Our gazebo, with its comfy lounge seating, soft mood lighting, and misters, is your sanctuary for kicking back. Our outdoor dining table, complete with misters, is ready for some leisurely al fresco meals, cooked up on our 9-burner commercial grill. We've even got extra outdoor fun covered with a five-hole putting green and cornhole games. Our place is a breeze to get around from. There is both onsite and street parking. You will access the property through an electronic key code-based front door, with the access code provided to you prior to your arrival. Free 940MB WiFi is available to you, with the details provided on the electronic wall concierge next to the kitchen. Pool heating is offered at all times during the non-summer months at an additional fee of $65/day, and must be coordinated 2 days prior to check-in day (as heating requires advance preparation). Monsoon season is June through September. While it is a beautiful and refreshing time of the year, it also brings its challenges, especially when it comes to maintaining our pool's cleanliness and safety. Heavy rainfall can introduce debris and contaminants into the pool, which is why we take extra precautions during this season. We have pool cleaning scheduled 2 times a week on Mondays and Thursdays. Please note that a refund due to the pool's condition during this season may not be possible. HOUSE RULES: Check-In and Check-Out: Check-in time is after 4:00 pm, and check-out time is before 11:00 am. Registered Guests Only: Only registered guests are permitted inside and outside the property unless you receive explicit permission. We have a maximum occupancy limit of 10 guests in total. No Parties: VRBO has strict guidelines prohibiting parties. Any violation of this rule may result in immediate eviction from the premises with no refund. No Smoking or Candles: Smoking, including vaping, and the use of lit candles are strictly prohibited on the property. Evidence of smoking in the home will result in a fine of $500, plus the cost of remediation to remove the smell. Quiet Hours: Quiet hours are observed from 10:00 pm to 8:00 am to ensure our neighbors can enjoy their homes without disturbance. Lock Up: When leaving the house, please ensure that all doors are locked securely. Property Use: The property cannot be used for purposes identified in the City of Phoenix Ordinance Section 10-195(c). TPT (Transient Lodging Tax): Our TPT number is 21434427, as required by local regulations. Liability: The owner shall not be liable and will be held harmless for any damage or injury to the guest, the guest's family, guests, invitees, or their respective property while staying at the rented property. Guest List: We require a guest list for each confirmed booking for security and safety purposes. Security Cameras: Please note that the property is monitored via Ring Cameras outside the entrance for your safety and security. Rental Agreements: Rental property agreements must be signed with a valid government-issued ID after the reservation has been confirmed. Failure to comply will result in the cancellation of the reservation without a refund. Property Condition: Guests agree to leave the premises and its contents in the same condition as found upon move-in, with normal wear and tear expected. Please do not remove the pool vacuum cleaner from the pool or tamper with any pool equipment (pump, heater, etc.). Any damage or equipment re-calibration will be charged to the guest. Trash: Our neighbors handle our waste bins for Trash Day on Tuesday and return them on Wednesday.
