With an amazing panoramic view of the Frio River, private riverfront access and an exclusive pool and outdoor kitchen, this rental is perfect for the "all-inclusive" family retreat! The Penthouse suite is top-notch, with King Ranch Furniture, a full kitchen and bar, its own living area and three (3) separate sleeping areas with vaulted ceilings. The other four suites include their own kitchenette with microwave, mini-fridge, coffeemaker and wet bar with granite throughout. Each suite has a private, full bathroom. Penthouse with upstairs loft includes: 1 King bed, 1 Queen, ​1 Double and 2 Twin beds and 1 sleeper couch. Penthouse has one full bath, a gourmet kitchen and cozy living space of its own. 4 Private Suites include: 1 Queen/Queen bunk bed ​and 1 Queen/Twin bunk beds. 4 suites each have a full bath, kitchenette (microwave, sink, mini fridge and cabinet storage) and dining tables. The two upstairs suites, next to the Penthouse, are tied together with a unique sunroom/living den with couches, recliners and a dining table...plus an extra-large TV overlooking your pool and a stunning view of the big mountain bluff. Downstairs you'll find two additional suites and your exclusive outdoor pool and kitchen space. You will fall in love with this gathering space, complete with 80" TV, full kitchen appliances, gated pool and live-edge wood picnic tables the owner custom-makes by hand! You'll have your own beautiful outdoor pool with a water feature and outdoor kitchen/pavilion, which has become very popular with our guests for entertaining their large groups. You'll also have access to our private waterfront on the Frio River, just a short 200' walk to the shore or you can bring one car to tailgate! Guest access Our beautiful and unique property is located in a private, gated community! There is parking within our property for a few cars in your group, overflow parking is just across the way. Parking passes and information will be explained during check-in! Other things to note We have a complimentary laundry room with commercial front-load washers & dryers available for use. Bed sheets, protective pillowcases are provided in this rental. Please note that we do NOT provide towels! We love pets! We have two dogs on property. Pets are allowed in all of the rooms EXCEPT the Penthouse suite, due to the carpet and furniture. Prior-approval for all pets by the owner is required, and our general guidelines are as follows: 35lb maximum, non-aggressive breeds, non-shedding, and again with prior approval from the owner. Please note there is a pet fee. This AirBnb site does not calculate your hotel/motel tax. Once you pick a date, I will counter-offer the price to include the 10% Local Tax Rate.
