This very spacious, groovy 1970s house has no shortage of places to lounge and daydream. In the living room, you’ll find a rotary phone with a Bluetooth adapter that connects to your smartphone and real magazines from the ’70s for some retro reading. In the study, put a record on and turn on the old analog TV for ambience—it doesn’t get any channels, but there’s something strangely soothing about the glow of a snowy screen. In the dining area, you can watch the sun rise and play old-timey board games, then later catch the sunset from the sunroom. In winter, when the leaves are down, you’ll get peek-a-boo views of Lake Champlain. Downstairs, the newly renovated finished basement features a game room with old-school arcade games, plus a cozy lounge area to curl up on the couch and watch TV after a day of exploring. We’ve modernized the house where it matters—comfortable new furniture, a flatscreen TV, some new appliances, and fresh coats of paint—while preserving original 1970s elements like wallpaper and bathroom vanities where possible. It’s intentionally more “groovy time capsule lake house” than “brand-new showroom,” which gives it authentic charm but also means not everything is shiny and new. The Groovy Lake House sits on 8 private acres near Lake Champlain, making it a fun, relaxed home base for Basin Harbor, Fort Ticonderoga, Middlebury, and all your Adirondack and Vermont adventures. Guest access The driveway parking area is set back about 30 yards from the house. Guests will need to walk on the path from the driveway 30 yards to reach the house, so please keep this in mind for walking those groceries and luggage the last stretch. Other things to note This is a true 1970s time-capsule home with lots of original character. We’ve kept fun retro details like wallpaper and bathroom vanities, so not everything will feel brand-new or “perfect.” Guests who love charm, nostalgia, and a little quirkiness tend to be happiest here. The house is multi-level with interior stairs to the finished basement and bedrooms, which may be challenging for guests with limited mobility or very young children. Fireplaces are decorative only and not available for guest use. We’re on a quiet rural road in the Lake Champlain countryside on 8 private acres. There is no direct lake access from the property, but public access, marinas, and boat rentals are just a short drive away. As with most Vermont country settings, you may see wildlife and insects, and occasionally catch a whiff of nearby farms—part of the real-deal Vermont experience. In fall and winter, weather can be snowy or icy, so a car and appropriate tires are strongly recommended. Our professional cleaning team follows a detailed checklist between each stay, including sanitizing high-touch surfaces, so you can relax into vacation mode and simply enjoy the Groovy Lake House.
