Built on ground that was once home to Colorado's first alpaca farm now sits this beautiful mountain townhome retreat waiting to host responsible, mountain loving couples, families and small groups. ★ LOCATION ★ The townhome's prime but peaceful location on the west side of Estes Park is just 2.5 miles from the Beaver Meadows entrance of RMNP and only 2 miles to downtown! The townhome sits just off a main paved road and is reached via a short, flat gravel driveway, making access in winter very easy. ★ INDOOR LIVING ★ The home's welcoming interior is open and bright and features a mix of quality mountain rustic and modern appointments. A wall of windows highlights the living area allowing an abundance of natural light to flood the space. A gas fireplace adds warmth and ambiance after the sun sets. The warmth of the home carries through to the bedrooms. The main floor master features a king bed and en suite bath. Two additional bedrooms—one with a queen bed and the second with a queen bed and twin sized bunk beds—are found on the second level along with a large full bathroom. Young children will enjoy time playing in a secret playroom accessed from the upper level second bedroom. ★ KITCHEN ★ Quality full-sized stainless steel appliances and fixtures highlight the well-stocked, modern kitchen. For dining in, a picnic style dining table shares space in the open concept kitchen and living area. In warmer months, step out of the kitchen onto the rear patio and enjoy grilling and mountain air dining. ★ PARKING ★ Free parking in front of the townhome for up to three vehicles is provided. ★ ADDITIONAL ★ Additional townhome amenities include WiFi, gas grill and a washer/dryer. The garage is currently unavailable for guest use. Undeveloped land immediately adjacent to the property offers the opportunity to view grazing elk and other wildlife. Mountain views are enjoyed from the property and extend into RMNP to the west. ** PLEASE NOTE: Per code, we are unable to make exceptions to the maximum number of guests: 8, or the number of and size of pets: 1 dog 35 pounds max. ** ★ DISTANCES ★ + Marys Lake, Supermarket, Restaurants: 1 min drive + National Park Entrance: 5 min drive + Golfing: 7 min drive + Downtown: 7 min drive + Backcountry Skiing at Hidden Valley: 20 min drive + Eldora Ski Resort: 50 min drive Guest access Guests have access to our entire property: - 3 bedrooms - 2.5 bathrooms - Laundry faciliites - A kitchen/dining/living area - An outdoor patio with seating and a grill The garage is used for owner storage. Other things to note NO SMOKING, NO FIRES My home was about a mile away from one of the largest forest fires in Colorado history a few years ago, so we are a strict no-smoking property. No smoking inside, outside, and no outdoor fire pits (now illegal in Estes Park's vacation homes). Charcoal BBQs are banned; gas ones like ours are allowed. ROAD CONDITIONS Estes has a great plow team and our driveway will also be plowed during storms, but if there's a huge blizzard, they may not be plowed exactly when you need them to be. We cannot assist if you get stuck and we always recommend that people rent AWD or 4WD when visiting us from October to May. We are at 8,000 feet and this can be a snowy area! NONPAYING GUESTS Insurance forbids nonpaying/non-registered guests on the property. AIR CONDITIONER Like nearly every other home in town, there’s no A/C. Thankfully mountain air blows down from the high peaks and will cool down the place quickly in the evenings if you open the windows and turn on the fans. BEARS Do NOT leave food in your car! Bears frequent this area often and can break in! MINUT We use a Minut noise meter. It doesn't record audio, but instead monitors decibel levels, temperature and humidity. This is for the safety of guests & to protect the home. It also serves to warn us about parties & prevent noise complaints from neighbors. It's located on the ceiling of the hallway leading into the living room.
