Welcome to this duplex in Tucson! This modern rental features one bedroom and one bathroom, perfect for a comfortable & stylish stay. This is the Left Unit of the two completely private units, each with its own entrance, ensuring complete privacy and comfort. But why settle for one when you can rent out both units? The space As you step inside, you'll be greeted by the chic and modern decor, with sleek finish, comfortable furnishings, and all the amenities you could ask for. The open-plan living area is the perfect place to relax and unwind, with plenty of natural light and a cozy atmosphere. PARKING: The carport is suitable for a small to medium-sized car. Rest assured, your data is secure with them. Before your stay, kindly complete a quick verification and choose one of these options: 1. Damage Waiver (non-refundable): $25 + transaction fee 2. Security Deposit (refundable): $200 + transaction fee (takes 5–10 business days to process). We recommend the damage waiver for worry-free protection. - CBP temporarily suspends operations at Lukeville border. Travelers from Puerto Peñasco, Sonora, face a detour through Nogales or San Luis, causing an estimated 2-4 hour delay. Please plan accordingly and safe travels! - We provide a propane grill and tank for your use, and we refill the tank periodically. If you encounter an empty propane tank and want to use the grill, please refill or exchange it at a nearby Circle K or Walmart (3435 E Broadway Blvd, Tucson, AZ 85716). The cost for exchanging the tank is approximately $28. Firewood for the fire pit falls under the same situation. - Pest control services are scheduled to come every 3rd or 4th Thursday of the month to spray both outside and inside of the unit. They will knock on the door to confirm if it's okay to spray inside. - We provide a starter pack of toilet paper and paper towels. For longer stays (3 or more days), please expect to supplement these items on your own. - Smoking is not permitted in the unit or within 10 feet of any windows or doors. Guests will be charged a minimum fee of $500 for smoking in the unit, having a large gathering or party, or bringing an unauthorized/unapproved pet. - We allow one dog for a non - refundable fee of $200. We request that you bring a kennel to keep your dog in while you are away to minimize any damage to the furniture. - This property is a duplex, and both units can be rented out for 8 guests. Each unit has a separate outdoor gate entrance, but there is a smaller gate that provides access between the two units. There are different front door locks for each property, so you may see the other guests at some point if accessing the washer and dryer. - By booking this, you agree that any violation of our house rules will result in forfeiture of your reservation without a refund. - Check-out time is at 11 am. There is a fee of $150 for every half-hour that passes if you have not checked out. Unfortunately, we had to implement this due to some guests not leaving on time, which causes backup for our cleaners and managers. - We expect the place to be in outstanding condition upon your arrival. However, if something is not to your satisfaction, please let us know, and we will make it right. Please understand that we cannot control acts of nature or occasional equipment malfunctions, such as HVAC, water heater, or power outages. Still, we promise to act on it and get a service technician out within 24 hours of your notice. Please note that we do not offer any discounts or refunds if these things happen and are fixed within the promised time frame. *** Understanding Air Conditioning in Arizona's Summer Heat: To ensure you have a comfortable stay, here are a few things to keep in mind about our air conditioning systems and what you can expect: Air Conditioning Limitations: Temperature Difference: Most air conditioning units are designed to handle a 20-degree difference between the outside temperature and the inside air. Example: If it’s 110°F outside (which is common in an Arizona summer), the air conditioner can typically cool the indoor space down to around 90°F. While this might still feel warm, it's significantly cooler and more comfortable than the outdoor heat. Tips for Staying Cool: Hydrate: Drink plenty of water throughout the day. Dehydration is a common issue in high temperatures. Use Fans: Ceiling fans and portable fans can help circulate the cool air more effectively. Close Blinds/Curtains: Keep blinds and curtains closed during the hottest part of the day to block out direct sunlight. Cool Showers: Taking cool showers can help lower your body temperature. Wear Light Clothing: Lightweight and loose-fitting clothing will help you stay cooler.
