The space Overlooking Lake Hartwell within a picturesque neighborhood with rolling hills and tree-lined streets is Happy Place at Lake Hartwell. Convenient to Greenville, Clemson, Athens and Atlanta, our house is perfect for family vacations, fishing trips and relaxation. Accessibility: The main level of the house offers a king bedroom with bath, kitchen, living area, and screened porch overlooking the lake. Access to the terrace level and second floor requires stairs. The panoramic views and deep water mean that the dock is accessed via a steep paved path and stairs. **Older adults may find the walk to and from the dock difficult.** Sunny days at Happy Place are spent boating, fishing, paddle boarding and kayaking, lounging, and visiting with friends and family on the screened porch and dock. When you are ready for a break, head inside to enjoy a movie, games, ping-pong or foosball in the large recreation room, or lounge on the covered porch. The fun starts at the spacious dock on 24 feet of water at full pool. There you will find a paddleboard and kayak to explore the lake. Spread over the aluminum and Brazilian hardwood dock are two hammocks, a covered area with a table and chairs, and two chaise lounge chairs. Boats can be tied to the cleats along the side of the dock or use the shorter 14 foot jet ski slip. Low-key nights are enjoyed watching the string lights on the dock sparkle as they reflect on the ripples of water. Inside the front door of this craftsman-styled house you will find the laundry room and a half bath. Also on the main floor is a spacious primary bedroom with a king size bed, and a private bath with double sinks. Just beyond the bedroom is the open great room with vaulted ceilings housing the fully equipped kitchen with granite countertops, eating area, and living area. The dining table seats seven with three additional seats at the adjacent kitchen peninsula. The living area features a new reclining sofa, loveseat, chair and 65 inch Roku TV. French doors lead from the great room to the screened porch overlooking the lake. The porch offers both dining and lounging areas. Upstairs you will find two additional spacious bedrooms, one with a queen bed and the other with twin beds. Both have small Roku TV's. These bedrooms share a full bath in the hallway. Take the steps off the main floor to the TERRACE LEVEL where you will find a LARGE RECREATION ROOM, bunk room and full bathroom. The movie-themed rec room offers a game area with foosball and table and chairs and a movie/lounge area with a leather sectional, 75 inch Roku TV and a PS4. The extra large TV is great for movies and sporting events. Beyond the rec room is a bunk room housing two sets of bunk beds and another lounge area with a futon and 50 inch Roku TV. Outside the rec room is a patio housing the gas grill and additional outdoor seating. Thoughtful touches abound throughout the property for your comfort and convenience including: real beds in bedrooms for all guests (no fold-out couches, futons or air mattresses included in the bed count), charging stations, high-speed internet with Mesh Wifi system, motion-sensing front door light so you don't arrive in the dark, path lighting to the dock, and straightforward Roku systems on all TV's. C & E Marine rents boats and jet skis and will deliver them to the nearby Tugaloo State Park Boat ramp. Harbor Light Marina also has a wide selection of boat rentals (1476 Harbor Light Marina Rd, Lavonia, GA 30553). It is about a 15-minute car or boat ride from the house. PETS: Unfortunately we are not able to accommodate pets. There are local vets and groomers who offer boarding and even a kennel operated on a 52 acre ranch in the county.
