As you walk-in to the condo, you will be greeted into the professionally appointed and fully stocked kitchen with all the amenities you can ask for to whip up your favorite meal. Perfect for entertaining, the kitchen area offers a flat-screen TV, stainless steel appliances, bar/ high top seating, a dining table that seats four and a bar area with beverage fridge. Step into the living room and you will fall in love with the iconic Desi Arnaz and Lucille Ball homage. Sit in the comfortable seating area and enjoy your favorite TV show on the large HDTV. For a more quiet environment, enjoy a book on the balcony which already provides a great ambiance. When its time to rest your eyes, choose one of the two bedrooms. Both offer queen beds, HDTVs and their own private ensuite bathrooms. One offers a walk-in shower while the other offers shower/tub combination. Come and stay at The Ricardo on Ramon! Conveniently located in the Ramon Estados gated community which boasts 2 sparkling blue pool and spa, lighted tennis courts, pickle ball courts and community laundry. Location cannot be beat as it is within walking distance to downtown, groceries, and restaurants. Once you stay here, you’ll never want to go home! This vacation home rents on a 30-night minimum basis. During the winter season, between December and April, you must begin on the first day of the month and end on the first day of the following month. A refundable Security Deposit is required during the summer months. NO PETS WITHOUT APPROVAL - You must inform us if you wish to bring your dog. We will request information about your dog and may need to procure owner approval prior to confirming your reservation. An additional pet charge will apply, and an additional refundable deposit may apply. NO smoking, NO parties/events, NO cats allowed. Property Management provided by Oranj Palm Vacation Homes Other things to note -This property is professionally managed by Oranj Palm Vacation Homes and it is required to submit a signed rental agreement by the guest/tenant within 48 hours of an accepted Airbnb reservation. -Responsible party (YOU) must be 25 years or older per city laws to sign rental agreement. The city of Rancho Mirage requires you to be 30 years or older. - Failure to submit this signed agreement within 48 hours will result in a cancellation of the reservation. Per Palm Springs Vacation Rental Ordinance, the maximum occupancy allowed is 2 people per bedroom PLUS an additional 2 if they are 12 years of age or under only. - Occupants not to exceed the number advertised. (Per city law) -Only one car per bedroom is allowed. The City of Palm Springs requires that we obtain a list of names from everyone staying at the vacation rental property including the number of cars and their license plate numbers. - Pool heat in all houses is included Oct – May and set to 86 degrees. Please do not attempt to change pool settings, turn pool heating on, or change pool temperature unless authorized. Extra cost will be charged if settings changed. - TERMS & CONDITIONS OF RENTAL: - Violation of any rules/ordinances listed below may result in fine(s) and/or immediate eviction. Renter agrees that any such fines will be charged to the credit card on file. -All cancellations subject to a $75 cancellation fee regardless of time frame. - No house parties: An unauthorized party or event at the property will lead to your immediate removal from the property. The city of Palm Springs has strict vacation rental ordinances regarding parties and any violation can result in fines up to $3,000. Your cooperation is appreciated. - No outdoor music allowed at any volume at any time of day (This includes any music, at any volume, on any device such as a cell phone) any indoor music which can be heard from the street OR from the neighboring property is prohibited. This is not a policy of our company; the city of Palm Springs has strict vacation rental ordinances regarding noise and any violation can result in fines up to $5,000. Your cooperation is appreciated. - No smoking indoors. Smoking is strictly forbidden anywhere inside the house. If smoking outside, please follow HOA rules and make sure to use an ashtray and collect all cigarette litter. - Spa heat not to be left on after use to avoid overheating pool charge. - AC/Heating - Please DO NOT turn AC below 74 degrees during summer, turning AC lower than 74 will not cool the house faster and may freeze the AC system. - Please make sure you keep all doors and windows shut in summer/winter to conserve energy. We monitor energy usage at all properties, and you may be charged an additional energy fee if energy usage is 20% or more above normal. - Our properties do not include RV, trailer, 5th wheel, etc. parking. Other arrangements will need to be made. - Please do not place hot or wet plates or cups directly on furniture, use coasters. HOUSEKEEPING & MAINTENANCE: - Guest/tenant must notify upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue. - Please, DO NOT attempt to fix anything yourself, please call us immediately. -Broken/Missing items: we much prefer that you report to us any items broken or missing upon your departure. We understand that accidents happen and would appreciate your honest cooperation if something went wrong while at the house. BEFORE YOU LEAVE CHECKLIST: - ALL trash should be tied in garbage bags and put in your trash bin prior to departure. Excessive trash left at the property may incur extra charges. - Laundry – please remove all dirty sheets and towels and place in the laundry area/room. We would appreciate if you start a first load of laundry. - Please do not re-arrange the house décor or move furniture. - Close and lock all doors and windows, set the alarm on if a code was provided to you. - Make sure to turn all lights and electronics off, including pool/SPA lights, shut off the AC, and turn SPA off. - Return all sets of keys, gate passes and garage door openers to our Smoketree office.
