The Cocoacabana will delight your senses. From the whimsical mural to the hand-carved sea turtles there's no doubt you are on a beach escape. Did I mention there are kayaks and paddleboards you can take to the river and paddle the Thousand Islands of Cocoa Beach, also known as the dolphin's playground? Don't forget the beach toys when you head to the ocean- body boards, sand toys, and beach chairs...oh my! *The pool is heated at no charge December 15th-April 31st & can be heated for your entire stay outside these dates for an added fee. Temperature is set to 85* & runs 8-10 hours, but water temperature may or may not reach 85* depending on ambient temperature. The home feels bigger than its 1255sq feet conditioned area thanks to the soaring ceiling, 300 sq foot tiki and 200 sq ft screened lanai. Main Living Area The main living area contains the kitchen with a massive 8-person granite island and the living room with a 55-inch SMART TV and cozy sofa. We provide many board games for quality family fun. There is also a live edge coffee bar in this area that has a drip coffee maker, French press, coffee, decaf, tea, cocoa, and fixings. The kitchen is well-stocked to make cooking a breeze. Bedrooms There is a KING Bed Primary Suite, a second king bedroom, 1 queen bedroom (1/2 of each closet in the 2nd & 3rd bedroom is locked for cleaners ), and a flex room which has a queen murphy bed or it can be used as a second living area. The flex room closes off from the living area with a lockable door and has a separate entrance to the front yard. There is no closet for guest’s use in the flex bedroom. There is a step-down into the flex room. We provide a pack n play for little ones (and a stroller and high chair too). Entertainment There is a smart television in each bedroom and the living room. You can watch Disney + with our subscription, watch YouTube videos or watch your favorite shows on your streaming account. Outdoors The pool deck has a massive Seminole built tiki hut to kick back and relax on the patio furniture, and there's a screened lanai to enjoy your meals outside or just relax on the couch. The backyard is huge and has horseshoes, corn hole, ladder ball, giant Jenga, limbo, giant connect four, a fire pit, hammocks a movie wall with projector, and more to entertain the whole family. The pool heater is set to 85* F and runs 8-10hrs a day mid-December through mid-April at no charge. We cannot guarantee water temperatures on colder and cloudy back to back days. We can run the heater longer & outside of season for an additional fee. The Beach Beach access is across A1A or you can park for free at Laurie Wilson Park for free as long as there isn’t a large event happening . There is a button-activated cross-walk with a stop light to make crossing the road easy (make sure cars both ways have stopped prior to crossing). We provide plenty of beach supplies including towels, paddleboards, boogie boards, chairs, a wagon, sand toys, and more. The River The river launch is a few blocks away and a great place to watch birds and dolphins play while kayaking or paddle boarding around the 1000 island area. Life jackets are supplied in a variety of sizes (please confirm we have the sizes you need), as well as carts to make getting the equipment to the launch easier. Don't feel like walking? You can drive your vehicle and park right at the launch. Notice ** This property is located in a tropical climate. We have an extensive pest control program, but It is possible, but not likely, to see snakes, lizards, reptiles, vermin, iguanas, raccoons, and other wild animals, as well as all kinds of bugs, including, but not limited to, ants, honey bees, palmetto bugs, no seeums, roaches, spiders, etc. on the property. Per Airbnb’s listing requirements, we are, therefore, required to notify you that we may have “dangerous animals” on the property. Notice ** You will also be required to upload a selfie holding your License (numbers can be blacked out) & sign a guest agreement. ***This must be completed within 48 hours of reservation*** There are 3 motion-activated cameras that record video/audio, 2 located in the front of the property pointing into the yard & 1 inside the equipment fence facing only the pool equipment (you'd have to go behind the fence for the camera to record anything & it's off limits to guests). They are on 24/7 & used for security purposes only. There is also a noise monitor located in the backyard(does not record audio). Do not disturb/touch modem, routers, cameras or noise monitor. There are 3 owners' closets, these are locked & store necessary supplies for the home. Please do not enter. Guest access There is an adorable Trolley that runs from the Port at Cape Canaveral to South Cocoa Beach. You can enjoy a couple of adult beverages and know you don't have to worry about driving. The fair is $1.50 per person each way. There are many places to park free if you choose to drive or you can also choose to pay to park. The parking at Cocoacabana is always free. Other things to note We have a pack-n-play, stroller, high chair, baby bath & monitor available for your use. As required by our insurance company all guests will be required to sign a guest agreement which reads as follows: Thank you for choosing The Cocoacabana for your getaway. We are so excited to host your stay! We aim to provide you a five-star experience. If there’s anything we can provide to make your stay better please let us know. Please treat our property like you would if you were staying at the property that belonged to a dear friend. Thank you! Please read, sign and return the guest agreement as soon as possible. This Vacation Rental Agreement (the Agreement) is made by and between 2nd Chance Property Solutions, LLC and as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1a. Property: The vacation rental property is located in Cocoa Beach, FL 32931. It is a 4 bedroom 2 bath home that is 1255 sq. feet. Property address will be sent one week prior to arrival along with check-in instructions 1b. Registration & Compliance: This property is registered as a vacation rental dwelling (VRD) with the Florida Department of Business & Professional Regulation (DBPR), and it complies with all City of Cocoa Beach short-term rental regulations, including occupancy limits, noise regulations, parking rules, and inspection requirements. 2. Rental Party: The person whose credit card is used must provide a selfie holding their legible ID to protect community from credit card fraud. The rental party shall consist of Guest and the following persons, ages: 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons (including children over 2-years old), in accordance with Cocoa Beach City Code Section 5-37. 4a The city of Cocoa Beach limits all properties to 8 persons (over 2-years old) on the property at any time. You will be responsible for paying any fines the city levies if the occupancy limit is exceeded. Violations may result in eviction without refund. 