Perfect for groups of friends, families, or business partners, it comes equipped with amenities to cater to all your needs. Situated within walking distance of Austin’s top restaurants and a quick 5-minute Uber ride from the city's vibrant nightlife, the apartment boasts an unbeatable location and exceptional value. For those who prefer a quieter escape, you’ll find beautiful lakes like Lady Bird Lake, expansive parks such as Zilker Park, and scenic trails like the Boardwalk Trail just around the corner. These outdoor gems are easily accessible via rentable bikes, scooters, or Uber. The apartment spans approximately 850 square feet, comfortably accommodating a mix of adults and children. However, for a group of 8 adults, it may feel a bit snug. Other things to note Please be aware that Texas is home to a variety of insects and critters, particularly during the summer months. Common visitors include silverfish, earwigs, cockroaches, scorpions, spiders, wasps, mosquitoes, flies, snails, moths, and ants. It’s not uncommon for these creatures to find their way indoors from time to time. The presence of a few of these critters doesn’t necessarily indicate an infestation; they’re often simply seeking refuge from the intense heat or cold, much like we all do. To ensure a comfortable and enjoyable experience for all guests, please take a moment to review our house rules. 1. Renter's Agreement: Prior to check-in, guests are required to sign a renter's agreement, which outlines the terms and conditions of their stay. This helps ensure a smooth and enjoyable experience for everyone. Please contact us if you have any questions regarding the terms. (Agreement will be sent in Airbnb message/email.) 2. Additional Guest Fee: An additional fee of $100USD per stay will be requested for each extra guest after the 4th guest. Please inform us in advance if you plan to have additional guests staying with you. This can be processed through the Resolution Center. Note: The number of guests or pets is limited to those listed in your reservation. No additional guests or pets are allowed without prior approval from the Host. Unauthorized guests or pets will result in an additional charge of $100 per night per extra guest and pet and may lead to immediate termination of the booking without a refund. No visitors allowed entering the unit unless granted. 3. No Parties or Events: Our home is a peaceful retreat, and we kindly ask that you refrain from hosting parties or large gatherings. Please respect our neighbours' tranquillity. 4. No Smoking: Smoking is strictly prohibited inside the premises as well as outside. We appreciate your cooperation in maintaining a smoke-free environment for all guests. →Non-Smoking Policy To ensure a comfortable and safe environment for all our guests, we have a strict non-smoking policy throughout the property. This includes: 1. No Smoking Indoors: Smoking is strictly prohibited inside the apartment, including all bedrooms, bathrooms, living areas, and kitchen. No Smoking on Balconies/Patios: Smoking is not allowed on balconies, patios, or any outdoor areas attached to the property. No Smoking of Any Kind: This policy includes cigarettes, cigars, e-cigarettes, vaping devices, and any other smoking or vaporizing products. Consequences for Violation Cleaning Fee: A cleaning fee of $1000USD will be charged for any evidence of smoking inside and outside the property. This fee covers the cost of deep cleaning to remove smoke residue and odors. Immediate Eviction: Violating the non-smoking policy may result in immediate eviction from the property without a refund. 5. Security Measures: For the safety and security of all guests, our property is equipped with a ring doorbell camera and a noise decibel monitor. These devices are in place to ensure everyone's well-being and to monitor adherence to our house rules. 6. Respectful Conduct: Please be considerate of our home and treat it with care. Keep noise levels to a minimum, especially during late hours, to ensure a peaceful environment for everyone. 7. Check-in and Check-out: Check-in time is any time after 4PM, and check-out time is 10AM. Please adhere to these times to allow for proper cleaning and preparation for the next guests. Late check-out is available upon request for a fee of $25 per hour, with a maximum extension of 2 hours due to cleaning procedures for upcoming guests. Any check-out time beyond 2PM will be charged at the nightly rate in full. Early check-in is also available for a fee of $25 per hour, subject for availability. 8. Communication: We're here to make your stay as comfortable as possible. If you have any questions, concerns, or require assistance during your stay, please don't hesitate to contact us and not the leasing office. 9. Cleanliness: We strive to maintain a clean and tidy home for all guests. Please clean up after yourself and leave the property in the same condition as you found it. The cleaning fee you paid covers the professional deep cleaning and sanitation to ensure the property is in excellent condition for the next guest.
