Sleeps 8 comfortably in 4 separate bedrooms. Good for extended families, both young and old; or for golfing breaks, with or without partners. 5 mins walk from the first tee for Gullane No 1, or from the beach. Short drive to Drem or Longniddry stations (20 minutes to Edinburgh Waverley). Dog friendly. The space This detached holiday house is a "family" and "dog" friendly holiday house with 4 bedrooms, 3 on the ground floor level and 1 bedroom on the first floor, situated in the sought after area of Goose Green. The property is located within walking distance to Gullane's famous golf courses and gorgeous sandy beaches. Gullane boosts fabulous local independent shops and restaurants which are all within a 5 minutes' walk. Sylvan Orchard is the perfect place to relax and enjoy a coastal holiday retreat or golfing break in Gullane, East Lothian. 2 minutes walk from Tom Kitchen’s restaurant - the Bonnie Badger. 5 minutes from La Potiniere, the Main Course and the Old Club House pub. Bedrooms: 4 bedrooms - sleeps 8 Master bedroom with two single beds which can be moved to create a super king sized bed on request 2 Twin bedrooms each with two single beds 1 Twin bedroom which can be made up a super king sized bed on request There is a sofa bed in the sitting room which can be used on request to sleep up to 2 additional guests. There is a charge of £20 per night for each additional guest. Sitting room: The sitting room is perfect for a group of 8 with plenty of seating, TV, Satellite TV (BT Sport and channels) and DVD player. There is an open fire for those colder days and patio doors leading out to the private garden and decked area in front of the house. Kitchen: The kitchen is fully equipped with a hob and electric hob, microwave, fridge/freezer, washing machine, dishwasher and everything else you will need for your self catering or golfing holiday. Open plan dining area There is lovely open plan dining area with a dining table to seat up to 8 guests Snug / Study/Playroom There is a Snug/ Study/Playroom which offers the perfect place for children or adults to enjoy some time away from the main sitting room/ dining room areas! This room has plenty of desk space should you wish to work while you are here. There are opening doors leading to the private patio garden. Sun Lounge There is a small sun lounge which overlooks the private garden. Bathrooms: Ground floor shower room with a full walk in shower, with WC and wash hand basin. Family bathroom on first floor with bath, WC and wash hand basin. Bedroom 4 has a wash hand basin and a shower. Utility Room There is a small utility room which is home to the washing machine and tumble drier. Outside: The property benefits from a garden to the front laid to grass with attractive apples trees and an enclosed courtyard to the rear. There are table and chairs provided for you to enjoy the summer weather. Goose Green is directly in front of the property which is perfect for parking/ walking the dogs and for the little ones there is a super play park for the children to enjoy. For the not so sunny, perfect days, you can relax in the snug conservatory with a good book and a hot cup of your choice. General: Central heating, electricity, bed linen, and towels are all included in the rental. Exterior Detached property on two levels with a private garden to the front and a private patio to the rear Guest access The ground floor is on one level. One step access is possible through the back patio, using a shallow slope up the side of the house. The property is laid out over two floors. There is an entrance vestibule which leads into the conservatory, a large hallway which is also used as the dining room, good sized sitting room with living flame fire and double doors leading out to the front decking area, twin bedroom with integral shower and wash hand basin (no toilet), large kitchen with breakfast bar opening onto further living area/study/playroom with double doors leading out to an enclosed sheltered courtyard, hallway leading to large shower room (including toilet) with utility area housing washing machine and dryer, and two further twin bedrooms both with doors leading out to the enclosed courtyard. From the main hall, stairs lead up to the first floor where there is a family bathroom (including toilet) and master double bedroom with large walk-in cupboard and lovely views over Goose Green. Other things to note Fiona and I own this lovely hideaway in one of Scotland's golfing centres. We have had many family golfing holidays here, and holidays with friends. We've often had three generations using the house harmoniously, with a number of different spaces to slip away to - despite the open plan feel of the downstairs. Golfers playing in the Scottish open have used the house in the past for themselves and their wider support group. It's been very convenient with the four separate bedrooms for groups of travelling golfers playing the large number of East Lothian courses. The boys have studied for exams and we've had numerous work conference calls using the high speed internet.
