access. Original to the schoolhouse is the Rumsey & Co. cast iron bell in the bell tower, the front door and entryway, the ten double hung wavy glass windows, the elevated tin ceiling in the living room and the slate chalkboard above the staircase. Guest access The schoolhouse and surrounding 34 acres are accessible to all registered guests throughout the entirety of their stay and not shared with any other party. The only restricted area on the property is the garage/barn — guests should not enter. The property is accessible by a paved driveway, which provides convenient parking. It should be noted that the entrance to the driveway is steep, and if booking in winter, guests should have access to a 4x4 vehicle in the event it snows. The property is in a rural setting, but also just 1 mile from Barryville where there is a general store and a variety of restaurants. Other things to note We love the community of Barryville, and we enjoy everything its people and small businesses provide. To give back to the community that gives us so much — we’re donating 1% of every stay to a local family in need through the Barryville Farmer’s Market initiative. We also love the trees on our property. They boost our mental health, filter our water, clean our air and most urgently — fight climate change. So for every booking we receive, we’ll make a donation to the organization One Tree Planted for the planting of 3 trees. The property, home and surrounding area are enjoyable in all seasons. The property's view of the Delaware River Valley is stunning from sunrise to sundown — whether it's lush and green, in peak fall, covered in snow or draped in fog. Outdoor enthusiasts can enjoy hiking, biking, rafting, skiing and fishing. There are farmers' markets with high quality local goods and produce, high-end restaurants, breweries, sports bars, art and antiquing. The house is well appointed with everything you need for a comfortable stay, including a fully equipped kitchen, drip and french press coffee makers, fast wifi, 55"/65" smart TVs, board games, record player and books. The mattresses are both memory foam, the sheets are Threshold, the pillows and duvets are Utopia and the towels are Frontage cotton resort. If you want to enjoy a fire, please supply your own wood. The firewood that is currently on the property is still being seasoned and too wet to burn. The schoolhouse is a 170 year old building, surrounded by nature. While we do the best we can to prevent it, there are times when outside elements will find their way inside. To further help prevent this, keep doors closed and window screens in place when you can. Please be respectful of our property, home and belongings. A lot of time and effort has gone into making this space as comfortable as possible and we hope to share it with you, and others who come after you, for a long time.
