Description

Riverfront property on approximately two acres of land with a private patio on the beautiful Guadalupe River, and a charming rustic country cabin up the hill a bit (one minute by car, five minutes walking). Two private bedrooms, plus two sets of bunk beds in open living room area (total four twin beds), plus brand-new queen sofa bed in one of the two bedrooms - can sleep 8-10 guests comfortably with total of 8 beds. Pet friendly - we love dogs (and all animals) and welcome your fur babies! The space Bedroom #1 has a king-size bed (can sleep two), its own private half-bath and lots of natural light with windows on three sides of the bedroom. // Bedroom #2 has two queen beds (each bed can sleep one or two adults), plus a brand-new queen sleeper sofa (2025)(can sleep two), and is a fairly large room with sofa, chairs, closet to hang clothes and windows on three sides with good natural light, plus a large-screen TV with a DVD player for movies only (no cable TV). // Living Room area has two sets of two twin-sized bunkbeds each (total of four twin beds) which are ideal for kids, teens or even adults ... note, the two upper bunkbeds require climbing a typical bunkbed wooden ladder. // Full bath (shower only, no tub) centrally located for everyone to use - kinda small, but it does the job, for over 80 years now. Half bath attached to the primary bedroom (no shower). // Kitchen is fully loaded with all necessities and condiments for your use ... no need to bring anything, except your personal food of course. // Large rustic dining table on screened porch for large groups, can seat 8-10, plus another dining table in house which can seat 8-9, plus a foldable card table for another 4 people, plus a 200 sf deck just outside the back screened porch with table/chairs which can seat 8-10 ... really nice for eating breakfast, lunch or dinner outside during good weather. // Utility room has two washers and two dryers for your use, plus lots of small kitchen appliances, pots and pans, plus popcorn, ice cream and waffle makers. // The screened porch also has a nice, relaxing sitting area for 8 or more, including a few rocking chairs .... great for reading, having your morning coffee, bird watching and drinking wine. // At the outside entry patio there's a wooden swing, benches and chairs for about 8-10 people ... perfect to gaze up at the stars at night. // The backyard is not too big, but nice for outdoor games (volleyball, badminton, croquet, horseshoes, bocce) with a net and bocce court already set up. A few games for kids, as well. Deep in the backyard there's a trail that winds down to the river through the woods, complete with benches and hammocks to relax, take a pause, read, be one with nature. // Down at the river you will enjoy one of the two private patios, or possibly both for larger groups - see photos of patios. As a result of the big flood on July 4, 2025, we no longer have a rope swing, ladder to get into the river (still easy to do, please ask), firepit at the river, table or permanent chairs (we are currently working on rebuilding all of this), but there are plenty of foldable chairs to take down to the river. // As far as kayaks and canoes (for those of you that have stayed before, you know that we had several), the flood damaged all of the kayaks and canoe except for two small kayaks - we are working on buying some new ones, as of October 2025. // In the "bunkhouse" up near the cabin, we provide paddles for the kayaks, life jackets (PFDs), ice chests, floats, games for the river, river shoes and sandals, goggles, chairs, beach/river tote bags, sunglasses, etc. // Back to the river area ... just FYI, since the big flood of July 2025, the river level is back to normal and everything is returning to normalcy, calm and peacefulness. If nothing else, you will be able to relax down at the river on the two patios, or anywhere along our 175 feet of riverfront ... take in sun, fish, swim, float, kayak, read, rest. You will not have to share these two patios with anyone (they are private), with the possible exception of our nice first cousins who live out of town and come to enjoy the river a couple times a year or so, in which case you will enjoy one of the patios, they will use the other ... other than those rare instances, the entire river area will be all yours. Enjoy! Guest access I am not sure what ‘guest access’ means, so let me say this …. The cabin and land it sits on (approx 2-3 acres) will be all yours to enjoy. The riverfront area, including 175 of riverfront property and two private patios, will be all yours to enjoy, with the possible (and rare) exception of my cousins using one of the two patios occasionally – they live out of town, but will come up to the hill country a couple/few times a year. The