The space Casa Elena is a spacious apartment located in Germignaga, on the first and top floor of a small building consisting of only three residential units, with a stunning lake view and three large terraces. The independent entrance ensures a good level of privacy, while the spacious and functional interiors make the accommodation particularly suitable for families and groups. The accommodation is located in Germignaga, in one of the most beautiful areas of the town, surrounded by greenery and offering a stunning lake view, just a few minutes’ walk from the centre of Germignaga. The apartment, measuring approximately 125 sqm, can accommodate up to eight people. It features a spacious double bedroom, two bedrooms with bunk beds, a large living room with a sofa bed for two people, a fully equipped kitchen, two bathrooms with showers and a practical internal storage room. One of the main highlights of the property is its three terraces, from which guests can enjoy a stunning view of Lake Maggiore and the surrounding mountains. The main terrace, measuring approximately 40 sqm, offers an ideal space to relax, have lunch and dine outdoors while enjoying the view of the lake. At the rear, another terrace is particularly suitable for breakfast in the sunshine and quiet moments. The property also includes a private and fully fenced outdoor area, adjacent to the accommodation, with enough space to comfortably park two cars. LOCATION OF THE ACCOMMODATION Casa Elena is located in Germignaga (Varese), in a pleasant residential area characterised, during the summer period, by a particularly pleasant climate, especially during the evening and night. The centre of Germignaga can be reached in about ten minutes on foot; the route includes a short section with a gentle uphill slope. Here you will find the “Il Boschetto” park and the equipped “Le Fontanelle” beach, also ideal for families with children who wish to spend a day on Lake Maggiore. Luino can be reached with a walk of approximately fifteen minutes. The town is also known for its traditional Wednesday weekly market, one of the best known in the area. In the vicinity of the accommodation, also on foot, it is possible to enjoy panoramic hikes and follow routes connected to the historic Cadorna Line, a defensive system dating back to the period of the First World War. Luino railway station is located approximately five minutes away by car. Milan Malpensa Airport is approximately fifty minutes away by car. Just a few minutes by car from the accommodation, the main services are also available, including supermarkets, restaurants and bars. Luino can also be reached on foot in approximately 15 minutes, making it easy to visit the well-known weekly market held every Wednesday. Other destinations that are easily reachable by car include: Lugano: approximately forty minutes; Locarno and Bellinzona: approximately fifty minutes; Como: approximately one hour. During your stay, it is also possible to visit the Lake Maggiore Islands and several destinations in Piedmont, also interesting for food and wine itineraries and routes related to wine production. Milan can also be reached using rail connections from Luino station. The area offers the opportunity to alternate days by the lake, panoramic hikes, cultural visits and itineraries to discover Italian and Swiss destinations that can be easily reached from Germignaga. Guest access Guests will have exclusive access to the booked accommodation for the entire duration of their stay and may freely use all spaces and amenities included in the reservation. The accommodation is reserved exclusively for registered guests, ensuring privacy, independence and comfort throughout the stay. Any common or shared areas, if present, will be clearly indicated in the accommodation description. All spaces and amenities must be used in accordance with the booking conditions and house rules. Other things to note SECURITY DEPOSIT A few days before arrival, a security deposit is required to cover any damage caused to the accommodation, which will be refunded three days after departure. KEY COLLECTION Keys are collected at our office located in the centre of Luino, and guests may park, for the time necessary to collect the keys, in our private parking area located in front of the office. We manage several properties on Lake Maggiore and, depending on the accommodation booked, our office may be located in a different municipality from the one where the accommodation is situated. In any case, the travel time between our office, located in the centre of Luino, and the accommodation is approximately 5 to 15 minutes, depending on its location. Key collection times Keys can be collected at our office from 15:00 to 17:00. Expected arrival between 17:00 and 19:00 Guests who expect to arrive after 17:00 but by 19:00 must inform us, and we will wait for them at the office. Arrival after 19:00 For arrivals after 19:00, guests must inform us promptly and the key collection arrangements will be communicated. An additional fee of € 30,00 applies for this service. Key delivery at the accommodation by 19:00 If the guest is unable to reach our office, for example because they are arriving by train, they may request, a few days in advance, to have the keys delivered directly at the accommodation. A member of our staff will deliver the keys within thirty minutes of the guest’s arrival at the accommodation. The service is available exclusively at the booked accommodation and the relevant delivery arrangements will be communicated. Key delivery at the accommodation is not available from 14:30 to 17:30, a time period during which our staff is busy at the office welcoming guests. The cost of the service is € 30,00.
