A waterfront property. An open space with a spectacular view of the water as you enter. Guests can stay indoors playing board games, fuzzball table or simply relax and watch TV equipped with an Roku stick. The property is very spacious for outdoor activities. Guests can also enjoy the water using the canoe and kayaks that are on the property. Wineries, restaurants and tons of golf courses are in short distance from the property. The marina and boat launch are within 5 km. The space The perfect space for family gatherings and reunions. Bedrooms: - 1st bedroom located on the main floor is with a queen size bed - 2nd bedroom located on the second floor is with a double size bed - 3rd bedroom located on the second floor is with 3 single beds. (2nd and 3rd bedrooms are adjoining rooms.) Bathrooms: - 1st bathroom is on the main floor across the 1st bedroom. - 2nd bathroom is on the second floor. Kitchen: The kitchen is complete with all your basic needs, plates, pots and pans, utensils, coffee maker, etc. There is a BBQ on the deck that is conveniently accessible outside the kitchen. -All beds are conventional. -TV is equipped with Roku stick with movies and local shows. -There are 4 life-jackets available. -Parking is limited to 4 vehicles. -Water gets weedy so swimming is NOT recommended. However there are beautiful beaches in the area that are a must to visit. FREE PARK PASS for one vehicle is INCLUDED. -There is NO Air Conditioning in common areas, however air conditioning UNITS are in each 1st bedroom and 2nd floor. THINGS TO BRING: - Bath Towels - Paper towels - Food Condiments - Personal toiletries (soap, shampoo, toothbrush, toothpaste, etc) Other things to note TERMS OF RENTAL AGREEMENT 1. The rental rate is as per the accepted rate at the time of booking on Airbnb. 2. Occupancy Limit: The maximum number of guests allowed at the property is as per the number of guests stated on the booking. No day visit is allowed to the property by other individuals without consent from the owner. Any party falsely representing the number of people in the home or exceeding the maximum will be subject to forfeiting the security deposit or immediate eviction without refund. 3. Cancellation: Rules apply as per AirBnB cancellation policy. 4. The OWNER shall not be responsible for any accident or injuries occurring to the RENTER or guests of the RENTER on this property or premises. It is understood that there is no lifeguard, and that supervision is the RENTER's sole responsibility. 5. RENTER will be responsible and liable to OWNER for damages in excess of the security deposit for any damage or loss caused by RENTER or their guests. 6. The OWNER may enter the premises at reasonable times, with or without notice, for the purpose of making repairs and inspections. 7. Rental Rules: RENTER agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party to abide by the following rules at all times while at the property. a) Smoking is restricted to the outdoors; please be responsible for ashes, cigarette butts and maintaining safety to avoid fire. b) Do not throw any garbage, plastics or cigarette butts in the waterfront. c) Parking space is limited to 4 cars. Parking on the laneway and lawn is restricted at any time. d) No Pets are allowed unless permission is granted by the OWNER. An additional fee is applicable. e) Occupancy of the premises shall be sufficiently quiet and peaceful so as not to disturb other residents and their guests in the neighborhood. f) RENTERS and their guests should not create excessive noise at a level that disturbs neighbors; Code- enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. g) Keep the property and all furnishings in good order. h) Only use appliances for their intended uses i) Garbage: Any garbage must be stowed in the proper garbage, compose and recycling bins located at the side of the house. j) Fireplace: The fireplace is a wood fireplace both indoor and outdoor. Please do not throw any paper or other combustible materials in the fireplace. Keep fire in a manageable size and always monitor for safety. k) No other products other than natural human waste and toilet paper should be flushed in the toilets at any time. The RENTER will be charged of up to $5,000 for improper use causing damage to the septic system. l) The BBQ unit is free to use with propane provided. If used, ensure to return the unit to its CLEANED condition. Otherwise, a $50 fee will be charged. 9. If the RENTER violates any of the conditions of this agreement, or limitations outlined, the OWNER may terminate this agreement and enter the premises by force or statutory proceedings, in which case any moneys paid by the RENTER will be forfeited by the RENTER as liquidated damages. Upon booking and acceptance on Airbnb, the RENTER agrees to the terms and conditions set forth.