riverfront area is approximately one minute by car from the cabin, or 5-10 minutes by walking. Back up the hill, you will enjoy the cabin itself (approx 1300 sf), plus a large screened porch with a long dining table and sitting area (see photos of screened porch), plus a 200-sf deck with table and chairs (and electric grills), plus a small backyard with hammocks, volleyball (or badminton) net, plus a bocce (or horseshoe) court, plus a firepit with blue chairs (see photo) for marshmallows, s’mores, hotdogs, etc. In addition, there’s a “bunkhouse” about 100 feet from the main cabin, which contains ALL of the river equipment, including kayak paddles, life jackets, floats, ice chests, river games, etc. For parking, there is one single-car carport (covered), plus plenty of extra parking (non-covered). The cabin itself is small, but is large enough to host 8-10 adults and children. Plus pets – we love pets – maximum two, unless special permission is granted for more than two fur babies. There are two private bedrooms, as shown in the photos, plus a living room area which contains sofas, a large dining table and bunkbeds – small, but it works for most groups. As mentioned above, there is a large screened porch with another dining table and a separate seating area – both of these spaces can accommodate 8-10 people comfortably. The kitchen is small, but it contains everything you can think of – please feel free to ask, if you have ANY questions, I am here to help! Oh, and there are only two bathrooms, and only one of these has a shower, you will need to do it the old-fashioned way – take turns! Or share! LOL One of the two bathooms (half bath) has a closet with 10-15 river/beach towels, so you do not have to bring your own. Finally, there is a laundry room with two washers and two dryers, for your use. Plus a game closet with board games, jigsaw puzzles and cards – ask if you would like a list of games. Plus a TV and DVD player to watch films, located in second bedroom (not living room) – there is NO cable TV, so this TV is only for watching films – we have a large selection of about 40-50 films, including movies suitable for kids. Finally, finally … there are three BBQ grills outside in the backyard area ... one is a charcoal or mesquite type of grill (you will need to bring your own charcoal or mesquite) ... the other two are easy-to-use George Foreman electric grills, which work nicely. If you use any of these three grills, you will be required to clean them very well after using (scraping tools available + water hose nearby) out of respect and courtesy for the next group of guests ... my cleaning lady will not clean these grills for you ... thank you in advance and for understanding! :) Other things to note Just so you know what to pack for your trip and your stay …. As far as the cabin, just about everything you can think of is included – the cabin is fully loaded, so please ask if you have ANY questions, I am happy to help. I will be sending you an email a few days before your trip (or earlier, if you request it) that outlines many of the things that the cabin has (and doesn’t have) so that you know what to expect. For the beds and bathrooms, all linens, pillows, towels, handtowels, soaps, shampoos, conditioners and basic toiletries (cotton pads, q-tips, toilet paper) are included. For the river, there are 10-15 river/beach towels, plus foldable chairs, chaise lounge chairs, floats for the river, ice chests, river toys/games, beach tote bags, sun hats, sunglasses, river shoes and even a cart to roll everything down to the river. Oh, and of course kayak paddles and life jackets (PFDs) for the kayaks and canoe. Note: As of October 2025, there are only two kayaks (will be buying more soon) and NO canoe, due to the big flood in July 2025 … please ask for future dates as far as the status of canoes and kayaks and I will give you an update. For the laundry room, there are two washers, two dryers, plenty of laundry detergents, plus a small ironing board and iron. Finally, the kitchen is loaded with pots, pans and everything you can possibly think of – if your recipe calls for a certain amenity or appliance, please ask. I also provide olive oil, herbs, spices, balsamic vinegar, butter and some preserves, along with various coffees, teas, honey, sugars and sweeteners. This kitchen has much more than what most Airbnbs have, from what people tell me, so if in doubt please don’t hesitate to send me a message and I will let you know so that you don’t have to pack your whole kitchen! LOL Oh, almost forgot … water … clean, drinkable water is super important, so I provide at least 10-12 large bottles of drinking water from HEB .. if you need more, feel free to bring some for your large group, or I possibly have more in storage, so … ask!! : )