4b. Parking: Guest agrees to use only the 4 designated driveway spaces provided and shall not park on the lawn or block neighboring driveways. No more than 4 vehicles are allowed at the property per Cocoa Beach. Parking rules are subject to City of Cocoa Beach Code and must be strictly followed. 5. Length of Stay: The vacation rental begins on at 4 PM and ends at 11. A.M. on 6. No smoking of any kind is allowed on and/or in the property (including vapeing, pot, cigar, cigarette etc..). No open flame of any kind allowed in the property outside of the fire pit and grill. A minimum remediation fee of $500.00 will be charged if the property must be deep cleaned due to smoke or any foul smells. 7. This is a quiet family friendly neighborhood and we like to keep our neighbors happy so there will be no parties or events allowed & no excessively loud music at any time. Noise Ordinance & Enforcement: Per City Ordinance No. 1681, quiet hours must be observed from 9:00 PM – 7:00 AM (Sunday – Thursday) and 11:00 PM – 7:00 AM (Friday – Saturday). Outdoor speakers, loud voices, or disruptive behavior are prohibited during these hours. Violations may result in fines or immediate rental termination without refund. 8. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property, and shall cause all members of the rental party and anyone else on the property to abide by the following rules at all times while residing at the property. 9. Guest shall allow Homeowner access to the property for purposes of repair, inspection or emergency. Homeowner shall exercise this right of access in a reasonable manner by giving at least 4 hours notice (unless in case of emergency). Our pool cleaners will need access to the pool on Friday and Tuesday to vacuum, clean the filter and balance the chemicals. The lawn and maintenance crew may need to enter the property during your stay. You will be notified if this is the case. A trusted neighbor will enter the property on Tuesday and Friday to take the trash cans out to the road and back. If you’d prefer she doesn’t enter the backyard please either put the cans outside the fence or out to the road Monday and Thursday night. 10. Guest will be charged for replacement, repair or cleaning as needed for: i. damage caused to the property or furnishings; ii. Dirt, bodily fluids, smoke, strong odors or others that cannot be removed; or iii. any other unusual cost incurred by Homeowner due to Guest’s stay 11 If the premise appears dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 12. Cancelation Policy: If Guest wishes to cancel the reservation, the deposit will be refunded as follows: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. ***The Homeowner is entitled, at their discretion, to cancel the Guest stay immediately if house rules are broken and no refund will be owed.*** 13. Hurricanes & Travel Insurance: We encourage all renters to purchase traveler insurance or use a credit card that provides it, in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms. Hurricane season is June 1st- November 30th & a storm is not grounds for a refund as it is predictable that there may be a hurricane during this period. 14. Payment: Payment is to be completed through Airbnb. By my signature I give permission to charge my credit card account for the amounts agreed upon. I agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance. 15. The pool is heated Mid-December through April. The heater is set at 85* and runs 8-10 hours. Guests are not to touch the pool heater in any way. There is a camera pointed at the heater and if the camera or the heater is touched the guests’ reservation will be canceled and no refund will be owed. If you would like the pool set at a higher temperature or run for a longer or turned on outside the normal season please contact the host with details and they will let you know what the charge will be. The guest acknowledges there are inherent dangers in staying on a property where there is a pool. The pool is gated from any direct access from a house door, but it is not gated off from the back yard so children must be supervised at all time. Guests agree they are responsible for the safety of themselves, their children & any other persons on the property during your stay. All guests/persons, their heirs and their estates waive rights to litigation in the unfortunate event of accident, death or dismemberment. Use at your own risk. 16. Equipment provided, but not limited to, Single Kayaks (2) Paddle boards (2), surfboard, boogie boards (2), bikes (1 man’s, 1 woman’s, 1 boy’s, 1 girl’s), children’s life jackets (please specify weights so we can assure we have the proper sizes), swings, a pack n play, highchair, stroller, mini-golf, hammocks etc.. and are to be used at your own risk. 2nd Chance Property Solutions, LLC and its owners are not responsible for injury, dismemberment or death that might occur as a result of use. All guests/persons, their heirs and their estates waive rights to litigation. Use at your own risk. 17. Guests are not to disturb the routers or cameras (two on front porch facing into street & one facing exclusively at the pool equipment) without explicit permission from the hosts. The Echo Dot on the TV stand in the living room may be unplugged if you choose. 18. If a major amenity is unavailable due to circumstances beyond the hosts’ control, everything possible will be done to remedy the situation as soon as possible and guests will receive a 10% discount of that night’s rate for every day the amenity is not available upon request after the host has been notified. 19. Bugs love the hot and humid weather in Florida. We create a strong barrier, and so far none have gotten in. However, there is a possibility that a stray bug could get past our defenses, especially if doors or windows are left open. If one does sneak in, we will get an exterminator out ASAP to take care of any unwanted guests. There are also lizards on the property & in the shed that do sometimes leave droppings. These are cleaned regularly but may be found on occasion. 20. A fire pit and a bundle of wood are provided for the guest’s use. Please be sure to keep fires at a reasonable level so flames are not affecting the trees above. Do not use the fire pit if the wind is spreading embers or if alerted there is a fire ban. Be sure to extinguish flames with water prior to leaving the area. 21. We would love to host furry friends, but due to severe allergies we ask that you make other arrangements for any member of your family with fur. Thanks for understanding! 22. Pool floats must only be utilized in the on-site pool. 23. We want our guests to be comfortable and we know a big part of that is the temperature of the house so we give guests complete control of the thermostat. We do ask that you keep the doors and windows closed while the A/C is running or the unit may freeze-up and stop working. Also, please turn it up if you’ll be away from the property for the day.
