Set on 8 private acres in the Lake Champlain countryside, it’s a soulful rural retreat with retro charm, quiet corners, country roads, birdsong, and nostalgic magic you can’t buy new. Expect old-house quirks, bugs, cow-country smells, birds, bees, and imperfect retro soul. This is a spacious, funky, multi-level Vermont retreat with room to gather, read, write, play games, birdwatch, daydream, and settle into the slower side of New England. Inside, you’ll find two queen bedrooms upstairs, two upstairs bathrooms, a cozy den for reading or writing, multiple lounge spaces, a sunroom, patios, and a renovated finished basement with retro games, including Atari and 4-player Pong arcade-style fun. Downstairs also has four single beds plus two extra trundles if needed, making the house flexible for families, friends, retreats, and relaxed group stays. We’ve updated the house where comfort matters while preserving the character that makes it special: original real wood paneling, vintage finishes, old barn wood with blacksmith-made nails, groovy 1970s details, and family heirloom pieces from our grandparents. It is intentionally more “preserved Vermont time capsule” than “brand-new showroom.” The den is a favorite quiet corner for writers, readers, and anyone who wants to curl up with a book. Robert Frost lovers may especially appreciate the local connection to nearby Middlebury/Bread Loaf country — this is a fitting place to take the road less traveled. Out back, the patios and wooded acreage are wonderful for birdwatching, morning coffee, stargazing, and simply enjoying the quiet. The house works well as a home base for summer Vermont adventures, historic day trips, museums, hiking, scenic drives, and small-town wandering. Groovy Lake House is tucked into the Lake Champlain countryside, with scenic rural roads and easy drives to some of the best of western Vermont and nearby New York. Nearby favorites include Vergennes, Middlebury, Basin Harbor, Button Bay, Mount Philo, Shelburne Farms, Shelburne Museum, Rokeby Museum, the Lake Champlain Maritime Museum, Crown Point, Fort Ticonderoga, and Adirondack day trips across the bridge into New York. This area is especially wonderful for guests who love birdwatching, history, lake-country scenery, farm-to-table stops, museums, hiking, small towns, and the slower, prettier side of Vermont. Because the house includes original details and family pieces, we ask guests to treat it gently. Families with young children are welcome, but little ones may need extra supervision so we can preserve the home’s vintage character and heirlooms for future guests. Guest access Guests have access to the house, patios, finished basement, and surrounding outdoor areas on the property. The driveway parking area is set back about 30 yards from the house. Guests will need to walk the path from the driveway to the house, so please keep this in mind when carrying groceries, luggage, or supplies. The home is multi-level, with interior stairs to bedrooms and the finished basement. Other things to note Groovy Lake House is a largely original 50+ year-old rural Vermont home, not a polished modern hotel. Guests who love charm, nostalgia, nature, and a little quirkiness tend to be happiest here. Expect vintage details, old-house quirks, uneven floors in places, original finishes, rural nature, bugs in season, birds, carpenter bees, and occasional farm smells from nearby cows. The birds provide the soundtrack, the carpenter bees seem to be fans of The Carpenters, and the cows sometimes contribute the authentic Vermont aroma. There is no direct lake access from the property, but public lake access, marinas, parks, and boat rentals are a short drive away. Fireplaces are decorative only and not available for guest use. The house may be challenging for guests with limited mobility or very young children because it is multi-level and has interior stairs. In fall and winter, weather can be snowy or icy, so a car and appropriate tires are strongly recommended.
